It was a smooth process and Greg, my inspector, was awesome. He was VERY picky (which I love) and he pointed out things that I wouldn't have seen. Please do NOT purchase a home without getting your own inspection done (IMO). Greg was very professional, he came in with footies and he had the report done later that night filled the pictures, notes and suggestions. On August 1st, I was advised by my lender that I needed to obtain a Well water test of the home I…read morewas buying immediately. I began searching Google and calling many other companies. Buergelins Home Inspection popped up who services the area. I called and spoke to Joe. Apparent business owner. I explained I needed a water test for the home I was buying was needed urgently in order to close the purchase on the home on the August 15th, so I needed it done the week before. He did explain he was booked but then stated he can squeeze me in and obtain a sample on Saturday but being that lab was closed on weekends he would need to drop off sample at the lab on Monday for results my lender needed in 24hrs. I knew I should not have paid until results were returned. He did mention it's a 3-part test but that the lender only needed the first test that comes back in 24hrs because per his statement "I do FHA/VA loan tests 5 days a week" so I know what they need. This made me hire him because I trusted and believed in him. Before I hired him, I asked him in a text "Its guaranteed to get results on Tuesday which was 24hrs later and he replied yes." On Tuesday I had to reach out to him in the late afternoon because I have yet received results as promised. He replied and stated in a text results are satisfactory and then emailed it to me. I knew something was wrong with this test results because FHA rules are results have to computerized. The form he sent me was like a printout with handwriting and many scratch off mistakes very unprofessional. But I sent results to my lender in an email who then replied indicating these results were invalid for FHA. I advised Joe in a text he then replied that " He explained to me on the phone conversation the turnaround time for the first results would be 24hrs and never indicated second part would be 7-10 business days" because if he did, I would have not hired him since I needed results immediately. I was counting on the results that came in 24hrs. I was forced to hire a new company who literally kept their word, obtain samples and got results overnighted to me with what my lender needed so my home loan for the house could close on August 15th. It is August 16th now and I'm still waiting on Buergelins water test results. After I text him of my dissatisfaction and disappointment of the guarantee he replied to me indicating he did not mislead me when for sure he did also false advertised in order to gain my business and money. I requested a refund since his guarantee failed. He is refusing to do so. I lost $250. And now I feel I got scammed. I called lab and spoke to Lisa who indicated she did not know why Buergelins would say 7-10 business day when we get results no less then 14 days which would have been too late all from the beginning and Buergelins should have indicated this in our first phone call. A real professional business gave you guaranteed, and it's not satisfied, they would refund. *WARNING IF YOU HIRE Buergelins Home Inspections, DO NOT PAY UNTIL WATER RESULTS ARE RETURNED.

One was a sewer cleanout penetration in the foundation block that was left completely open, an obvious bulk-water path (daylight visible from crawlspace) which led to structural rot. The other defect was a large portion of the tall end of the attic where cardboard was used in place of sheathing, which now I have bugs, moisture, and repairs to deal with. After finding these issues I reached out to them. My experience with management after that was in my opinion, a case study in avoidance, blame-shifting, and zero accountability. On the phone I was told maybe it "washed out later," that things were "nearly completely obstructed," and that there was "garbage and shrubs blocking the view." None of those limitations were documented at the time of the inspection at those locations. Then came the kicker: they offered me a refund, but only on the condition that I sign a broad gag/confidentiality release that restricts honest public reviews and complaints. Of course I didn't accept that, I offered a narrow, non-gag release. They declined. This isn't about "finding every problem." It's about reporting obvious, visible defects or clearly stating specific access limits where you didn't/couldn't inspect at the time, not AFTER the fact. The company's posture felt smug, adversarial, defensive, and accountability-averse. If you value professionalism, accountability and transparency, consider this experience before choosing an inspector. My opinion: a professional inspection should either report visible, readily accessible defects or document specific limits where they could not. That didn't happen here. Their response with after-the-fact excuses and the insistence on a gag release felt smug and dismissive, not customer-focused. They got really creative with the colorful excuses, Brad (management I'm assuming) tried telling me that the sheathing was actually "underneath the cardboard", despite my pictures showing otherwise. He also said "we don't have our guys get involved in any of the mud in the crawlspaces". This was not a flooded or particularly muddy crawlspace. I heavily regret having gone with this company. I filed a chargeback with my bank. I'm happy to share photos and emails with anyone considering using them.

I researched a few different companies in the area and decided to go with Security Home Inspections. The office staff was very responsive and answered all my questions. From the price perspective they were not overly expensive, but weren't the cheapest either. What's also convenient, they do radon, infrared, and sewer cam (some other firms don't and you have to schedule multiple inspections with different people) and we actually uncovered some tree roots in the sewer line before closing, which helped us negotiate. Overall, our inspector was punctual, friendly, and thorough. He invited us to look at every issue he had found and explained how severe it was and what needed to be done in order to remediate it. Our report was done the next day and as a bonus we got the appliance recall subscription. All in all, I'm happy I went with Security Home Inspections and I feel more confident about our home purchase decision. I'd definitely recommend this company to anyone in the area.
