The apartment was still occupied by tenants who had their belongings out in the open (because it is their home, although they rent. Landlords seem to forget that). only 5 minutes into the showing, the 'landlord' was glued to her phone and ignoring potential tenants. Kind of like she said what she needed to say at first, then the quarter ran out of the jukebox. further, I watched people come in, BOLT to the bedrooms (without looking at the kitchen/living room) and say 'go go go' while rushing out the door. I'm more than positive that Kristin let people rob her tenants without checking who was there for the showing. several strangers had shown up in the time we were there and there's no way to keep track of everyone. this landlord should probably just go back to bartending. the entire experience was foreboding, and I recommend anyone to check out other reviews with similar experiences. seems to be a pattern.

It started with electrical outages here and there that were initially quickly resolved. When I re-signed my lease a year later it got a lot worse. In July whenever I would use my microwave it would trip the circuit and I had no access to the breaker. It took on 3 occasions 4-5 days to flip a breaker. Causing me to lose 100s in groceries. Essentially being without power for 3 weeks with a day or 2 in between outages. I was told that my microwave was defective and replaced it. The microwave was not the issue as these outages kept happening. They then replaced the breaker. I was told by someone on their maintenance team "This building needs to be rewired but they are too cheap to do it." These outages would come once a month sometimes twice. Eventually, they rewired it so that the lights in my bathroom and bedroom don't work but it would prevent my appliances from overloading the circuit. The furnace died this last December for a week. In one of the coldest weeks of the winter. This past week, the whole building has had no hot water and while fixing it a pipe burst causing my living room and the entrance way to the building to flood. I have requested some sort of relief to these situations that have cost me a lot of money. I couldn't even get an apology from the property manager. Don't rent from Wilco, they don't maintain their properties, don't care about their tenants and don't deserve your money. Save yourself money and headaches, and find a better option for your rental needs.

I think I get a great deal for my apartment and I'm very happy with it. The only reason I am not giving 5 stars is because every time I had to go into their office they make me wait far too long. They start making phone calls and dealing with other stuff before they handle the customers that are there in the office (even when I have an appointment!).

After reading the reviews on this website, I have a few things to say to people looking to rent in this building... 1. Rent will always be expensive when you're looking at apartments in prime areas of the city--east end, park ave, etc. I think that for the ability to have off street parking, a beautiful apartment, various amenities and the convenience to walk to work (for me), the choice was obvious to live here. 2. Upon move in, we did have a few concerns (a light was out, a few windows wouldn't lock, old junk from previous tenant) but a handyman came out later that week to fix what we needed. He was polite and respectful. My only problem with that was that no one alerted us that he was coming. He showed up at our door and almost came inside before we had a chance to get to the door! My question is, if we weren't there, would he have still come in? I am really not into the idea of landlords/handymen coming into my apartment without my knowledge/consent. 3. Yes, there is a laundry room but when it's $4.00 to wash/dry ONE load of laundry, it's more like a burden than an amenity. I ended up just taking my laundry to the nearest laundromat and saved myself almost a dollar per load. And I know what you guys are thinking but when you're a shopaholic as it is, I cannot even afford to my laundry here when I have so many loads to do. (More of a personal issue than a company issue) 4. I'm not sure where all this backlash towards management is coming from. My boyfriend and I looked at almost 6 different apartments under FCM. Sandra and Emma drove us around in Sandra's personal vehicle because it was raining which was so nice. I will say that their apartments outside of Chapel Hill do not even compare. If you are looking for semi-modern, don't even bother looking at any of their other buildings as you will be wasting your time. After we decided on the apartment, Sam, another FCM employee, worked tirelessly aside my boyfriend and I. She answered all of our questions and made sure that we understood everything before signing our name anywhere. She really personalized the experience for us and I'm really grateful because if it wasn't for her, we would've been in a smaller apartment but she helped us find a slightly bigger apartment that was still in our price range. 5. This might be unique to my building (or even my apartment) but the person above me LOVES to walk around her hardwood floored apartment in heels as she's getting ready at 6:45AM everyday. Maybe the walls could be more sound proof--or maybe she should get a rug or not wear shoes in her apartment. I have no idea but it's super annoying. 6. Bugs, bugs, and more bugs. Our apartment has a balcony and it's one of the main reasons we really wanted it. However, there are huge hedges right outside our door which makes it pretty much a hub for pests. Everyday, I put at least one silverfish outside and kill 2-3 ants. The door is horribly insulated which isn't too big of a problem as it's August, but I am not looking forward to the fall, when insects try to get inside to escape the cold. Not sure who does the landscaping but huge hedges and balconies with doors that aren't completely insulated are a real nightmare. All in all, I do love my apartment. I love the amount of natural light and from what I've seen, my neighbors are relatively decent people. I DO wish it accepted pets though.I was so sad that I couldn't bring my kitten especially when I would've paid extra to have her here. When I first started looking at apartments, I really didn't want to move into a building (Mostly because I was worried that #5 would happen) but I'm starting to enjoy it. My first apartment was in a house that was converted to apartments and I must say that I really enjoy living in a building. The main door is opened by a FOB which makes it easy to get in when I'm carrying groceries in but is also a great safety measure. Overall, I would recommend MY building, and my building ONLY to family and friends.

They have apartment…read morebuildings all over town from Monroe Ave to Henrietta to Park to everywhere in between, and my experience renting from them was overwhelmingly positive. I think a lot has changed, but when I was first moving in, their office was situation directly on Park. I met with the manager, went through a pretty seamless approval process, picked out my unit, and moved in within the next few weeks. My studio was *charming* and *adorable* (okay, small) but it truly checked all the boxes for a 20 something living on her own for the first time! It WAS actually larger than any other studio I looked at, super clean, the kitchen space was totally separated by a wall, and there was a really nice bed nook. I paid ~$600/month, though I am sure prices have gone up since then. I felt that price was super reasonable for the ease of calling maintenance (I would do just about anything to be able to "call maintenance" now that I am a homeowner. It me. I am "maintenance...") a nice parking lot onsite, and the LOCATION. Right on Meigs between East and Park. It was flawless. I look back on my time renting with Hawkeye with a lot of nostalgia and happiness. There were no issues upon move out. I received my security deposit in a timely manner and I don't think they ever even showed my unit while I was still living there. If you're looking for dependable properties that are well maintained, Hawkeye has some GEMS and you'll be in good hands!

Any problems are dealt with in a timely manner and the location manager is very friendly and courteous. We are literally down in a small valley and surrounded by sooo many trees! I went from waking up to seeing my former neighbor's roof to waking up now to seeing beautiful trees and the sky. The ONLY downside is that only a select few homes in this location have washer and dryer hook ups. They do not all have them and there is no laundry facility on site. There is a laundry mat around the corner so it's all good, but it would be convenient to have one on site.

Now with some life experience, and after this past summer opened up for me to move into a space to be able to have more independence with my children, I looked to Maison because they were familiar and from what I remember, decent. Maison has its moments. They are prompt sometimes, and other times not. If you are facing a hard financial time as myself and even dealing with eviction/housing court, they won't let up even if you have a case worker or social worker communicate with them on any assistance youve applied for. They have no issues tacking on the fees. (Nearly $500 for their attorney fees & for mailing paperwork... not caring the slightest of your financial hardship or situation). I'm in 14608 now. I had no issues in 2021-2022 as far as pests, infestations go. But the house that the unit was in always was dusty, lighting was dark, smelled like smoke (cigarettes, weed), some tenants would hang out on the porch of the house with questionable people who didn't live there, so that could get uncomfortable at times, dont think I ever saw anyone go and clean the laundry units there in the entire year I lived there, either... but they were free. This time around, this apartment building has had roaches, mice, the garbage outside is always scattered just attracting this type of activity. They will have Maison workers show up every now and then with no keys, (they expect you to let them in?) the exterminator, John, is great, but he has even said - because of the area... and the property's lack of responsibility... only so much he can do. Maintenance is decent, he came and fixed a light bulb, replaced some stuff on the stove/oven (that is still just old and needs to be replaced completely in my opinion), as well as my keypad. Usually in and out and will update you on the work. One thing that has appealed to me is how often they have housekeeping come by to clean the hallways, I've seen reviews complaining about issues in their rental spaces, but as far as I've known for the past 4 months at this unit, they have had workers come by pretty consistently to upkeep the hallways, work on open units, and repaint the walls. Now they just need people cleaning up the garbage outside consistently! Don't think they do much about their laundry either at this building. I had another tenant tell me he used it once and it made his clothes oily so he just goes to the laundromat now. At this building, not free like the other, $2 for washing & drying. Depending on where you do your clothes, could be bout the same prices or less. You pick your poison. As a single mom, with little help, it's easiest to stay close to home as much as possible. Their boiling system for heat is so inconsistent too. Never had issues from what I remember in 14607. My unit in 14607 was $685 when I first started living here and by the end of my lease it had jumped to around $715 ish (I think) from what I remember. My current unit is $895 in 14608. Maison is affordable. If you can't afford much, like myself, you kind of have to bite the bullet and expect for some things to be imperfect, but on the other hand, they are a business, and still need to act accordingly and keep up with their units and properties ensuring they are safe, healthy and fair for their tenants to live in despite how they feel about them. People, before profit, Maison. That being said, there is much room for improvement, but on the other hand, for their prices, and areas of the city you choose to live in, there are worse properties that won't even acknowledge your maintenance requests or emails. They at least do. They also consider relatively "low" credit scores. Mine was 650s I believe when I applied... and they consider I think as low as early 600s, which NOT many properties do. Also, yes. Their lease and application process is questionable in retrospect. (You pay $20 to apply which opens you up to view an apt you may not even like..., you're responsible for THEIR attorney fees if you fall on hard times and can't even pay rent..., etc.) Hope this helps.
