I agree, at first they were great. Then when I called they NEVER said there names, always rude and to get something fixed was horrible. We got screwed moving out. We lived in our rental for 3 years. I'd put a 0 star if I could this management company is absolutely terrible!!! They'll be super nice and polite when you first contact them to look at the property until you're in the property. Than as soon as you move in you have to call them 2 weeks straight to get a hold of them and on top of that if you need any type of repairs you might as well forget about them because they won't send anybody until you call them for another month or 2 straight nonstop. On top of that they won't fix any of the previous small repairs that was there before but they'll charge you as if it's your fault. Rented a farmhouse where the owner had cameras installed when they were living there before renting it out but they charged us for the camera holes drilled for them!!! I can honestly say I'm shocked by the reviews I have read. Not only is this property management reliable and professional; they truly care about the people they serve. I have been with them for three years now and I have never had any issues with getting help and quick service when I needed it. I have had two maintenance requests and each one at different times were within 24 hours. My last one was the same morning within 2 hours. I've dealt with both Anastasia & Rachel both past and present and have always been treated with respect. Lastly I will say that Business Manager Lorna is Heaven sent. Understanding Down to earth and personable. Not at all like the reviews I have read. If it weren't for her I'd be without a home and I couldn't thank her enough! Her response to me was that she's just doing her job. I would definitely recommend them to friends and family. You never meet the property manager and at check out (you don't see her either) when you get the go on how great the place looks and you will get your money back it doesn't happen. At least it did not with us. We rented for 1 year, paid our rent always on time, left on time, was told by the person inspecting that we would get all our money back. I had to call 6 weeks later, having not heard a thing to be told they would get right on it. Did not hear for another week, called again to be told they would have to check with accounting. Then finding out they deducted money to replace a filter for the air of which WE NEVER USED. I would have wanted to look at that filter. I feel it was very dishonest so BEWARE!!!! At first they were super then out of no where they were rude and un responsive. I was a great tenant they never had to come out for any repairs always paid my rent on time and when we moved out they turned rude and horrible to deal with. I have dealt with 3 management companies in Tulare and I would never recommend mid Valley to anyone!! I have yet to see my security deposit back and I cannot get any answers from any of the staff. If I could give no stars I would. Stay away from this company. They have terrible customer service and could care less about your deadline for moving. I submitted an application to them and then about a week or two later Anastasia called me to ask about an address that showed up on my credit report. She then told me that everything looked good so far. Then a few weeks went by and I didn't hear back from her again. Weeks later I called back because I had received an offer on another home and I wanted to know where I stood in terms of the property I applied for with MVPM. She told me to hold on for a second and then she transferred me to a voicemail. I then called back and she wouldn't answer the phone. I literally had to block my number for her to pick up again. I then explain my situation and her response was "I got you. I'll call you before I leave at the end of the day." She never called back so the next day I called her again. She then told me that she needed to speak to someone else and she would call me back...Again she never called back. Day 3 I call again and reexplain my situation and she said "I know what you're trying to do but it's not going to work. The own of the home has to approve you first and she has three other people who she's considering." At that point I said okay and I was done. Well it's been three weeks since that incident. I've moved into my new place through another company yet Anastasia had the nerve to call me and leave a message to let me know that I didn't get the property. I have no idea why she called because I told her weeks ago that I had another offer and because she couldn't help me weeks ago I was no longer interested. UNPROFESSIONAL! Never once received a response to my emailed application and supporting documentation. A simple acknowledgement is basic courtesy. Even more, the only updates on my application I did receive were following me calling them in which I was "greeted" by less than friendly staff and simply told they are busy and will get to my application when they have time. Never once received a phone call update from them but instead a letter indicating our application was incomplete (which it was NOT), lacking 2 months of income statements (which were provided in the application). Even more, we lived out of town and they wouldn't accept an electronic copy of our application so I had to overnight the application with cash (yep, because they wouldn't accept a personal check or payment over the phone). Seriously lacking customer service along with an outdated approach to property management. Proceed with caution and don't expect timely or kind communication. read more

I rented from them for 5 years on Cypress in Visalia for 5 years. From day one they were wonderful. I moved because the property I was renting sold and I went and bought a home. I have referred several people to Mid-Valley. When I first went to them I filled out my application, they approved me and from that day forward never a problem. Do not rent from these people unless you absolutely have to! If you don't trust me, read comments on Yahoo, Google, Yelp, etc. you'll see why... Prior to signing a lease with Mid-Valley Property Management I would have rated them 5 out of 5; they appeared to be nice and helpful, but little did I know... Before signing the lease we reviewed the prospective unit, afterwards we told the property management company that we were interested but that the unit was in dire need of a paint job and thorough cleaning; we also let them know of other items that needed attention such as: ceiling fans shaking, baseboards missing, garage gate broken, and OMG I can't express how bad paint was needed, plus many more concerns. The day I go in to sign the lease I was told that the unit had been painted and repairs made so I proceeded with the lease. While going over the lease they provided me with a move in/out checklist to note any damages that I didn't want to be held responsible for, and this needed to be turned in within a week. After signing the lease we went to the property to find that the property management company did nothing to repair or paint inside the property - needless to say I was disgusted. I completed the move in checklist VERY THOROUGHLY and when I went to turn said checklist in I was met with impoliteness and unprofessionalism. To my astonishment I was told to provide pictures and when I questioned the lady about her request, she rudely stated this was discussed during the lease signing. I told her I'll see what I can do and went home to review the lease and there isn't any mention of providing pictures. However, I did take many pictures and videos but these are strictly to cover my behind in the event this company tries to take my deposit - and from the reviews I have found that is exactly what it seems like they will TRY to do. I will cross that bridge when my lease is up, fortunately I only have a six month lease then I can get away from doing business with this corrupt business. read more

I've rented a house through this company a few years ago. I lived in that home for 2 1/2 years. When I moved out they charged me for any little thing. I had dogs and they did destroy the carpet so I was aware that I would have to pay for the replacement of new carpet. I had blinds that were dusty, they charged me for brand new ones when the blinds itself was not damaged because they said it was cheaper to replace than to clean. Are you kidding me? It's dust it can be cleaned in 5mins. They charged me for new light bulbs in every light socket in every room of the house when not one light bulb was burnt out when I moved out and legally I'm not responsible because that's part of maintenance regular upkeep of the house that they are responsible for. They charged me for a broken counter in the bathroom that was already broken and I mentioned in the move-in checklist sign off. They charged me for a patio light fixture that was never there. They will charge you for any little thing they could think of. By law you're entitled to a copy of all receipts and must be pro rated for anything they replaced based on the lifetime of that item. By law if they're found guilty of any wrongfull charge they can be required to pay back my full deposit plus double the charges for not acting in good faith as defined by California Rental Laws. That being said I wrote a thorough letter explaining my dispute and request for receipts because all they gave me was itemized deductions which as far as I know were made up costs and requested a response from them in 10 days than certified mailed it. I never got a response so I filed a law suit for acting in bad faith. In mediation for the case they kept mention how damaged the carpet was I told them I'm not arguing that it needed to be replaced, I want my receipts to prove the cost, and proof of age of the old carpet to prove it was pro rated correctly. They kept saying the receipt was included, where? They literally only wrote on the paper how much they deducted it for. I argued about the replacement of the blinds and they kept saying it was cheaper to replace. I told them cool, that's you're argument I lived there for 2 1/2 years why are you charging full price for blinds and not pro rate it? I told them I wanted all charges to be removed with the exception of the pro rated carpet. Initially the manager was like nope I guess we'll just see the judge than. I told them cool you failed to provide me receipts that I'm entitled to, you failed to pro rate me the cost of blinds, you're charging me for damages already done, and you're charging me for light bulbs that weren't burned out and are your responsibility which shows bad faith. By doing so I'm entitled to my full deposit and double your charges. Her lawyer pulled her to the side came back and said they would settle for my request. I should've told them I changed my mind and went with the law suit because there was a very good chance I would have won and who knows if that pro rated price was correct considering all other things were incorrect. I highly recommend mid Valley property management. They went over and above for us. We had a years lease and had to move 6 months earlier than thought. They worked hard for us to find a new tenant. They were helpful in getting me out of my lease early but where not clear on charges for move out fee's. I asked before moving out if I needed to do anything so I would not be charged extra i.e clean carpets, but in the end I still got charged. Was in home for only 3 months, hardly ever home and carpets were spotless. No stains of any sorts but I was still charged $245 dollars for them to be cleaned. On top of the $245 I was also charged $340 dollars to clean a house that was near spotless. Yes I left a few things behind, but toilets, showers, floors etc where all cleaned. Prop management reasoning for the $340 was because they sent 2 people out there to clean. So I was charged 15 man hours instead of what it actually took them to clean. Along with those high fee's they charged me for batteries, toilet seats (they were brand new already) and air condition filter (1 year service was just done). When all said and done my $1595 deposit was cut in half! It's unfortunate that they manage so many different properties as I personally would not like to do business with them again. Only good thing about them was they were helpful in getting me out of my lease, other then that customer service was not good. Lady had an attitude and when I called about fee's she said there is nothing I can do. If renting from them or moving out from one of their units be sure to know first hand what you will be charged so you are not blind sided like I was. read more

Go someplace else! These people are rude and dishonest! They are only nice until you actually rent from them and then it is impossible to get them to come out and repair anything. After 3 and a half years of renting from these people and being treated like crap we were more than done. After multiple attempts of trying to get them to come out and repair the back fence and the sprinklers my husband just did it himself. It was a constant battle to get them to come and mow the front yard which was in our contract that they would do. On our final walk through the lady walked into our house without so much as a Hello and began making rude comments about the house which we left in better shape than when we rented it. If I could give them zero stars I would. These are the most unprofessional and unresponsive people I've ever met. When you turn in your application they say they will get back to you in "a couple of days" but it's a lie. I waited 3 weeks for them to give me and answer. I called almost every other day and it was always an excuse! Until the last call a couple of days ago they finally grew the balls to tell me they accepted someone else's application which is fine but for them to keep stringing me out and lying to me is bullshit. They told me the day I put in my application that I was the first to put in an application for that residence and that they wouldn't accept any more until they gave me an answer.
