They were either not responsive…read moreenough, would have a high turnover of people in charge (so you would know know who to communicate with), never followed with the list of preventative maintenance requests, would do nothing on optimizing rental income, or would be way too expensive (sometimes, all of the above). Hiring Longview Properties lowered by stress, and increased my confidence in being a landlord. They own their own properties, so they understand what's important to both, the landlord, as well as a tenants. They are easy to communicate with, and they know the tenants by name (they are not just another unit number). Most impressive though is that they put themselves in your shoes, and do what you would want to have done - one example, when driving by the property on a weekend, of a fall afternoon, I saw Mike (the owner of Longview Properties) blowing leaves - when I asked him what he was doing, his response was that he would not spend $600 for 30 minutes of landscaping work, regardless of it was his property on mine. It's that level of customer service that it's extremely rare to find anywhere else.

When residents report active plumbing emergencies or file court motions against management, property staff actively ignore emergency lines, dismiss active water leaks as "non-emergencies," and refuse basic repairs to penalize tenants ahead of scheduled court proceedings. Key Issues & Incidents: 1. Active Retaliation & Maintenance Refusals Ahead of August 11 Court Hearing Ignored Plumbing Emergencies & Refusal of Service: Management is actively refusing essential repairs in retaliatory response to an ongoing court case (scheduled for August 11). Bathroom Sink Failure & Flooding: After four years of living in the unit, the bathroom sink handle completely detached, rendering the water impossible to shut off. For over a month, I have been forced to manually manipulate the exposed mechanism by hand to control the water flow. Dishwasher Malfunctions: The dishwasher continuously floods standing water at the bottom and fails to release detergent pods during cycles. Office Dismissal & Emergency Line Ghosting: When reported, Judy from the leasing office dismissively claimed that an uncontrollable water flow and broken sink handle were "not an emergency" and instructed me to call the emergency maintenance line. A voicemail was left on the emergency line last week, yet management has completely failed to respond or dispatch help. 2. Presumption of Retaliation & Pretextual Eviction Actions Retaliation for Code Enforcement: After months of management ignoring falling ceiling debris and structural hazards, formal complaints to the Quincy Health Department resulted in city inspectors citing Faxon Commons for State Sanitary Code violations. Retaliation for Legal Motions & Rent Withholding: Following formal requests for reasonable accommodations (M.G.L. c. 151B) for a disabled veteran, 50% rent abatement demands, and lawful rent withholding (M.G.L. c. 239, § 8A), Faxon Commons retaliated within 30 days by initiating a pretextual eviction action--violating state anti-retaliation laws (M.G.L. c. 239, § 2A). 3. Structural Hazards: Ceiling & Balcony Deterioration Untouched Structural Damage: Falling ceiling debris left particulate matter inside the apartment for over six months, remaining untouched until health citations forced action. Exposure caused recurring eye rashes and skin irritation requiring VA-prescribed treatment. Surface Cosmetics Over Safety: Management prioritized loud, disruptive exterior construction and lobby remodeling over resolving active interior leaks and falling drywall. 4. Toxic Fumes & Maintenance/Contractor Misconduct Chemical Fume Exposure: Contractors conducted ceiling priming with all windows sealed shut, flooding the apartment with heavy chemical fumes that caused severe throat burning and caused my pet cat to vomit repeatedly. Contractor Misconduct: Unvetted contractors entered unannounced to use the private bathroom, spent hours hanging out on FaceTime, displayed open hostility when asked about timelines, and angrily threw tools into vehicles before storming off. Lock Failures: Negligent repair work left front door locks jammed/stuck, physically trapping me inside my apartment, while main lobby buzzers remained broken for days. 5. Staff Misconduct, Disrespect & Systemic Stigma Move-In Disrespect & Prejudiced Culture: Staff mocked me over the phone on move-in day, leaving us with soaked carpets upon arrival. Management consistently displays a condescending attitude toward housing tenants who speak up. Privacy Breaches & Mismanagement: Staff handed over an exposed refund check without an envelope, displaying my full legal name, home address, and financial data in public view. During an off-site hotel displacement for repairs, management failed to oversee the stay, leading to an unwarranted police removal without staff intervention or advocacy. 6. Pest Infestations & Common Area Biohazards Unaddressed Infestations: Persistent roach infestations were met with dismissive excuses from pest control, while maintenance brushed off mice invading from hallway closets by claiming "they just like to play". Unsanitary Common Areas: Hallways and stairwells regularly contained urine, feces, bodily fluids, and discarded needles. On-site laundry facilities were perpetually broken, dirty, and contaminated with pet hair and waste. 7. Safety Deficiencies & Harassment Unaddressed Predatory Intimidation: Management ignored reports of male residents engaging in predatory behavior and staring down female residents in common areas. That is to say if you want a dedicated, intelligent, highly experienced broker with deep integrity and a super kind heart. I first met Hillary about 7 years ago, just a month after my mom had passed. My mom had left me her two family home in the Wollaston section of Quincy. I live in NYC, and everyone & anyone around me at the time strongly advised that I sell the house. When I met with Hillary during this time period, I had expected her to advise the same. From my previous experience in the real estate business, I'm aware that a sale is a lucrative and desire commodity; certainly over the rental market. Much to my surprise, Hillary suggested that I keep the property as an investment, and rent out the two units. I intuitively trusted her expertise; and most importantly, her humanity (not necessarily a common trait in business). I took her advice, and in just over six years, my house DOUBLED in value. When I was recently ready to sell, Hillary was (& is) the only agent in the business that I would consider working with. Unsurprisingly, Hillary brokered an accepted offer in less than two weeks, for TOP market value; and we closed in less than one month. Due primarily to Hillary's diligence, determination to make a deal advantageous for both parties, and her warm & gracious style.; the entire deal went smoothly from the first day to the closing. My only regret is that I don't own a another home in Boston, just for the fun and ease of working with Hillary all over again-:) Additionally, ALL of folks that Hillary collaborates with to make a selling a home successful transaction (including lawyers, contractors, etc) are reliable, dependable, and honest. Deciding when or if to put a home on the market can be a stressful proposition. However, if you're lucky enough to have Hillary Birch selling your property, you will be in the very best of hands. She was literally the best to work with and she was super kind while doing so. Cannot recommend Hillary enough!
