Aram and Jaime were both grossly unprofessional and rude when I called to complain about our furnace not working (it's currently 30° outside and 36° inside our home) and to complain about them raising our rent RETROACTIVELY (for two months) and Aram told me they will proceed with eviction proceedings, claiming we were late on paying rent. We've lived here for over a year and have NEVER been late paying rent and the past few months have been no exception to this. I contacted the OWNER of the property and he assured me that we will NOT be evicted and he agreed that Aram and Jaime were very unprofessional. If you want threats of eviction for making a complaint, these might be the folks for you. If not, you might want to look elsewhere. We are absolutely going to be filing suit against this slumlord management company. Their ONE STAR rating on Yelp speaks for itself. When was the last time you saw a ONE STAR review for ANY business?! I don't think I've ever seen that until now.

There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

The house was advertised to be noise-proof but I can hear the neighbor's conversations. Not to mention the sounds of their dog walking around the house. It's not the neighbor's fault-- they are just living their lives. But wow, I have lived under at least 5 different housing management teams before and it has never been this bad. Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.

I'm a fan of old buildings turned into units- think crown molding, original heavy oak doors, etc., and this company seems to have the pick of the litter in Grandview. Comparatively speaking, I believe that KRG takes much better pride in their properties and overall aesthetic in terms of maintaining grounds, etc. Myers doesn't do a BAD job necessarily, but could certainly do more. Also, unlike KRG, they seem to be a bit less organized. On the plus side, they are very friendly and generally very helpful. They have just changed the payment policy though and now you have to mail your payments to Cleveland instead of dropping them off locally. Only a minor headache.

My condo complex pays them to…read moremanage but whenever there's an update, they rely on the residents to monitor the work and refuse to accept any responsibility for scheduling, monitoring, and basically doing anything except taking our dues. In the most recent example, I was forced to schedule and be home for a city water meter update on the building because my unit is closest to the meter, even though the work being done applied to the entire building. Myers says it's my responsibility as the homeowner even though I do not own the area where the update occurred. It's the property's. They are the property management. If they are not actually managing the property, what are we paying them for? This review says "service requested" but they will not respond as they say that it's not their fault the city needs to update. Since I said they were obtuse in thinking my problem is with the city water, they said I am name-calling and they will not reply further. If you feel like being ignored, purposely being misunderstood, doing the work of the property manager for free, and throwing away your money, by all means go with Myers.

I had to update my review because my experience was worse than previously described…read more I moved into a unit in Hilliard, Ohio in late August, 2015. Fact: There was a small black spot in our closet when we moved in that had become increasingly larger over time. Result: It was a slow leak from the bathroom. Maintenance opened the ceiling to reveal black mold. He "cut it off" and sprayed bleach on it. Peep the photo on yelp. Fact: Our upstairs toilet is (and has been) faulty. Result: Maintenance used a bread twisty tie to make a repair for one of the many service orders. We had to flush it 3-4 times each time we used it and It was eventually replaced 6 months later. Fact: We had bees (in addition to all the other bugs) and Panzera's maintenance used home defense spray. I questioned their methods, but they insisted the spray would work. Result: After our family friend (a PROFESSIONAL maintenance tech) took a look at the dozens of bees that were dying, he confirmed it was a live bee hive. I wrote "I still have bees" on next months rent check and they reluctantly sent a professional. Fact: Our furnace was unusually loud and rattled a lot. Heat wasn't thorough. We had to turn it WAY up to get moderate warmth. Result: It needed to be replaced, it was 30 years old. It took 12 hours for the repair and we weren't offered that timeframe upfront. I have a small child and had to unexpectedly remove her from the home due to the below freezing temperatures that day. AND...the HVAC rep stayed it died out because we had the heat too high. Fact: We had mushrooms, growing out of the carpet in April of 2016. Yes, mushrooms. Result: Maintenance "plucked them" and sprayed bleach on the spot. Maintenance touched the drywall around them and it was mushy. He confirmed there was a leak/moisture and adjusted the dirt outside in hopes that the water wouldn't come in so much! (Yes, smh...) Note: MUSHROOMS HAVE GROWN BACK IN THE SAME EXACT SPOT FEBRUARY 2017. Understandably, I was frustrated and contacted Panzera. They nonchalantly created work orders! I advised David Panzera about how unreal my experience has been and expressed a perceived lack of ownership because of reoccurring issues, poor maintenance decisions and no empathy, compassion or compensation. I don't think they care, at all. His reply was everything I expected. He said if I disagree, move out...with notice of course. Without sending me an email, certified letter, or phone call, David Panera sold my belongings at auction. The Ohio Revised Code states that notice must be in the local paper for two weeks. These folks smoke cigarettes, pee on the floor, and leave their trash everywhere. Despite many complaints from residents, Capitol Equities does nothing except encourage us to continue calling the police. Why not put a lock on the lobby door instead? * The roof of our building was leaking in four different places outside our condo door. We were getting rained on inside our residence. I had to complain regularly for two months before they finally fixed it. Well, mostly - it is still leaking but at least it isn't as bad. * The gates to our parking lot consistently don't close. This leads to car break-ins, which are a very regular occurrence here. Additionally, we recently had someone park in our parking spot and despite multiple calls to the "after hours" number, we had to eventually pay to park somewhere else because no one would respond to us and we don't know the number to have illegally parked cars towed. This property management company is not very good at managing property. I highly encourage you to consider living somewhere else.

I moved into my first apartment at the end of last year with Lykens Companies and it was everything I expected and more out of an organization. They had ample properties to view in various price ranges and every property was up to date with the latest trends in home decor - even the apartments that were more affordable. The service I received was outstanding. They worked with me beyond their hours of operations to view all properties I was interested in. Even throughout my year lease, their response time was more than sufficient - often responding within a few hours to any questions or concerns I had. You can find great properties all over Columbus - but it is extremely hard to find great properties with a GREAT rental company that genuinely cares about your interests, needs, and wants. My maintenance requests were always completed within one business day no matter what level of request they were submitted as. I worked mainly with Trena and have nothing but positive things to say bout her. When she was unavailable, Nicole Fuller also helped me and I experienced the same level of detailed care from both parties. A HUGE thank you to Lykens Companies for making my first apartment experience a great one. I would recommend anyone to rent with Lykens.

They require that you be prepared to let strangers into Your home throughout the day, from 9 a.m. to 5 p.m. According to a letter from their representative, these conditions apply to All tenants who rent an apartment from them. This is happening even though there are vacant apartments in your building. Their private $25 parking lot near the building is not properly lit and is unsafe, so my car was broken into and robbed by thieves. Due to the building's location and the nature of the walls, it's constantly cold in the winter and constantly hot in the summer. As a result, the air conditioner runs constantly, drying out the air in winter and wasting electricity in summer. The neighbors' air conditioner roars like a tractor, which can be heard perfectly clearly from absolutely anywhere in your apartment.
