We went on a tour here and the place looked decent. Some dog pee & trash like others have mentioned but nothing crazy until it came to the leasing documents. We ended up going with a different apartment complex because the interaction felt very shady and didn't sit well with us. After reading some of these reviews I'm glad we didn't settle here. During the tour we spoke about when we expected to move in and we intended to be long term tenants. We were very transparent of our timeline and needs. The red flag was they sent over a document that said "month to month" I asked for it to be corrected before we signed. No way would we sign a month to month document. They returned a new document with "11 months and four days" Insane. Never heard of a lease term that short. The apartment was not available until February 9th and we were needing to move in end of February prior to march 1st. If we selected even the last day of February they would count the whole month in the lease terms. They could not even rent out the apartment for the full month of February so to include it as a whole month made no sense. To top it off rent was predicted to go up minimum 10% (that was spoken to us during the tour). When we brought this up that with the 11 month lease, it would end right after the holidays and the unit would go up a minimum of $500 per month - which makes it's hard to be comfortable in the unit. Their response "well each company can set their own rules" and "we never sent a contract with month to month" so gaslight us? None of this would have been caught if we didn't notice the month to month error. Overall, an unsettling interaction and we're glad we trusted our intuition. read more

The speakers volume in the gym is very load since 90% of residents who use the gym wear their own personal ear buds, musics being load causes the residents to hear 2 sets of music that is very ANNOYING. I'm a long time resident at metropolis and the music has never been so loaf in there, when I asked the office to turn it down a bit they said that they can only lower it to what the corporate has determined. Having load music in the gym is a thing of the past when there were no ear buds and users listened to area music while working out. I realize some users may have asked to turn the music up in the past but that is for group work out and it's not sponsored by metropolis... So the corporate decision to set the Low speaker volume this loud is actually bothering 90% of users for the sake of the 10% who may not wear an ear buds, this is not right and unfair. If you compare the diaphragms on the 7-8 ceiling speakers to the little diaphragms on the ear buds you may realize that the ceiling speakers can easily overwhelm the ear buds, you're forcing the users to turn their ear buds volume so load to compensate and are hurt their hearing... Maybe someone from corporate should wear an ear bud with music on and then set the loudness level, or develop some common sense... read more

Last week we had appointments for tour at 10am and we had reached at 10:10 am when the guy wanted to start the tour and show the property she was super RUDE ! her name is Cheryle Lapitan and she is one of the Rudest person that we have ever met!!!!! She said you came late and I don't have time to show you all the parts and you go trough our site and check other parts!!!!!!! Because I don't have time for you....!!!!!!! It was really disappointed and we were shocked!!! I don't know how the manager let the staff to treat with the customer like this!??? Units are handed over in disgusting condition. While touring units I saw thick dust & dog hair on ceiling cans, water & mildew filled washing machines, construction trash stuck on the exterior of the building (overhangs & balcony railings), thick hard water build up & mildew in showers, paint on carpet, patched holes in walls that hadn't been painted over, broken doors, dented appliances, stove tops that had been caught on fire, finger prints & smudged inside the fridge, paint on window treatments and walls that hadn't been repainted since the apartment was built. The entire property smells like dog urine, it's surrounding the building, in the halls & elevators. It's extremely noisy with the highway & airport nearby. There are cockroaches & rodents because it's an industrial area. The warehouses nearby have trucks idling outside apartments 24/7. Paint chips are inside the air vents & blow throughout apartment units!!! Apartment 2337 is really bad. This is toxic & management is well aware of the mishap that occurred when pairing the unit! The painters sprayed textured on the walls but were too inexperienced to cover the vents. Now tenants are being poisoned by microscopic paint chips in the air! This is very dangerous to small children & animals!!! My penthouse unit was so poorly painted that wall color was on the ceiling & ceiling paint on the walls, patches that hadn't been painted over at all, paint on window treatments & windows. Not to mention the dozen cracks I had to tell them multiple times to fix. They actually painted over a crack I had pointed out instead of patching it first & then painting it. Truly the definition of lazy. It took the painters 5+ touch ups & several months of me living here to get them to finish painting the apartment. I asked them 3 times in writing to finish the painting before I moved in but they refuse to work with vendors in Orange County that are able to get tasks done in a reasonable amount of time. Management only uses vendors in Carlsbad (where the property manager lives). It took several months for window treatments to be installed, I had to complain everyday for months to have it done. The unit next door to mine could see directly into my apartment at night & could watch me sleep! When I asked about it I was told "oh, we just wait for the tenant to request window treatments.". They constantly choose to wait until enough people complain about something to change or fix it instead of being proactive & considerate. My patio door never sealed shut so I could constantly hear the 405 freeway & airplanes. It took months for them to do a half done, ugly, patchwork job. It took 3 months with weekly reminders from me to get it done. Everything here is done CHEAP! They refuse to work with unions, they take advantage of immigrants & cheap labor at every opportunity. Their policies regarding lease renewals are unreasonable & force tenants out for new ones every year. You're not told when moving in that you're only given the option for a 12 month lease renewal. Everywhere else will give you 12, 13, 14, up to 16 or 18 month lease renewals & often at a lower rate for a longer term. Some places in the area will let you pay for years in advance at a fixed rate, not here. You're also charged outrageous fees for water & trash with no details to what you're actually paying for. There is always a $3 fee to make this $50-80 per month payment. The websites used to pay rent & utilities look fake & like a scam. It's nothing like the professional system other properties in the area have. Management comes off as hostile & unwilling to do anything to maintain the property. I regret moving into such a poorly maintained property. They take great joy in telling people they're not approved. I had to submit additional information & when I was approved no one told me. Management say things like "I love my job". Well just because you love doing something doesn't mean you're any good at it. The photos speak for themselves. read more

We love it here. We've been at Metropolis about 3 months now. Apartment hunting is exhausting and frustrating but Eloise at the leasing office was so incredible and made sure we got into our amazing unit when our first choice apartment fell through as the current tenant didn't want to leave. Overall this place is fantastic. Amenities are great, sometimes crowded but still plenty of availability. Property is pretty well maintained and so far not a peep from the neighbors. I do wish there was a small grass area for dogs but there's grass across the street. We are so happy we moved in to these amazing apartments read more

The apartment overall is very spacious and the layout is ideal in comparison to nearby apartments communities, unfortunately it seems as if the Metropolis community is not fully dedicated to addressing issues that residents bring to their attention. I've recently been experiencing a noisy neighbor above me. I've tried to bring this to management's attention and instead of communicating my concerns to the resident, they informed me they need to verify the noise. It is very inconvenient and frustrating to have to pinpoint when noise occurs, call the office and have them come into my apartment, during covid to listen for noise. I have meetings throughout the day and I am on Zoom calls. Also, alot of noise occurs outside of the normal office hours and because of this, I am unable to have them verify it. I don't believe courtesy call to neighbors is too much to ask. Essentially the community is saying I am incompetent and unable to distinguish noise above vs on the side of me (I have a corner unit with only one side neighbors). I've been advised to inform the courtesy patrol, but nothing had come of this. I still hear excessive noise and banging throughout the evening and early in the morning (most recently this morning at 6:15am). Perhaps the most irritating experience is that the neighbor above me allows their dog to urinate on their patio and unfortunately the urine drips down to my patio. I've placed maintenance work orders and called the office about this multiple times. It took almost a month for somebody to get back to me and I had to inform them of a formal complaint that was going to be filed. This is unsanitary and disgusting. After weeks of waiting I was able to have it cleaned up and management contacted me about this. I was informed due to privacy issues they could not confirm they addressed my concern to the resident above. Tonight I went back in my patio and I see urine again. At this point I have to believe Metropolis has failed to communicate my concern and is unwilling to resolve my issue. I am overall impressed with the apartment layout and size, but I am very disappointed at how Metropolis has handled concerns. I don't typically leave reviews, but considering this issue has been expressed since January and I am still experiencing urine in my patio, I feel I've given ample time. read more

If you're thinking of renting here, don't. If you're looking to renew, don't. Even Irvine Company would be better than Garden Communities. Metropolis and Elements don't care about their residents and don't address our concerns. One Jacuzzi has algae growing in it for over a year. Other jacuzzi is cold, probably on purpose. There are also broken tiles near the pool that are a huge safety hazard. Management has had over a year to fix these but chooses not to and just makes up excuses. Also Elements stopped lock service so if you lock yourself out you're on your own...but if you have a water leak they'll come right out to make sure their property doesn't get mold..hmm..interesting... Kind of shows where management's priorities are at...and it's not in the interest of serving their residents' best interests, just their own. This is absolutely ridiculous, especially for the price being paid. Go rent somewhere else, anywhere else. read more

The maintenance guys cut my meeting multiple times during weekdays and create tuns of noise， and they said the maintenance is going to last for 25 days, without voluntarily providing a guest suite. After I bring up a lawyer friend and talk to the assistant manager, they agree to provide a guest suit, but still refuse to reimburse the electric charge during the maintenance which I am not sure what that is gonna cost. Nothing was off on the appearance for the maintenance, not sure why they say the bathroom is leaking, and I had to go to the gym to take a shower for five days already. read more

Moved in right after it opened, and also lived here for 2 years. Just recently moved out of the community. Metropolis was successful with their take on modern design. Plus it is hard to find any community that offers balconies without charging a arm and leg. Rent is also decent for Irvine. The amenities are pretty nice as well. Bowling alley, game room, salt water pool, Skybell, nest and nice gym. I give the community 3 stars because of the noise and parking. The walls are thin..... Even on carpet floors it sounded as if the upstairs neighbors were stomping when they walked. I became more personal with the upstairs neighbors and we found a decent balance. Yet it was always loud.... The parking structure is horribly designed. As soon as you go through the gate you had to make a sharp right turn. Constantly avoided getting hit from residents leaving the structure. Cars were also parked constantly in a clearly marked "fire lane" blocking the entrance to the community. read more

A simple maintenance request turned into a great experience thanks to Anthony. Typically the maintenance crew at apartment homes just perform the request and move on but Anthony went above and beyond to make sure I understood the issue and taught me how to prevent it in the future. We moved in to Metropolis a few months back. All the amenities are great and we get a lot of use out of them. The location has be awesome as it is is close to my wife and my work, as well as very convenient to restaurants and shopping. There have been a few cleanliness issues we have noticed in the common areas, most notably this morning when I woke up to go down to my car. Right next to the elevator someone vomited and That caused the whole hallway to smell like vomit. I stopped by the office to let them know and figured it would be handled immediately. An hour later it was still not cleaned up and the hallway smell is worse. I understand that there are not tons of maintenance people here on Sundays and they also have many other important tasks, but this cleanliness issue should have been taken care of ASAP in my opinion. read more

Very poor Management Experience at Metropolis! I recently had an unfortunate experience with the management at Metropolis. Despite their review responses stating that "they do their best to resolve issues" or "they are fostering an exceptional living environment," or " they act like they are addressing issues" they do everything but those! What they excel at is collecting money, adhering to their poor processes, and not being willing to fix issues or improve even when you explain how terrible they are with clear examples. They don't even attempt to contact you or follow up on what steps they are taking for improvement. I am very surprised by the Garden Community corporate that, to my knowledge, they have never run a survey to ask about the performance of the leasing office management from the tenants, with whom we interact all the time. Is this how you show you value your tenants and customers and hear their voice? No survey and no response to their feedback? Here is the specific issues I encountered: The building structure is made out of wood! Despite its poor quality, when I came for a tour and asked about the noise level between units, I was told, "Well, here is made out of wood, so you should expect some noise, especially when walking between units, depending on your neighbors." Okay, that is understandable but terrible! Is this building even safe?! Recently, I received notices alleging that I was making noise because my TV was on after 10 pm, albeit at a very low volume. You could barely hear it in the hallway unless you were right by the door! When I asked the security if they had checked to confirm the noise at the reporting unit, they said they hadn't. I inquired about how they confirmed the noise, and was informed that they stand behind my door and listen for any noise, such as TV, talking, or laughing, in my unit. So technically their process says after 10pm you are not allowed to do any of these!!! My neighbor bang to the ceiling all the time when I walk, even when the TV is off! When I told leasing office, they said let us know about it but we cannot verify that! LOL Then why should i waste my time reporting! It's obviously your poor building quality! I escalated this flawed process to the leasing office multiple times, emphasizing that they must first verify the legitimacy of the complaint by asking and visiting the reporting unit. They should determine if the noise level violates HOA regulations or not. However, I was informed that I was being noisy simply because I walked in my unit. While it's true that I walked in my unit, I don't believe it violates any HOA regulations and they falsely claim my TV was making noise because their process is so bad! In short, they listen behind your door to check if the TV is on without verifying the complaint with the reporting unit. Was that a complaint because of me walking in my unit or TV noise? They had no clue! Are you asking me to not walk in my unit after 10pm! To not talk and laugh normally?! Are you coming behind units to listen what people say or do? Any privacy you consider for tenants with your terrible process! This is a terrible mishandling of the case. (Moral of story! if you are above 180lb you can't walk after 10pm! or at least keep your TV off so security cannot verify the claim by coming behind your door! Oh btw, you cannot laugh either! LOL)! Terrible! I will post more about all the issues at Metropolis and hope those help you to find the right apartment. read more

They've been answering all my questions (as new residents we've got confused sometimes) and they were so patient. Yesterday I had a problem in the kitchen, didn't think Maintenance staff would solve my problem today, on a Sunday!!!! Michael and Allan came to save us so we could use our new kitchen and I loved that they showed up in a mask, as safety is number one right now. I lived here for 18 months and had an average experience. The amenities were great and the living space was nice. My neighbor upstairs was horrible because they had two young kids that would jump and run around the apartment all throughout the day. No matter how many times I complained, they continued to run amok. When they would finally came up to evaluate the noise issue, the kids would stop. After banging on the ceiling a few times finally gave them a hint. Anyway, I have been out of the apartment now for two years, and now they are coming after me for three days of rent for turning my keys in late while I had Covid. The leasing agent I spoke with said it was ok to turn them in when I was no longer testing positive. Apparently that isn't the case as they are trying to come after me for the balance of the rent. After reading some of the reviews I agree that their tenants do not come first. I would recommend this place for the amenities, but if you have issues, don't expect to get any assistance in a timely manner. If you are going to live in Irvine, I would recommend the Irvine Company. They may be strict, but at least they are fair. read more

Every single week there is a problem and once again I will probably play phone tag with them because they are too busy to take my call, they are working with other files right now or they will call me back later to look into it. The things this complex does is ridiculous. Also they saw my Yelp review and replied on here publicly, but did not reach out to me via phone or email which they have on file. Also, note walls are paper thin. We can hear everything our neighbors are doing and we can hear everyone's conversations as they pass our doorway. Terrible soundproofing. We are on the second floor and we can't open our windows for fresh air because it smells of dog urine and feces. If you walk to any of the potted areas you will smell it for yourself. read more

Update 4 months here plus quarantine. There has been zero communication from Garden Communities regarding any plan to reopen any of the amenities since their last update early March. Meanwhile tenants receive weekly emails on the complex's smoke-free policy (I still see people smoke right outside of fire exits every night). For three months there have not been any updates on what they are doing to reopen. I see people cleaning the pool, I see them moving things around in the gym but nothing that actually communicates to paying residents of any updates they have regarding amenities. I've received more emails about no smoking and proper trash disposal than I have of anything else Other complexes around have credited their residents for not having their amenities open. As of 6/9 the county has been given a green light to open up pools and gyms. Private gyms have been open for a month now and there has been absolutely no update from Metropolis about theirs. I've spoken with other residents who live here and some are annoyed--others have also sent emails in. No response. read more

I have been living in Irvine off and on for over 30 years. I have lived in eight different apartment communities (including two others in the Yelp top five) and visited countless others. I can say without hesitation that Metropolis is hands down the finest apartment complex I have ever lived in. The apartment amenities are everything you would expect in a luxury apartment complex and then some. But what sets Metropolis apart from the rest are the spectacular shared facilities. They have a proper gym with free weights, a squat rack, kettle bells, and cardio equipment. The locker rooms include an infrared sauna. The clubhouse area is beautifully designed and includes several big screen TVs, a pool table, a business lounge, and an espresso machine that serves up free espresso drinks. The pool area is simply stunning. Just looking at it everyday puts a big smile on my face. There is a giant poolside gazebo with BBQ grills and bar seating for guests. And all kinds of hip patio furniture that looks straight out of a modern art museum. They have ample guest parking plus 10 EV charging stations that are free to use for residents. They even have their own arcade room and bowling alley. I don't play video games or bowl, but it still feels pretty baller to have our own bowling alley right downstairs. The rent is a little steeper than other complexes in the area. One bedrooms are in the $2500 range and my current two bedroom is around $3100. But you get so much more here in terms of quality of life. Having a real gym just minutes away from my doorstep makes it so much easier to stay in shape. I love having a quiet, well furnished business center with its own espresso machine where I can work from my computer or just sit and read. And I have come to enjoy having guests over to lounge at the pool or to check out the arcade room. And I would be remiss if I did not mention the outstanding leasing office staff. Natalia, Melanie and the rest of the staff go out of their way to answer every last concern and to make you feel at home. When I needed to break my original lease to transfer to a larger apartment, they graciously shepherded me through the process. And they did not gouge me on fees like some of the other places I have lived in. I know there are a lot of luxury apartment complexes in Irvine, but if you are looking for the optimal living experience, I cannot recommend Metropolis highly enough. read more

THE premier apartment of the Irvine area. I seriously have nothing negative to say about this apartment. The staff/workers are excellent and all provide beyond exception service. The amenities are spectacular. The workspace and environment is safe. And the feel of the apartment makes me feel like home. I've always moved from apartment to apartment after every yearly lease, this the first time where I am ACTUALLY considering staying long term or for an additional lease term. Here are some of the highlights of living here: -about over 120 guest parking spots are available -a 4 lane bowling alley with shoe rental! -a spacious tech lounge where one can study/work/print -a video arcade game lounge...yah a gaming lounge...and yah you dont have to insert quarters to play -24/7 state of the art fitness center with an open pool view. Honestly the best apartment gym that I have ever seen -a Las Vegas/W Hollywood type of pool layout with private cabanas and bungalows -outdoor fire pits for those romantic nights -plenty of BBQ area for those summer grills -library section for some peace and quiet -and my favorite: FREE TACO TUESDAYS w/ open BEER and TEQUILA BAR!!?? Staff here are super nice anhelpful. I got a package filled with 40 pounds dog food in the locker room and had trouble taking it home. The most important factor for a place to live is safety and security of the building and environment! This morning I noticed wheels on my car ( all 4 wheels- tires and rims) got stolen , my car was parked at indoor gated parking ,the thief put my car on bricks ,the thief had enough time to do it because there is at least another Mercedes at the same floor that 4 wheels got stolen! I have to pay $ 8,500.00 to fix my car! I pay 3+k for rent monthly and we suppose to live in a gated community with patrol security and cameras ! I've heard from the other tenants that this issue happened before and the management couldn't fix this horrible issue yet! I called the building manager and she told me "you have renter insurance and call them! Renters insurance said we don't deal with damage on your car! The corporation is responsible for tenant safety and security , it is not the first time and they had to spend more money for parking safety and security! I am so disappointed and I can't wait to leave this building . Yuk read more

This place is anything but luxury. The amenities are down half of the time and if you ever have any issues management is less than helpful they will just send you canned email responses and not actually try to help you with a situation. There are way better living option in the Irvine area. read more
