Any repairs or upgrade related issues were quickly and professionally resolved. Never once did I have any concerns how the property was being managed. Additionally, all the staff was extremely friendly and professional when contacting the office and very thorough when answering questions or following up on repair related inquiries. In June of 2016 the property was put on the market and Kellogg Agency handled the sale of the property which went off without a hitch. I would definitely use them again in the future.

Terrible managers that will nickel and dime you and gouge you for cleaning when lease is done. I can never recommend leasing from this company. If you want a great house that is yours and not a crappy rental I can not recommend these great folks enough in the next paragraph. We bought a really great home from them and became fast friends with them as new residents of ABQ Jayma and David Reid work together to specialize in serving clients who are looking to buy or sell property in Albuquerque, Rio Rancho and other surrounding communities. I searched the local market using many different sites and search engines. Rentbuilder had more realistic options and matches. When mom decided on a place I held my breath and called Rentbuilder. Rite from the start Shannon was patient, accommodating, and above all else professional. When it came to the actual signing of the lease the process was super streamlined and easy. The property was as advertised and was in top condition thanks to Glen. All rental companies are very accommodating and responsive before the lease is signed. Where the real stars show themselves is after all the paperwork is done and you're in the new place. We looked at the property before hand and noticed a grade on the parking lot. Mom has limited mobility but felt like it would not be a problem. After about a week after she moved in it was apparent that the grade was too much for her. I called Shannon on Friday with our concerns and expected an answer in a few weeks. To my surprise on Monday afternoon Shannon had arranged for a safe spot in the parking lot to be striped and signed for handicapped parking. This is a 4 plex with 4 parking spaces. I have rented many an apartment in my day and have never experienced such responsibility and caring by a management company. Thank you Shannon, Glen and Rentbuilder for being such a stand up operation. You all Rock!

Good people, good work ethic...honest and balanced in their approach to everything. The worst quality & unprofessional realty service we've encounter. We rented the property via the…read morenet and assumed we were receiving this unit in a decent condition. The property was given to us in a filthy condition. The realty company was informed immediately & the issues we encounter with the trash in the yard and the dirt & grime were never fully resolved. Once our lease was up the Pam Harris the owner tried to "intimidate" us to sign another lease by verbal threats of immediately increasing the rent by 10%. We refused to bend to this intimidation and then she immediately became more aggressive by demanding to know when we were leaving. This property is in such a disgusting condition that the neighbors are hoping they will sell. They've also informed us they had a difficult time getting renters. This (IMO) is why they are trying to squeeze every penny out of us they can. On top of this, getting things fixed is never a smooth process. I continually have to send reminders. We gave our 30 day notice & Pquail realty's response was we need to pay rent past a 30 day notice because of the day of the month we sent our 30-day notice. This office has treated us very poorly on top of renting us a home that was previously occupied by a mechanic who worked on cars at the unit (we are informed by the neighbors & all the oil dumped in the yard & not cleaned). There's also car repair debris throughout the yard. We have never been late paying rent & have taken really good care of the unit. I would not use their services as ( in my experience/opinion) they look for every opportunity to do the bare minimum & while wanting more & more. The owner is extremely unprofessional in my interactions with her. She has accused us of removing items from the yard that were gone before we moved. This shows me that she didn't assess the property upon receipt of it. She also lack professionality by preferring to bicker rather than act on resolutions. The cleaning crew she hires does an adequate job & leaves the messes partially cleaned or not at all.

5 out of 5 stars above and beyond my expectations on what a property management company and broker…read morerealtor does. A huge thank you for 4 years of managing the care and sale of our rental house. Which was not easy when it's an older house that consists of half an acre of lush landscape and an in ground very large pool. My wife and I are part time landlords with 12 years experience stress-fully dealing with 3 home rentals. We decided to use a property management company for our most complex property. After calling a number of companies and reading their terms of service. We decided on AAA Premier Property Management because their price was based on a percentage of the rental cost and was reasonable. They only get paid when the rent payments come in. They also have good reviews from owners of properties they manage. Most of the other companies had the same pricing model but also added on ridiculous additional fees for taking calls, running inspections, time and mileage costs to view property issues, still charge a fee when not rented but still managing the property, charge to let the repair people in, etc.. Rental Experience key points: Most important they always cared about our property and it's condition Straight forward clear contract agreement outlining services and monthly management fee for those services. No hidden fees! Found very reasonable prices for all the services that were provided when a repair had to be done. Has connections to a large array of contractors, and maintenance companies who quoted much better prices than we could get. Also, they showed a quicker response time on repairs due to the desire these contractors have on getting repeat business from this property managment company. Thorough checks done on potential tenants. This included credit checks, and troubled rental history. Managed all the required documentation needed to rent a property and legally protect the owner's interests. Advertised the property using outside signage, posted photos on the company website, and 3rd party rental sites. Reacted quickly and followed proper legal protocols to tenants who made late payments or broke lease terms Quick response and fast turn around for any issues reported by tenants Legal assistance when there were any problems with tenants not paying final rent or exceeding their damage deposit and refusing to pay. Great communication on what's going on with property and tenants Expenses were available online with scanned receipts, clear monthly summaries and yearly tax summaries. Staff was responsive, always friendly, kind and helpfull. Saved more money than if I managed it myself. I base the savings on how much my time is worth for all the things they took care of. This includes keeping track of expenses, legal documents, leases, advertising, showing the property to tenants, discounts for repairs/maintenance, collecting rent, inspections, tenant issues, etc... The only negative experience was our fault. We allowed tenants to have pets and we allowed the management company against their advice to rent the house to a tenant with a poor credit score. Selling Experience: Since we had already built a strong trusted relationship with this company it was an easy decision to have them as our realtor. They listed the property with MLS which is the only way to go when advertising the house. All internet realty companies and websites pull the information. So the house had maximum advertised exposure. We got an offer on the house which consisted of a packet of legal documents from the buyers realty company. Somewhere in the middle of this mess of legal garbage they wanted everything to be paid by us. I read through every page and I thought I had caught all of the realty tricks but Alan found them all and didn't play their game. He explained what was normal for the seller to pay and what was normal for the buyer to pay. Note: This is the third house I've sold so I had some experience with this. But things have really changed and not for the better for a seller. Having a realtor you trust is so important and Alan shined in this department. Under selling stress during the counter offers Alan's calm demeanor and experience really helped us make wise decisions so we didn't give away the house. A tremendous thank you to Alan for helping us from getting ripped off. All document signing except for the title was done electronically using Docusign. Saved a lot of time. Because they took care of the property they were able to manage all the agreed upon inspection repairs required for the sale of the property. Again the prices they get blow away the prices I get for the same types of repairs on rentals I manage. If we had sold it using only a realty company we would have had to deal with all the repairs from a number of different contractors. What a stressful nightmare that would have been. Conclusion: We were blessed to find this company. Sincerely, Stan and Tina

At first, there was some communication--but once the application was submitted, the responses completely stopped. No confirmation, no follow-up, nothing. Weeks went by and I still hadn't heard anything, so I finally requested a refund. After checking online, I saw years of similar complaints. And yet, the property manager (Stephanie) keeps replying to reviews pretending to be surprised--asking for names and promising refunds as if this isn't a recurring issue. It feels manipulative, like a way to appear responsive publicly while doing the bare minimum behind the scenes. Not sure if this is a scam or just terrible business, but I honestly don't believe the positive reviews are real. If you're considering applying--don't. Look through the comments and you'll see for yourself: people are paying fees and getting ghosted. Something about this feels very shady.

I explained everything and she said she would get me some answers. She talked to the owner of the rental residence within a few hours, that same day!
