Great staff, wonderful neighbors, overall safe and inviting environment. My wife, daughter, and I stayed here for a little over 2 months. In that time we were treated with nothing but kindness by the staff and neighbors. They're tight on the speeding rules so you won't have to worry about kids running around in the street. They've got nature pathways to walk, a nice pool, and clean bathrooms with decently functional showers. There's always something to do if you stay here over the holidays (pot lucks, trick or treating, get-togethers, etc). Their new management has been stepping things up and I can only see this place getting better in the future. I even had some payment issues come up on my end and the staff were very understanding and forgiving in the situation. Would love to stay again! read more

This campground is a hidden treasure.. Clean, open, pull thru sites very easy accessibility This RV Park has laundry facilities open 24 hours , Has a swimming pool, pavilion and wonderful caring staff at front desk. We stopped here for three nights and the stay was fine. It's not the fanciest RV park in the world, but it's not terrible either. The road leading into the park had a lot of potholes and was pretty rough. Especially when exiting the park, the right side of the road right at the intersection is awful. We actually drove through the Shell station right there to avoid it when we left with our rig. All the sites are pull-through which is very nice. Ours was close to level but we did have to use one row of leveling blocks. There are several rows of sites. The first couple seem to be mostly reserved for short stay customers like us. The back rows seem to house permanent residents. There are some pretty old and rough looking rigs back there, but nothing that screamed "crazy people are here". The campgrounds are very gritty. Small rocks, gravel, grit, and dirt found their way all over our RV despite trying our best to brush off before coming in. They have a nice grassy area to walk your dog which was nice. I also saw a crew in there spraying the bushes that line the park. I'm assuming for mosquitoes as there were very few bugs in the park which was awesome. I did not see any ant mounds near the sites. There's a nice, large, air-conditioned bathroom for both men and women. I used the women's showers several times. They were clean and decent. Needs a little TLC as the hooks in most of the shower rooms had fallen off and there was only a small stool to set your things on. My husband used the men's showers and said there was nothing to set his stuff on. There is a pool which we did not use. However, we saw several kids in there daily. The wifi was pretty much unusable. The women who runs the office was very nice and informative. I believe her name was Pennie. She gave me great info on things to do in Memphis and Arkabutla. She gave me brochures on both. The Arkabutla Lake, Dam, and recreational area was very nearby. This is an awesome place. Lots of rec area, boat launches, picnic tables, nature trails, and more. The dam is very cool to see and you can go to the release channel and watch all the fish jumping. Several fishermen here too. You can also drive into Memphis easily from this park. It's about a 30 minute drive. We went to Arkabutla one day and Memphis the other. If you're only interested in the Lake area there are campgrounds there with hookups that would be nicer to stay at. We saw several large fifth wheels and motorhomes at the lake campgrounds. Overall the Memphis South RV Park was ok. We paid $25 a night with our Passport America discount. I feel that even with the discount that's a bit steep. As of this writing their website says the nightly rate is $47. There's no way I'd pay that much. read more

I have never been at a more horribly run facility. When I complained to the owner she tried to play head games and told me the office lady was the manager. Then she proceeded she had nothing to do with running the camp ground. The Non-manager was the only one I spoke with when my problems with the air conditioning started. Her original solution was to go to the laundry room to cool off. I was renting a filthy run down RV that they insisted was cleaned. All wiring was coming out of the walls. I continued to complain about the ac not working correctly and the non-manager shows up at the RV with aluminum foil and tape. This was her solution to the problem. It's been a year since my husband I stayed at this campground and I will tell you it was the worst place we have ever stayed. I was treated so badly that I had to go to the hospital to receive treatment for stress and heat exhaustion due to both management's and the owner's negligence. I called in May of 2015 and asked if they had any campers for rent? I was told by Janice, that they had one available. I had three questions for her: 1. Did they accept pets? Janice's response was yes 2. Did they have monthly rates, due to the fact my husband was going to be starting a new job close to that area. Janice's response, was yes 3. Then I stressed! Was the camper clean? Janice assured me that it was clean! That she and her husband personally cleaned the camper. So sight unseen I gave her my mother-in-law's American Express, which she had given authorization. When my husband checked in he was just handed the keys and no one did a visual walk through. The camper was, this is not an exaggerated, the dirtiest and most damaged that we had ever seen. However, due to our circumstances we decided to stay and not say a thing and clean the place ourselves. Approximately 2 to 3 days later Janice, who I had not met, stopped me while walking my dog and informed me that she was unaware of our dog and we would have to pay a nonrefundable deposit of $50. At that time I did mention the condition of the camper to Janice and her husband and they said they it was not as clean as it should have been was because someone stayed in it for two days prior to our move in. The camper had months if not years of filth. Due to other circumstances my husband and I separated and I stayed in the camper. I had intentions of staying long term. I had issues with the air conditioning the temperature was extremely hot and the AC could not keep up. The manager expected me or themselves to put aluminum foil on all windows to attempt to maintain a comfortable temperature. One comment was to go sit in the Laundry room if it gets to hot. Finally, on a Sunday late afternoon, the first week in August the electric breaker caught on fire and I was completely without electric. I called the manager and the next door neighbor assisted with a plug so the window A/C worked. I was told it would be fixed 8 the next morning. The next morning I was informed it would not be fixed until 5 PM. After moving into a dirty camper, living two months with warm temperatures struggling to stay cool and my puppy suffering so badly she had to go outside to cool off. Finding out that they were not willing to call a professional but wanted to save Money and use a tenant which could do the job when he got off work. I lost it! The manager, her husband, Janice, her husband all in the office call the Coldwater Police Department on me. I am 16 year Disabled Navy veteran and have never been treated like that. When confronted by the owners they were no better and just tried to intimidated and would not even allow me to come and get my my mail. I have never heard such blatant disregard for the truth. Happily my husband and I are back together and in Louisiana staying in a wonderful town where there is true Southern hospitality and clean is clean. read more
