Despite a number of years passing between previous reviews and our experience, nothing has changed and this lot continue to provide a woeful service. We were forced to use them as our new lender appointed them to manage our switch to a new fixed rate deal. There is no direct access to a solicitor, it took multiple days for them to respond to an email or request for a call back, if they bothered to do so at all, and reception staff were incredibly rude. We were charged for things that had not been agreed up front or communicated as a change, charged multiple times for the same thing, and written communication was completely unclear. The delays in responding to queries resulted in us incurring charges both in terms of standard variable rate interest at 8.24% from our old lender AND a £77 per day delay fee from our new lender. They completely failed to acknowledge this and were obstructive and incompetent. Avoid at all costs! read more

DO NOT USE. I cannot emphasise how terrible it has been working with this solicitor. We were using them to sell and buy a new property. We had an offer accepted on a property but still had to sell my flat. Whenever you want to speak to somebody, you call up their main line, and you speak to a receptionist. That receptionist can only take a message and pass it on to the relevant party, who rarely call you back. When you do get a call back, it's from a private number, so you have no hope of being able to return a call if missed. The amount of online forms this company forced us to fill out was exorbitant and unnecessary, I have never experienced anything like it from any other solicitor. They were hounding us with application forms nearly every night. If forms were not completed within a certain amount of time you would be charged additional fees and the fees increase until the forms are completed. This was a stressful period as we were still trying to sell my property. The solicitors continually asked what funds from my property sale (which had not sold yet) would be put against buying the new property. This added completely undue pressure and stress to a process which is already very stressful. The solicitors informed us (via phone, not email) that the sellers of the property we were buying had pulled out. A week later the solicitors sent us another email demanding more forms be completed (highly insensitive, may I add) after they had informed us of the sellers pulling out. 3 Months later we have now received a bill for "abandoned transaction" and have been forced to pay 40% of fees even though we did not pull out of the sale. The solictors claim this is because they carried out 40% of the work, from what we can see, 35% of that work was carried out by us filling in online forms. We also requested some detail of the sellers pulling out and were told that an infomation request would take up to 10 working days. Conveniently this would take us over yet another one of their deadlines to pay the fees (14 day deadline after we didn't hear anything from them for 3 months!). If we wanted the information sooner we would have to pay an additional £60! Terrible company, complete lack of internal communication and no moral standing. All they care about is money. They have no consideration for their clients, and obviously they don't care about repeat business. Not that we would have considered using them again after what they put us through first time around. read more

Complete scammers. They never respond to emails, and completely botch all legal documents; in trying to buy a house, they picked a date at which I'd move in without consulting with me or the selling party, and they didn't even get my name right on the document. This almost cost me my house, and I informed them I would no longer be working with them; now (months later) they are sending me bills for things they never did, and threatening to send debt collectors if I don't pay (they don't answer any queries on where these costs come from). They will be reported to the Legal Ombudsman and the police if they continue. DO NOT USE! read more

To the extent of my abilities I could not determine if this firm is utterly incompetent, totally disinterested in their customers or just plain bad. Consistently sent me the wrong emails, failed to return calls, asked me to fill in paperwork they had not sent me and finally submitted the wrong mortgage offer, out of two possible options. Staff were unfriendly, uncaring and seemed put upon to be asked questions. Avoid like the plague, find some smaller local firm that might actually care about you as a customer. read more

They got the date for the transfer wrong, which nearly cost me £3000 in early redemption fees - luckily I'm financially astute and realised this - and they then claimed I should be prepared to wait another fortnight (risking a huge mortgage payment) to rectify this. So I did, and I'm yet to hear back from them despite chasing. It takes them 2-3 weeks to action every piece of information they request (always automated, never personalised), and the staff on the phone (when you finally get through - be prepared to ring two or three times before someone answers in the re-mortgaging department) were rude, unapologetic and patronising. Appalling service. I'll actively avoid them whenever possible (Nationwide were my new lenders. I'll be avoiding them too). read more

zero stars , avoid avoid avoid . Absolute hopeless company , cannot organise anything sale date has been moved three times no reason given . Each time you call up expect to wait between five to ten minutes before being answered by someone who knows absolutely nothing about your property , the person who is dealing with it is either on a call or out to lunch . They never call back , you always have to do the chasing . That may be cheaper than other companies but offer zero value for money. 100% avoid read more

Please do not use this company. To cut a long story short, we purchased a house which had an en suite. Just as we were about to sign missves and the lease on our rented property came to an end we were advised that there was no building regs for the en suite. Why on earth was this left to the eleventh hour? I would have thought as an experienced conveyancing solicitor this would have been one of the first things that was checked. Instead, we had to proceed to buy house house regardless of the lack of building regs as we would have been made homeless otherwise. Use this solicitors at your peril and be prepared to do their job for them! read more

If we could give them no stars, then we would have done that! A big mistake using a fixed fee estate agent who use these guys for the legal stuff. They couldn't get my name right on the paperwork. They couldn't get the entry date right, nearly costing us our dream house. They never return phone calls and wouldn't phone or email, despite several requests. Even after visiting their offices twice, the service never improved. Their communications manager couldn't communicate anything, and didn't help much (asking us to check and sign a letter, when we had handed her a POA so they could sign things for us!!). Our settlement statement has been disputed since mid-June and despite us providing them with numbers and explanations (and querying their blind numbers) they still are unable to correct this or offer any explanation - they increased the mortgage number due to a redemption penalty which didn't apply as we were moving the same mortgage product from one property to another, then added another redemption penalty on top so they retained this figure twice when it didn't even apply (amounting to £7,000!!). We paid £30 to get a BACS transfer of the settlement figure the day the transaction concluded, but they sent a cheque over a week later, and still charged us the £30!! Could go on, but this is probably enough to give an idea of the incompetence of this outfit of cowboys from the junior to senior support and the supposed communications manager. AVOID AT ALL COSTS - next time we'll spend a bit more and get a professional firm to help us move. read more

Do NOT use under any circumstances. They prolonged our house sale by 3 weeks and 2 days after completion still won't release our money to us. Jilly was completely useless, she spent the whole time blaming the purchasers solicitors for not replying to her when in fact she just couldn't do her job properly. In the end I called the purchasers solicitors myself and found out in 2 minutes what I had been asking Jilly to do for 3 weeks. The short of it is do NOT go anywhere near this pathetic excuse of a company. read more

Overall I was extremely impressed with the service I received from start to finish! The new business team took care of all negotiations with my purchase and secured the home a few thousand under what I had expected I would pay. My call was never voice mailed as they have a dedicated team in place to help with all my queries (which was a lot as this is my first ever purchase!!!!)
