If I could give a zero star I would. I lived in one of their duplexes for two years. When my lease…read morewas coming up I looked for a new place and found a house that better suited my needs. When it came to Harrell being cooperative with me or the new leasing company, it was awful. They were rude and short and would not help me with any documentation I needed for the new leasing company. Thank goodness the new company accepted screen shots. Now, on to the move out process with Harrell. I followed all move out instructions and requirements to the letter. I also got my carpets professionally cleaned and deep cleaned my unit and appliances over three days. Per my lease, I paid $1000 security deposit, $400 in pet deposits, and $65 for my garage remote... again per the lease, all refundable. I'm not the best at math, but that adds up to $1465.00. Knowing this, why did Harrell say that the deposit amount was $1315.00? That didn't add up. On top of that, they took $583.43 from the $1315.00 deposit. They cited $354.38 for painting and $91 for cleaning! I have never not gotten my full deposit back and couldn't believe what they took. They also cited things that were not accurate such as missing bulbs and a smoke alarm battery. All of my bulbs were working and none of my alarms were beeping when I left the unit. I don't even care about the little stuff though. I just can't get how they charged me for painting and cleaning. I will never use them for anything ever again.

From the first meeting they exceeded our expectations; the agent showing us a property we thought we wanted immediately understood our concerns and our needs and took us to a second property that fit the bill perfectly! There were just a couple of very minor issues after we moved in; we reported them through the maintenance portal and the office scheduled professional help to remedy them immediately. Communication from both the office and the vendors dispatched was excellent every time. We ended up having to leave Waco just over a month before our lease was to expire. They clearly explained the process, and worked quickly to lease the property following our departure affording us a prorated return on the last month's rent. As retiree's, we were so grateful for their policy and their flexibility in working with us. I wish I could remember everyone's name that we worked with over the year, but it really does not matter...EVERY person we dealt with went above and beyond to assist and they were all every so nice as well!

Its Waco, newcomers and self-employed individuals beware!…read more Save your application fee that this proprietor request, and go out for lunch or dinner at one of the many nice eatery's. We viewed a shabby 2bdrm house with no HVAC, (we also killed a roach in the living room on our visit) for under $900 in Waco this seems to be the norm, but we decided to give it a shot. Because you cant find a "house" in Fort Worth for under $1000 anymore. We read many reviews from prospective tenants of property "managers" in the area, allegedly collecting application fees under false pretenses. We may or may not been a victim of this type of business practice, but it sure felt like it. On a Sunday I paid for ($60) and submitted my application online. A few hours later through text I was asked "Why are you moving to Waco?" I explained that I like the potential business and personal opportunity in the area. Then I was asked if I had a minute(literally) for a phone conversation. He called and grilled me on how did I expect my business to work in Waco? Then abruptly ended the short conversation by saying he would "check with the owners"....That was the last I heard. In early 2019, this event along with a few other somewhat shady experiences caused us to give up on moving to Waco. But luckily we found and met with an "honest business-man" who self-manages all their properties in the area, and they've been awesome. I'm a glass half full type of person, for the paid customer service experience I received this company gets 1 star. But since this failed opportunity with Compass has allowed us to do business with a seemingly better individual and business, 3 stars it is!
