Frank is very personable, explained all areas of interest which would raise flags, which items should be given immediate attention and others which were normal settling such as vertical/horizontal cracking. His suggestions of benefits such as additional attic insulation, drainage away from the foundation, etc., put us at ease that nothing serious was noticed, just maintaining good maintenance practices. During the inspection the area experienced torrential rainfall. After the initial on site briefing, but while some of the inspections team who had arrived late were still conducting tests, I waited in the garage for the storm to pass. During that time another contractor from a pest control company informed me that the finished area of the basement had begun flood through an egress window. I immediately went back into the home and was informed by one of the HomeTeam inspectors to"be careful going down into the basement as water was coming in". I witnessed some fairly significant water coming into the room and accumulating on the carpet. I immediately notified the listing agent who recommended HomeTeam for the inspection of the issue. She indicated she had already been notified by Maurie Blick, the head inspector. On the following day I was astonished to find that the written report of the inspection contained no information about the basement flooding. I promptly phoned Maurie to express my concern and he agreed to issue an Addendum to the report to help me in negotiation with the property owner. Unfortunately, the Addendum itself only made vague reference to "concerns on the part of the buyer and in consideration of recent storm water issues" without specifically noting the water intrusion. I have no evidence to support this claim, but I feel this downplaying of the significance of the flooding is related to the ongoing cozy relationship between the HomeTeam and the listing agent in this transaction. Needless to say the soft language in the reports made negotiations with the seller in this instance more difficult for me as the buyer. I believe the lack of detailed description of the flooding to be both unprofessional and grossly negligent.

We were fortunate to find Amerispec through our realtor referral, and because coincidentally this inspector (Garrison) had actually been to this particular house a week before. It worked out well that he had been there and had the other buyer back out so we could ask him anything about what he found and really dig into it. Garrison was quick to get to work, to double check everything and make recommendations of all kinds. While we love the house, we tried to keep an objective mind and waited for any huge red flags. Luckily, despite the age of this house, Garrison gave us a report back that didn't give us any cause for alarm and we're closing later this month. He was very helpful, very thorough, and well priced. Oh and guess what? RIGHT ON TIME! That's big for me, and he was as punctual as he could be. Our roofing contractor/inspector on the other hand showed up two hours late. We hired Laser Pest Management to do a Termidor termite treatment ($654) to our Overland Park home…read more(which involves drilling through concrete to install the termiticide). I came home after Ethan did the treatment and discovered the Termidor chemical sprayed all over the entrance of the house and just left there, and the holes filled in with sloppy smeared cement. After I called Ethan and shared my dismay, he came over again to clean up his mess. I've included pictures giving 2 examples of what I came home to. When he returned, Ethan did a good clean up but the concrete plugs were still not done with care.

So I called laser they came out and sprayed I have not seen a spider since. And while he was spraying he over heard me telling my husband that I can't get no one to spray my roses for beetles n said he will spray my roses. Now let me tell you I was so excited to pick off dead beetles instead of live ones now my roses are beautiful again. One of the things I like about laser is they are truthful they don't try to sell you something that you don't need. They are dependable. Now that is part of my story. A week after that I was a birthday party for my husband before the party we was setting out side getting ate up by mosquitoes and it was Saturday day before the party. N I called laser to see if they could help me out I talked to Richard. Now I've always talked to Cory but this time I talked to Richard he couldn't get one of his guys at such a short notice and on Saturday so he arranged for this other man to come out. My party was a success and we didn't get ate up by mosquitoes. I thank you guys so much. So the moral of this story is if you have a pest problem don't call no one else but laser they will take care of you.

File complaints with the bbb against gage management and if you had issues with Jacob gage you can file a formal complaint against him with the kansas department of labor. They take advantage, rip off and neglect their tenants and units. And that's not even going into the details of the many many many things that were issues in my actual unit.

The exterminator came when he was scheduled. He did exactly what we needed. He was professional, thorough, courteous, explained what he was doing and what he observed, asked appropriate questions, and summarized at the end of each visit. He has been a pleasure to work with through each treatment and we had confidence in his work. The problem was resolved. We are happy with the experience and greatly relieved.

These exterminators act more like inspectors and have caused many tenants to not have their leases…read morerenewed. After my nextdoor neighbor's apartment flooded, she noticed roaches and saw them coming through the cracks in her ceiling, air vents and her electrical outlets.I didn't see any for over 6 months but they apparently didn't fix her problem because I started getting them. Midwest Exterminators started coming monthly and we were supposed to clean all of our kitchen and bathroom cabinets, counter tops and floors out everytime. With limited space, the only place to move all of this to was my living room. Of corse the exterminator reported me for clutter because of this and I received lease violations each time. As a disabled senior all of this moving was quite a burden on me and disrupted my daily living. One tine my brother was there to contain my dog and let him in to spray but I was in my restroom getting ready. He could've come back after he sorayed other apartments but instead called the office to report that I'd blocked his entry. Oh, I also received another lease violation when I opened up my HVAC closet for him to spray in and discovered condensation. I never open that door ( the ac was working fine). Before I had a chance to call maintenance he'd already called management and they issued ne yet another violation. On top of all of this, their spraying was ineffective and they never treated the source. After other tenants and myself reported to both management and the exterminators that there was standing water in the basement. Stay away from this company.
