The items I am mentioning need to be stated as it relates to the quality of construction, or lack there of, that I have experienced from purchasing a property from McaVoy Realty. All are truths and documentation that illustrate the caliber of business practices I experienced from this business. This home was a single owner home then purchased from the bank by McAvoy Realty. My neighbor witnessed them working on the home and no other individuals would prep and paint the floor, walls and underside of floor joists in the basement except for someone whose flipping to maximize profit. 1) FOUNDATION ISSUES: The foundation on the property McAvoy Realty flipped looked amazing at time of purchase. The walls were painted but there were no obvious signs of issues. Over time, horizontal cracks started opening up on all four walls of the foundation. I then realized that major issues were filled with concrete patch then filled with drywall mud and painted. All issues were knowingly concealed and never disclosed. Drywall mud is not to be used to fix horizontal cracking of the foundation, it is meant to hide. And painting over top adds to the concealment. When my wife and I were looking for a home, anything with foundation issues we walked away from. I am having a legitimate foundation repair company fix the foundation and when grinding he stated the conditions and stated that he was surprised to see all the unethical work that was done. Proper repair is epoxy resin injection. The bill for this repair is $9,425.00. He stated they knew of these conditions when flipped, when grinding, the fill came out and the exposed rebar was visible. The condition was there when the fill was applied by McAvoy. The photos will illustrate conditions before and during my foundation guys work. The walls had no cracking when we purchased the property. The one with the "MARIS" label in lower right side ... pretty clean - no cracks). 2) STRUCTURAL ISSUE (Caused by horrible constructiuon practice) To center a can light in the shower they cut a chunk out of the structural roof joist. First, who cuts into a structural roof truss? Second, if they do, why is there no reinforcement? This was hidden under attic insulation. See Photos. 3) ELECTRICAL ISSUE: Shortly after moving in the power in the wall in the kitchen went out. My electrician was shocked to see what was done. Inside the wall, the main wire coming up from the electrical panel was cut behind the stove. Three wires were exposed, twined and wrapped in electrical tape. The tape melted and the wires separated within the wall. This could have burned the house down. There was another condition where this occurred within another wall that I removed. See photos. 4) ROOF ISSUE (Not repaired but hidden conditions) Commits fraud when signing legal documents. Who is AJAN LLC? When I closed on the property one of the counters was repairing the roof correctly. When I began having issues I referred to the paid invoice from McAvoy (Which took me weeks to obtain, finally stating without the paid invoice I don't have the shingle warranty and I will not close). Kurt from AJAN LLC is on the document but when I called the number it was disconnected. If you google the address 10708 Lilac Ave 63137 as indicated on the repair invoice it is an empty lot. My roof has had to have $5,000 worth of repair work (All documented) after your "new roof" was installed prior to occupancy. AJAN LLC is the fake business who scraped the edges off, leaving the roof untouched in the middle and not properly fixing the conditions per the signed contract. For those unaware, this roofing technique is a scam where the edges of the existing old shingles are removed about 3 feet off the edge and the remaining old shingles and plywood remains un-touched and un-inspected. Then the new shingles are laid over and at the edge it appears as one layer of shingles and the middle is 2 layers. Legitimate contractors would not do this. It is fraudulent per the specific written instruction and signed Building Inspection Addendum A1 to Sales Contract on our counter. SUMMARY: The city of Creve Coeur only has a deck permit pulled during the time McAvoy Realty assumed the property and worked on the inside of the home. This is concealment, only pulling a deck permit. Gives the ability to post the permit in the window to trick the city when they drive by - they think your only working on the deck when inside your violating code and building practices and nothing inside gets inspected. I am an architect by trade, commercial projects. I am aware of construction practices and am astonished to see the blatant disregard for quality and number of construction violations to maximize profit for this property. Not honest. read more

This Mike McAvoy guy is a rude, intrusive bully! Our building has recently been foreclosed on, and we had not received any information until this pig showed up. I was home alone, with my 5 month old son, and I heard this crazed banging on the glass door downstairs. Now, mind you, this is at 8 O'clock at night, and I was trying to give my son a bath and put him to bed. The banging on the door freaked me out, but I saw an old, fat Santa clause looking man, so I thought, "must be important". This man put a letter concerning the apartment building in our mailboxes (which is illegal) with all of two sentences and a phone number claiming to be a Representative of the bank. Now, I don't know this person, and he is telling me that unless I give him my name and phone number, he will see to it that I am evicted through the courts. I am standing in the hall with my naked son wrapped in a towel trying to figure out what this guy wants, and he is standing there making threats and taking his sweet old time in telling me just what he wants with me right now that is so pertinent it can't wait until tomorrow when we call the number he left us! Then, as I explained my neighbors and good friends aren't here right now, can you just wait to talk to them, I'm a little busy right now, he tells me he needs my information. I told him I will give you my name, you have our addresses, but I refuse to give you my phone number. that's when he made the threats about throwing us in the street. When I gave him my name, he conveniently didn't have a pen or paper (later he pulled out his phone, which he could have used) to write down my information. So, I told him to just wait there, I ran upstairs to grab something to write on, and as I did that, he let himself into the vacant 1st floor apartment and proceeded to take pictures. I told him to stop, that I did NOT feel comfortable with him doing that, if he would like to come back when my neighbors are home, no problem, they can show you the whole building. I felt violated. he refused to stop taking pictures, telling me I didn't own the property. sure, true. I asked, "do YOU own the property?" No. He represents the bank. that does not make him owner, nor does it give him the right to intrude like he did. After I asked him numerous times to leave, and yes, I got very upset, he told me to call the cops. So I did. He stood there taking pictures, and when I told him I did actually call the cops, he said "well, here's my information" and left. I told him he needed to stay and wait for the cops to show up to settle this and delete those pictures, and he just got in his car and left. THIS MAN IS A HUGE PIECE OF SHIT BULLY. Not only did he not give a shit that I was there alone with my naked 5 month old, but he was extremely intrusive and rude. As I am standing there with my child in arms, he told me he can have me evicted, and he would have me evicted if I didn't submit my information to him. I'm sorry, but who are you? This guy could have been any old schmo from the Internet that found our house listed and came over to do what he did, see if people were living here and to get photos. The cops told me that since he left there wasn't really anything they could do, but yes, he was in the wrong. Searched for a long time then found a McAvoy Realty listing that was the best price for the best product in the area. Jumped on it. Few things popped up on my building inspection (always get a building inspection!) but worked out an agreement to get what I wanted done and everything ended up great. read more
