This builder has no idea what roof pitch should be in snow country which ultimately leads to ice dams that cause leaks in your roof year after year. This NEVER ENDS. This builder has lived here for decades and certainly knows the conditions. This is either pure evil or this builder does not read and gain knowledge, and/or just wants to save money, AND OR ALL THREE THINGS. We especially let them know ahead of time to please build a roof that will withstand the conditions here, a much steeper pitch than average. We knew the conditions. Do I really have to research to get the actual numbers in a contract : Roof pitch to be 7/12 - 8/12 ??? (6/12 is just average, don't take this risk in Idaho if you are thinking about building a home here BTW) If you want to hire this builder, then our advice is to hire an inspector and check on every step in the process with their roofing, and so forth and so on, which would already be an adversarial relationship, good luck with that. You should have trust in a builder to be honest. They built part of the roof that is 3/12, unacceptable. They have done an number of many, many other things to save money and state that this is a "Custom Home". read more
