I recently moved to Maui and I was lucky enough to have my company pay for my move and first 6 months of rent - I work in a specialized field of medicine that allowed me to have a generous rent budget. I started by emailing my interest via their website when I saw the perfect house and followed up with four phone messages that were NEVER returned. I knew that the house was more expensive than comparables, but I was in a rush to get settled and was willing to pay a premium. So, long story short, I never received a call or email and I ended up finding a great rental through Craigslist. Fast forward 6 months and I have purchased an investment home that I intend to rent out but will not consider Maui Leasings as a property manager. Stay far away from this company, trust me. No matter how much money you have or however nice the houses are on the website, it's not worth it. We moved in to a Wailea Property, and from the get go there were issues. Dirty walls, scratched laminate flooring, several burnt out light bulbs, and a bunch of other minor things. No problem, we fixed them ourselves, because we could already tell that any miniscule thing would be a total hassle to get done. The community had a MAJOR mice problem. We must've set in excess of 100 traps since figuring it out, and every single time we'd catch 1-2 mice on each, no joke. Also a million bugs, wasps, & lizards no matter what we did. Few other things, but whatever, we dealt with it. ----The year goes by. Maui Leasings (and "leasings" isn't a word by the way- small sign of ignorance) emailed us asking if and how long we'd like to extend the lease. We replied a couple of months, then the next day- literally 30 days before lease end- they emailed us "Sorry, owner has other plans with the property." No renewal, no other reason, barely any warning to look for a place... ----Well, we checked in to a hotel villa for two months, spending double what the total f*cking year's lease amount was... Again, whatever. So by move out, a couple issues there were when we moved in had gotten worse. The main was laminate floor buckling, so we had an expert take a look at it. They said it seemed to be installed incorrectly. No baseboard/wall gap, no moisture barrier. Humidity causes expanding/contracting, concrete retains moisture, blah blah... I really don't give a sh*t about the details, but the pro assured us it was no tenant caused issue, cheap shortcuts in construction catching up to bite them in the butt. So, we had house cleaned professionally the entire lease, 6 days a week. We let them know, then they say we need this, this, and this with all invoices... Whatever. So $350 on carpet shampooing, $417 on pro window/screen cleaning in & out, $546 on "move out clean" to just of course go over what our $500/week (6 day/wk) housekeeper just did. Then we (housekeeper) wash everything the house came with, and remake the beds- which they made us peel off to check mattresses- that we didn't use- and then tell us there's a $100 fee to put the bedding on. Are you f*cking kidding me?!?! Anyway, this company has the most unprofessional, incompetent, ignorant workers I've seen anywhere. Blessedly money is no object for us, and we wouldn't rent the White House from Maui Leasings if they listed it. There's a saying on Maui, "It's a small island, and it gets smaller the longer you're here." You can only wrong so many people before it gets real bad for business. read more

Like many others, I found myself to be an "accidental landlord" back in 2012. I had found a new place to live, but was unable to sell my home due to the lack of equity caused by the collapse of the housing market. After a couple of friends suggested Maui Leasings, I decided to give them a call. I was so happy that I did! Within days, Caren Ore had found wonderful tenants for my property and paying full price. She and her team organized a rapid and professional transition between me and the new tenants. She handled everything and obviously screened the tenants well. The tenants have paid on time for nearly 3 years and have left the home in better conditional than when I lived there! I recently sold my property manged by Maui Leasings and had to ask the tenants to leave. Once again, the transition between the tenants back to me was smooth and professional. I'm surprised to see some of the reviews here, but as an owner of property I've been very pleased. I believe that my tenants feel the same way. I will personally recommend Maui Leasings to my friends and family whenever property management services are needed. read more

I too found a beautiful home on a deceptively nice website advertised by Maui Leasings. Unfortunately, its all smoke and mirrors. We find ourselves experiencing a horrible time in a house that should be like a dream home. In quoting the other reviewers, it is all a "bait and switch" with this company and its owner, Caren Ore. There have been countless problems with the home and this is the laziest, most incompetent ,and dishonest management company I have ever experienced. The air of superiority that Caren Ore spouts is offensive and underserved. She sends emails stating that in her "ten years of business, she's never had a bad experience or talk of lawyers" And she says hat her tenants are "like Family" . Thanks to yelp, I'm glad to know that I am not the only one who has been tricked by this company and I will better prepare for our future dealings. The home we leased looked beautiful but since we learned it hadn't been lived in in years, had TONS of undiscovered problems that have taken months and months to repair with these people! I have never written a review before but felt it was important here. I have also never considered ourselves to be the type to argue with anyone in most cases. We had no choice here since we live in a house managed by this company. The owner is rude, absent except when she needs to tell you off and they are dishonest to the core.When I looked them up , unfortunately too late for MY family to avoid them, I was sadly, reassured that I wasnt the only one being treated this way. They have no idea how to manage a property or be honest. They will try to steal from you from every angle- BEWARE!!! Absolutely horrendous. This review is for Caren Ore in particular because her lack of professionalism is baffling. When I spoke to Caren on the phone the first time, she tried to sell me on how wonderful the property she was renting would be for my boyfriend and I. She then said she would send the application within the hour. We had not heard anything so I called again the next day and she hadn't even remembered our conversation. Thinking maybe she was overwhelmed, we sent in the application and our financial information. She then acknowledged receipt of our application and we went on from there. Days went by and we heard nothing. Again it took us reaching out asking for contact and she pretended she never got our application. Then after giving her word she would hold the house for us after we had a call with her current tenant, she told us she had been showing the house and that she wasn't accepting new applications. Working with her is like working with a basket case because she either is incapable of keeping track or she's just a fraud who tells anyone anything but just does whatever serves her best. Do not work with her for any reason. It's frustrating and she is not professional. read more

As the person personally targeted on these reviews, I would like to correct the facts. I ran successfully an ethical business for over 12 years. I was fortunate to have amazing employees that helped form a team that was focused on customer service, honesty and quality, never on profit. As such I am proud to say that my business grew beyond what I could run alone, hence the reason why I sold my business. I am proud to say that when I sold, I still had the support of my original clients, most of my tenants were repeat tenants and many of my tenants, rented, purchased and entrusted their property to our management. In fact most of my clients, have become friends. I thank them all for the wonderful years during which they granted me their full trust and can assure everyone that I did all that was in my power to deserve that trust. In January 2016, I successfully sold my rental business. Since then I have pretty much retired, yet one of comments is dated July 2017. This makes you wonder about the validity of the rest of the bad comments in this page. Indeed, one of these comments is written by a tenant that trashed a home for which we won an important lawsuit. I will not comment on the others that tried through too many means to hurt our reputation, such as through BBB, and when they could not achieve this, resorted to Yelp, that of course does not evaluate the validity of these comments. I will retain the wonderful memories, of years running a successful business, and the honorable owners and tenants that recognized our services and made these years so enjoyable. After a landlord and I agreed to terms, the landlord retained Caren Ore, from Maui Leasings and Sales to finalize a lease agreement. Caren Ore made it clear she would be acting in an administrative capacity only, and not and in a managerial capacity. I asked Caren about the addition of a General Excise Tax after I had already been quoted a flat rental rate, further stating this was not allowed; Caren responded with the following justification. "Thank you for your latest details. Regarding the rent and the GE Tax, I would like to disagree. When you purchase an item in the store you will see a price that is indicated yet when you get to the cashier you will pay that price PLUS the GE Tax in spite of the fact that the price was indicated without it. It is the exact same situation as the GE Tax is added as per HI requirements." Due to statements like these, I found it necessary to retain counsel. Statements like this explain why Caren Ore was so adamant I indemnify her. I did not. The State of Hawaii imposes a general excise tax on all gross rents received, not paid. The tax is the landlord's obligation. Be careful. read more

I agree with the first reviewer. This is an AWFUL company. I was YELLED at on the phone multiple times. They were SO unprofessional and did not help me at all. In fact, I quote from the owner "it's not my job to make sure you are safe in the home". uhhh...actually it is. I ended up having to get a lawyer to deal with these people and they were just absolutely AWFUL to me. They were demanding money FROM ME and owed me my deposit (which I still haven't seen). I wouldn't trust these people at all. They bait and switched me with a rentee who I talked to through the whole process, then made me sign all this paperwork, and then the rental person was no where to be found. Just a lot of yelling from the owner, Care Ore, and empty threats about suing me and taking me to court. I was super respectful and left the place in perfect condition. They lied about the condition of the place...even showing me pictures of pictures I had sent to THEM about mold and damage in the house upon moving in. These people are scam artists. DO NOT DO BUSINESS with them...you will definitely be sorry you did. And you'll end up being out a lot of money! The first review was right....they take advantage of non-suspecting victims...I mean tenants...and intimidate you. Very unprofessional. NEVER again! read more

I found a property to rent on there website which had two listing sometimes for a property, one showing available and one showing not available. I called an left a message but never got called back. When i did get an answer from Karen she said she will call back and to fill out the application online. There was no application online and she never called back. I called again this time to the office and set up a showing. The property was nice but after finding out that i had to get renters insurance and i had to pay for professional cleaning the price to move in was higher then initially shown. I gave all my info needed and was told they will let me know. I had to call back after two days to see what happened, no answer again for 4 days. I was told that i needed to be able to move in within 15 days and had to give short notice to my landlords to move out. In the end the renter did not want to rent to me and i was left with 10 days to move out. Thank you for nothing. read more
