The reports are exhaustive, and they provide lots of details on what's okay or not, and any action to be taken. No home is perfect, but we were able to purchase with a lot more confidence in what we were getting, which helps to take the stress down on a very very stressful time.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

He does a very complete inspection. He emailed me the report the same day. It is very useful since I know what projects to work on first. He is an expert. When we arrived at the house, the seller didn't have the power or heat on, so Jay recommended we reschedule so he could do a thorough inspection. Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. He pointed out everything they needed to repaired and gave rough estimates and referrals throughout the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. But also not underselling the cost of what needed to get done. To me, there's nothing more valuable then getting accurate information. Don't try and overinflate or udnerflate what costs will be. Just say it like it is and let me decide how to proceed. I will absolutely be using 4 Seasons for future Home Inspection work and I highly recommend them to anyone who needs a home assessed.

We had Gary Holt, nice guy and did the inspection pretty quickly and we felt good about the home we purchased. We were wrong to trust his "inspection." Many things were missed that cost us $3660 to fix (I have the receipts), and all we did was email him after the repairs to be refunded our $375 he charged us for his "inspection." He refused, and I want to save other homeowners this problem which is why we felt it was important to write a review. Our issues A WEEK (not months, one week) after we moved in: Water Heater -- It should have been noted in the report that the water heater needed replacing, instead of solely listing its age. According to the various plumbers who have come to the site, this problem should have been found. They have stated there is corrosion and many water stains that should have revealed there were water heater issues. The water heater was leaking a lot. It had to be replaced immediately. Roof Leak -- Again, I guess he didn't inspect the ceiling that showed the water stain or the attic that clearly showed the leak. It was not shown in the report at all. We had a roofer repair the leak and the damaged drywall. Pests in Crawlspace -- Not only was moisture found in the crawlspace that he didn't report, there were evidence of rat droppings everywhere! We had to pay for pest controls and the replacing of some of the insulation. Kitchen Sink -- This was a small leak but we repaired it on our own but again not noted in the inspection report. We trusted the inspection -- and many things were missed. Instead of apologizing, he refused to refund his service of doing a poor job. Moreover, Amerispec, did not respond to our emails. Fortunately, after spending over $3500, our home is fine but it would have saved us money if the sellers could have helped out -- that's all you ask of your inspectors to do a thorough job -- it didn't happen here. We would recommend you to find a different inspection company.
