OC Builders Group

We recently worked with OC Builders Group, (particularly Sade, Mike, and Casandra) to build a ~323…read moresq. ft. attached ADU, and we couldn't be happier with the results. From the initial planning phases to the final inspection, the entire team was professional, transparent, and incredibly skilled. Maximizing a smaller footprint (around 320+ sq. ft.) requires smart design, and they nailed it. The craftsmanship is excellent, though the project was delayed (primarily because of additional nuanced city requirements), their communication throughout the construction process kept us at ease. Though not everything went smoothly, they appropriately addressed and rectified any issues that popped up during the construction process. If you are looking to build an ADU in the OC area, save yourself the headache and go with this team. We gladly recommend OC Builders to family and friends. We were incredibly satisfied throughout the build process and of course the results are beautiful, and will definitely go with this team again should another project come up. They deliver high-quality work and true professionalism!

After meeting with several contractors, we selected OC Builders since they offered the complete…read morepackage, provided a thorough outline of what was going to be done, and seemed quite capable handling our scope of work. In short, we had a good overall experience working with them and are happy with the end product. We would definitely work with OC Builders again as well as recommend them to our friends and family. Our Scope of Work (Whole house renovation): Remodel kitchen, bathrooms, added a powder room, took down a couple of walls, replaced all hot/cold water lines, new gas line for the kitchen, replace AC ducts, remove asbestos popcorn ceiling, added storage area to garage, new insulation in the ceiling, upgraded the electrical panel, installed new high efficiency windows, replaced all doors, replaced sliding doors to French doors, new LVF and tile flooring, remodeled the staircase, new landscaping (pavers and privacy wall) in backyard and around the property, new rain drainage, new drip irrigation lines, and complete interior/exterior paint. Working with the team: Sade, our main point of contact, initiated the process and stayed with us throughout the whole project (even when he was on vacation). He was easy to work with, responsive, and offered helpful suggestions for areas that needed troubleshooting. Due to the age of the house and lapse in maintenance there were a few change orders that were required but at each step Sade provided options and explanations, but never gave a hard sell. The work crew led by Robert and Eric did a good job getting all the work done. Both were easy to work, took the time to explained what was going to be done and answered any questions. Both were also quick to return any texts and kept the work moving forward. Quality of Work: We are pleased with the quality of work and final product. When a mistake happened or when something wasn't done correctly, didn't look right, or did not turn out how we wanted the team would repair or replace the item with no fuss. They cared about making sure things were done correctly and to the satisfaction of the customer. The weekly walkthroughs really helped address any problems/concerns early before they became larger problems. What we would've liked done better: Schedule Communication/Coordination was lacking at times. At a couple of stages in the project there was a lack of clear communication on timing of when certain tasks would begin so that various materials would be on order. We had to chase down answers when the schedule indicated one thing but speaking with the crew gave a different answer. We brought up our concerns with Sade who passed it along to the rest of the team and the issue was resolved. Then as the renovation neared completion there was an outstanding item that needed to be addressed and special parts needed to be ordered however we weren't informed of the delay so our initial expectation of when we would be able to start moving in had to be adjusted. A heads up would've been appreciated and allowed us to better accommodate our own schedule. Closing: From initial meeting to final signoff the total project took almost exactly one year. This is quite reasonable considering the scope, approving the drawing plans, meeting with designer/suppliers, pulling permits, demolition, asbestos removal, and actual renovation work (including all city inspections). The interior and exterior of the house look great. The backyard and landscaping look brand new and greatly improved. The home essentially feels like it had a refresh back to day 1 except more modern, efficient, and welcoming. We look forward to enjoying it for many years. Despite some issues that came up we would hire OC Builders again.

If you've ever purchased a newly built home, you probably understand the three things that…read moredetermine your ultimate satisfaction with the experience. 1. The quality and thoughtfulness that went into the construction. 2. The number of issues you have with the home once you've moved in. 3. The manner in which your problems or issues are addressed. In the last 40 years I have been fortunate to purchase 5 newly built homes, and, MOST fortunate to have purchased the Warmington home I currently own in the Great Parks in Irvine. Of all of the builders I've dealt with, Warmington Residential comes out at the top of all three areas mentioned above. 1. Quality? Absolutely! The only issue that comes to mind involved a trim piece at the top of the kitchen cabinets. It was a cosmetic issue that many people would not have noticed (I have OCD), but it was handled promptly with great enthusiasm. 2. Handling of issues? Have you ever had a minor issue with your home and you just didn't get around to dealing with it before your warranty expired? Not with Warmington. This was the first time I'd ever worked with a builder that scheduled a one year walkthrough to assure that everything was in good order before the warranties were set to expire. That's customer care that is rarely seen today. 3. How are you problems addressed? Well... I had an issue recently that was clearly not the responsibility of Warmington. But you know what? They were there for me. I just didn't know who else to call. They genuinely care about the quality of life of their customers. I feel like I purchased my way in to a family that cares about my life. If you are able, I recommend joining this same family that will work to be an addition to your life. It's inspirational. Warmington Residential...can't thank you enough.

They are environmentally backwards and not on board with what the future holds. They cut down huge mature trees, build overly dense developments w/ faux architecture that promote fire hazards. Their landscaping is minimal and not indigenous . They have zero consideration for the neighborhood they're developing within. I'm pretty sure they're stuck in the 1980s or maybe even the 1950s. If you had the misfortune of dealing with them, don't trust one word from their lying lips.

For 2 years, we knew we wanted a new home, we wanted it custom designed to our liking and we wanted the upgrades without spending thousands of dollars extra, and that's where Pacific Communities come into play. Some builders would charge you an arm and a leg for the granite slab counters, the custom cabinets, the French doors, the bonus room, etc. but at Pacific Communities, all those things are within reach. It's understandable that builders have to cut back on the upgrades since they can't seem to sell the houses fast enough, so there are instances where you have to pay a little extra for what you want, in the quality that you want, now, so I can't speak for the houses now, but when we picked our house out the beginning of this year, most of those things were included. We had to pay a little extra for the stainless steel appliances, but who doesn't? Linda Nulty was our woman and she helped us look through different models and different homes for quite some time before we picked out our dream home. We got to see our house before it even had an exterior or walls, and Linda worked with us to get what we wanted in that house. From colors, to appliances, to the design. We got it all, with her help. Even when another couple wanted to buy our house while we were in escrow (and fighting with our broker at the time, stupid story), she was willing to wait for us and told the other couple that we were going to get this house. Faith, she had it. Now, we have our house, we marvel at it everyday. The houses are built with quality, it's visible when you do the walk through, everyone who works for PC are personable and very friendly, even the construction guys. If you're looking for a new home, definitely check out PC, they even have homes for 55+ communities, for a MUCH cheaper price.

I cannot recommend this company highly enough. They were on time, professional, polite and highly efficient. Christopher was in charge of the whole project. These people will go out of their way to make you happy, and best of all their was no hidden fees or lies. The timeline started fast: They started demolition almost immediately, but then we did not hear much from them for about six months, aside from them sending random "workers" in and out of our house. They'd stay for a while, not knowing what to do and no English, then leave after about an hour. The story is long and painful, but Jonathan and Chris are both serious con men. They have scammed countless people, workers, and even material suppliers. They have court cases you can look up. At one point we had a group of people they had cheated that we were corresponding with. Careful! They change names, have reviews removed, and lie and lie to clients. They got Over $12,000 out of us. It ended up being a $12,000 demolition. We had to finish the project on our own with our own workers. A very expensive lesson for us, and an all around nightmare.
