I'm sharing in hopes that it will save someone time, money, stress and headaches that I experienced. I'm writing this in March '25. My mom inherited a condo in Silver Spring, Md in June '23 and was introduced to Patrick for the work.
Red flag #1 - Disorganized, unitemized work order in May '23 had no mention of his license/insurance, something I asked about later and he said he had but never provided me with this info. My mom sent him 2/3 of the agreed upon labor as the original manager of the project, I took over in Aug '24. Between May '23 and Aug of '24, NOTHING was done. I reached out and he said it would be done sooner than I requested, I would say I need this done in 3 weeks and he would say "oh yea, it'll be done before then". He never took notes or had a to do list with estimated dates of completion. Every time I visited the condo, there was little to no progress, or it was sloppy and unprofessional. I expressed concern that the condo was too far from him, but he told me he was there often.
#2 - Order of operations. Furniture should have been removed before starting to paint, it should have been deep cleaned/prepped for painting. It was not done professionally. Painted over electrical outlets, light fixtures, cabinet and door hardware. The paint is incomplete behind the bathroom vanity, and can be seen.
#3 - Excuses. It took 2.5+ months from when I requested the furniture to be delivered in Aug '24. When it was the agreed upon moving day, I would receive a last minute text that said he was having car problems, his mom, or the weather. This occurred multiple times over many weeks before he finally moved the furniture. He was due to deliver the same day. At 5pm, there were no updates. He texts me to say he took the furniture to his house so he wouldn't get stuck in traffic. What the hell? When he delivers it, I step in to speed up the work. Note: he fails to deliver 2 items that he kept at his house that I had to message him about constantly.
#4 - Delays and lack of communication. He told me for weeks he would send me a picture of a vanity he picked out. He never sent it, I didn't want him to select what goes in the condo. One day there's a used range in the middle of the living room - I did NOT select this or instruct him to put it there, it was dirty on sides from food. He told me the dishwasher did not work, so again he has one just laying around that he puts in the condo without installing it. He says the light fixture covers are no good, when they just had paint on them.
#5 - Disorganized, lack of progress. I select a toilet and vanity that I want and he tells me he will pick it up from Lowes. He can't pick up on date because he cannot fit it in his truck. I could've had them delivered directly to the condo, but he insisted he would pick it up. They're picked up weeks later and he sends me a picture of them in place, not installed. The toilet didn't fit, the bathroom faucet wasn't hooked up, the shower doors were removed and in the bedroom? The old toilet was removed, wax residue all over the bathroom floor, I cleaned the mess he left. Said he needs a part to install the stove and the dishwasher doesn't work - he ran it and left water in the dishwasher, but couldn't empty it. Kitchen cabinets were lying all over and paint was incomplete, repair under the kitchen sink not completed. Months/years go by and I've had enough.
*I called a licensed/insured plumber who installs toilet, bathroom vanity/faucet, kitchen faucet, garbage disposal, dishwasher, and gas range in under 2 hours!
Dec '24 (1.5 years) I tell Patrick I will no longer be working with him and would like to meet for him to clean the paint, clean the sides of the stove, finish the cabinet paint job and reattach hardware, return a piece of furniture he has and remove the dishwasher that is sitting in my living room that I didn't ask for. When I meet him I ask him to clean the paint mess in the sink and I begin to tidy up. He tells me he can't paint cabinets because he doesn't have the right paint, can't reattach cabinets because he didn't notify the building about work noise - could've used a regular screwdriver. Can't remove the dishwasher because there's no room in his car. As we leave he remembers he has the mirror post at home I had asked about - then why didn't you bring it with you?
March '25, 90 days since I had asked him to remove the dishwasher and return the items, it was finally done, but not after even more excuses, car wreck, I heard it will be done tomorrow too many times.
It has been nearly 2 years since we contracted him to do the work and we have lost significant money and the opportunity cost of earning rental income. I was paying a condo fee this entire time. This project should have taken 2-3 months max. Please save yourself the trouble and do NOT work with Patrick/Gojonesey.
