Our recent experience with Jennie Miller and Market Edge Realty was honestly very disappointing. My wife and I were seriously considering one of their rental properties and had a few basic concerns -- broken light fixtures, a non-functioning thermostat (which meant we couldn't test the A/C), and an outdated A/C unit that used R-22 refrigerant and was from 1997 (28 years old). Instead of providing helpful answers or taking our concerns seriously, Jennie was dismissive, unprofessional, and frankly rude over the phone. She immediately mentioned they had received over 400 texts that day -- seemingly to justify being short with us -- and repeatedly cut me off mid-sentence. When I brought up the high energy costs of running such an old, inefficient A/C system, she brushed it off as "normal," and followed up with, "We've had a lot of traffic for this property, so we're not too worried about getting it rented," which made it clear she had no interest in listening or working with us. The entire interaction left us feeling disrespected and disregarded. We were ready to sign the lease, but her attitude was the reason we ultimately walked away. BEWARE!!! Would give 0 stars if it was an option. This place is a scam. I recently toured a beautiful townhome with this company & the pricing seemed too good to be true! As much as i loved the place, I couldn't help but notice the reviews, so I did my research (I was scammed before due to lack of knowledge, so Im always prepared for red flags). Everything is automated. Self tour, texting, phone call, you name it. It's extremely important to meet these people in person or at least have a 1 on 1 phone call. I tried calling to set up a meet & of course.. it was automated. Sent me straight to texting & when I asked to get a call, Ms. Jennie responds "I am pretty much 100% by text." Instant red flag, especially considering she had just got off the phone with my fiance that lasted less than 30 seconds because she apparently had a lot of properties to tend to. I found it odd, considering she had time to text but couldn't talk. I took this as my sign to move on as all the reviews here proved to be true. I would never in a million years use or recommend Jennie Miller for anyone to use as a property manager. I used Jennie Miller for property management while I was living abroad, and my personal experience was disappointing. Communication was difficult for me, and I often felt that concerns I raised were not addressed in a timely or complete way. Because of the nine hour time difference and my work and family situation, I wasn't able to change managers during the tenancy. When repairs were needed before a new tenant moved in, the work was coordinated through a company connected to her family. In my experience, the quality of some of the work did not meet my expectations. For example, when I returned home, I found several items that I believed still needed attention, including appliance hookups and fixtures. I was also told during management that home warranty coverage wasn't necessary, but in hindsight I would have preferred to keep it. When my family and I returned, I had been told the property was ready to rent. Based on what I saw when we arrived, I personally did not feel it was in rent ready condition. Before choosing a property manager, I'd recommend reading a variety of online reviews and gathering as much information as possible to make your own judgment. There is a reason Jennie is personally named in every single one of these bad reviews. Jennie led us to believe we were getting approved for a property to rent at, and after jumping through all their crazy, ridiculous hoops, we got denied. We got denied because we could not send them a picture of one of our SSN. Every other place and job accepts a Birth Certificate in replace of a SSN. We provided my SSN, BC, DL, and every other thing they asked for. My fiancé provided his DL, PP, BC, and SSN, but could not send in a physical copy of his SSN. They could have easily looked up his SSN to run his credit and to prove it matches all his other information but Jennie and her manager Dyna Krigbaum refused to compromise with us. Jennie, Dyna, and Market Edge Realty will not approve of anyone or compromise. If I were the owner of that property, I would fire Market Edge Realty in a heartbeat. Jennie should be fired from M.E.R. for misleading customers and for all the other things said about her in other reviews. Honestly, this is a positive thing for my fiancé and I, we would like to work with and give money to a better & more professional company and I suggest you all do the same. I'd give them a negative star if I could they false advertise rental properties. They don't meet with future tenants prior to lease you have to view property on your own. Home conditions are horrible! Not up to city code. They don't maintain landscaping. Then blame the tenant for the condition of the home. One home had a dead cactus in the front yard. How does a cactus die in Az? They force them selves into your rental and if you aren't compliant they threaten to term your lease. They say the allow service animals but they will charge you ridiculous amounts of money for them threaten to term your lease if you don't jump through hoops to add them to the lease. They have venders come out unannounced one walked into me home when I was undressed. They had him lie and say my dogs were aggressive, but man do we have different definitions of that word. Tell me what dog allows a stranger to come on the the property?! Mine did and honestly I was pissed they didn't bite him instead they wanted him to pet them. Yet he told the leasing office they acted aggressively. He walked 30 feet into our gated yard and up to the door. An aggressive dog would not have let anyone even open the gate let alone walk into the home. When I raise concerns about how they are invading my rights and privacy they said my email was inappropriate. But their behavior was completely appropriate. Let me start by saying I don't like writing reviews. I'm writing this because I'm having a bad experience with a different property manager in a different state. So, I want to acknowledge good PMs like Market Edge Realty. There are many good things about Jennie and her team aka Market Edge Realty. However, the reason why I'm writing this review is that I feel they care about a landlord's situation and not just the money they would make from this landlord. I requested Jennie to take over managing my duplex over a year ago. That time, a tenant without hardship was taking advantage of the eviction moratorium while trashing my property too. I lost a LOT of money (income and savings) due to this. Jennie and her attorney took care of the eviction the best way they can. Even more important, Jennie's team negotiated with other service providers working on my property; so, I did not have to let go of more savings. The service providers waited until my duplex started earning income again and that's the time they got paid. Also, Jennie's team sent me info on Landlord relief from AZ Realtors. Just to clarify for other landlords, the government run out of money, so, I did not get help from government at all. I mentioned this to point out, I felt Jennie's team really wanted to help me. As I said, there are many other good points for Market Edge Realty, but my review is already long. read more

The advertised rent for the two-bedroom, two-bath apartment was 1,199 at the time I applied. The rent had changed to $1,359.98 when I was approved for the apartment and signed my lease at the management office. When I moved into 2020 N. Winterhaven Apt. 217 Mesa, Arizona 85213, I did a thorough walkthrough of the entire unit. I discovered that the entire unit had not been cleaned and that the majority of the unit was damaged. The carpet in the master bedroom is stained and smells like urine. The carpet in the second bedroom is also filthy. I reported the condition of both bedrooms' carpets to management, but I never received a response, and the carpets were never cleaned. Due to scrubbing food from the walls, I noticed the unit was never repainted, and there is writing on the walls and light fixtures. All the ceiling fans and vents were filthy. The window seals and blinds had never been wiped down and were covered in dust and dirt. The flooring in this unit is severely damaged, particularly in the master bathroom. I spent hours cleaning the kitchen because the food was stuck to the walls, ceiling, cabinets, blinds, and floor. I swept and mopped the food and dirt that had accumulated beneath the refrigerator and oven. The wood on the kitchen cabinets is rotting and falling apart, and I didn't feel safe storing anything in these cabinets. The range hood above the oven had a lot of cooking grease (yellow stuff) stuck to it, which I had to scrub and try to remove as best as I could. The screens on most of the windows are broken. The screen door on the patio is ripped in several places and can only be opened and closed with difficulty. I had no idea there was a roach problem until I discovered dead roaches inside the kitchen cabinets and the second bedroom while cleaning. When I asked management via email if I needed to contact pest control due to the dead roaches, their response was, "that's up to you". Overall, the unit was never cleaned, and I've spent hours/days cleaning it and I'm still not done. I understand that this is not a luxury apartment, but I assumed that when a tenant first moved in, the unit would be cleaned and repainted. This has been a stressful time for my children and me, especially since we moved from another state and are dealing with my thyroid cancer. Since I moved into the unit, I've had to make numerous maintenance requests. I received an email from Market Edge Realty on December 27, 2022, in reference to a "Notice Not To Renew Rental Agreement". I gave my 30-day notice on January 2, 2023, and asked if I could pay January's rent on January 27, 2023, due to some financial difficulties. I did not receive a response, but I did receive threats from Madison Myers via text message about how my rent is unpaid, how I need to pay the rent or move out, and how if I do not pay the rent or move out, I will be evicted. I spoke with three African American tenants, and they were also forced to leave. Moving has been difficult for me, my children, and my health. Nowadays, finding an affordable apartment with three children is difficult. Additionally, I've seen a lot of Caucasian applicants on the property looking at the units that the black tenants had to leave. DO NOT APPLY FOR 2020 N. Renter beware! Lived at this residence for four years and was unceremoniously kicked out so that they may up the rent by a 1,000 dollars to capitalize on the struggling housing market. Apparently this has not panned out well as they still cannot find any one willing to rent despite rate reductions. On top of everything else they frequently ignore maintenance orders and have the audacity to attempt to charge my family to repair those very things they neglected to do! This includes faulty electrical sockets which were outputting way too much voltage and causes two of my appliances to die within seconds of plugging them in. Additionally, as remarkable as it may seem, I was even sent an instructional video on how to repair my door after submitting an order because the front door wouldn't shut! Here are two recent pictures of the place I rented taken months after well left. Overgrown weeds and general disrepair. And this what they are presenting when they want someone to rent their unit. How do you think they will care for the unit after you've signed? If you do rent from them be sure to retain all of your email correspondence as I have to use against them in court. I unexpectedly had to move in December of 2020. Knowing, I was only going to be in Phoenix 1 more year, I wanted something cheap to save money for a cross country move. I was told that due to covid, I could only schedule a virtual walkthrough. In viewing the virtual walkthrough of a 2 BR; 1 bath at 2216 East Eugie Terrace, Phoenix, AZ, it looked fine. Nothing fancy, but I just needed a place for a year with enough room for my office and storage. I moved in on January 14th to an absolute dump that is CRAWLING with roaches. I walked in at 4pm and they were crawling on the walls, the floor, the counters, the refrigerator, in the toilet, in the sinks, on the bathtub...everywhere. I've never had roaches before so immediately left because this can't be legal. I called the Market Edge to report the incident. I was told pest control was solely my responsibility. I had never set foot in the place before so how was it my responsibility that the place had vermin? I had already done some research due to a previous slumlord, and threatened legal action if they didn't fix the problem AND have a cleaning service come out to clean up the dead bugs, feces, and filth the previous owners had left. There is absolutely no way this place was inspected after the previous tenants left. Rotting food in the fridge, food smeared on the walls, and drug paraphernalia in the hall closet I disposed of before I thought to take photos of it were all present. The amount of dirt on the floors caused the corners of the room to be rounded. The cover to the AC intake fell off the wall my second day there, because it was secured by one loose screw into just drywall. Other holes had been drilled into the cover and the sharp metal burrs cut my shoulder and arm. The AC fan has significant damage that literally make it unsafe to use. I am forced to pay for air filter replacement in the AC I cannot use or risk eviction. The exterior walkways are rotting to pieces and I have to be careful where I place my feet so they don't go through the untreated plywood. The stairs supports are rotting to the point at some places there is literally no material around the anchors anymore. Market Edge did pay for an exterminator to come out for 2 treatments and a very light cleaning. Initially, the cleaning person refused to work in the apartment due to how bad the roaches were. I was told that 30 days after the final treatment, Market Edge would assess the problem and if other units needed treated as well. I have sent them countless portal messages, phone voice mails, and emails that they simply IGNORE. If I put in a request for something else, they respond, but when it is about the roaches they do not. They simply ignore my requests they remedy a problem I did not cause. I also reported all the other damage previously mentioned and nothing was ever done. Follow up messages were also ignored. The walkway near my door is literally coming apart but they won't fix it. The provided laundry room is a health and fire hazard with rodents, mold, and an outlet that is scorched. When I moved in, I also advised them that the water heater connectors were corroded to the point of failure. They ignored this request for maintenance as well. As stated the connectors failed after business hours and the heater flooded my apartment for 36 hours before someone was sent out. Why didn't I just turn off the water? I couldn't. The valve was so covered in corrosion that even a man with a pry bar couldn't turn it. The bathroom light fixture with 4 sconces was mounted over the mirror with nothing but drywall screws instead of weight rated anchors. I noticed this when I was changing a burned out bulb and the whole appliance came off the wall in my hands. This has been the worst rental experience I have ever had. This company takes advantage of people who aren't in a position to fight back. I would move now, if I could get out of the lease but after paying a lawyer for a consultation, it would go to court and while I would win, it would cost me time and money I don't have right now. read more

This company is crap, my ac went out. Tried to make an appointment with property meld their maintenance people. Turns out they canceled their contract with them. Didn't bother to advise me of the new procedure for maintenance calls. No email no letter, so I had an ac guy come out and fix it. When I called to see about a refund or rent payment credit. They told me that yes they stopped about a year ago using property meld and that I should have called them directly. I let the lady know that it was after hours and that I was not going to leave a voicemail for them to call me the next day or whenever they decide. The lady then says that I'm out of luck and that they do not reimburse tenants for work done on their properties. Even when done by professionals and with receipts. Update: So 10 days after this incident/post. I have now been given a 30 day notice to vacate the property. No reason was given. They advertise move in specials no one "qualifies" for. I have a 750 credit score, no judgments and excellent references (which they didn't bother to check) and it took them over 10 days to decline me. The $63 application fee is a scam. They utilize overseas call centers for the application process but still do not answer their phone. Shady and unprofessional as hell. read more

Okay folks after 3 days of trying to contact everyone that works here about property I'm interested in, Nobody will return my calls. Usually when there is a sign on a property for sale that is a good indicator it's available for purchase. Perhaps it is just an advertisement of the real estate company they are attempting to gain versus making money? Regardless, professionals in all professions at a minimum will call a potential client back. Not Weichart Realtors though. At least not yet. I would change the one star rating to a 3 just for that. Horrible experience and handling of my application for a home with this company. Took almost a week 5 emails and 4 phone calls before I heard anything back and even though I had two different receipts to show I paid they still told me I hadn't paid and when I sent them a picture of the receipt they immediately sent a denial too my application for a utility bill from ten years ago. When I called too try and discuss possible remedies too fix the situation and still be able too rent with them I was basically told all decisions are final and there was nothing they could do too help me. Both times I was able to actually talk with someone on the phone I was pretty much just blown off like I was wasting their time. Just a really horrible experience and won't ever look in top renting from this company or the woman running it at all. read more

Please safe your self a headache and don't work with this and if she tries to dispute this I have all our conversations via email to back up what I'm saying. read more

It isn't about quality of home because my soon to be husbands was amazing it is the quality if the people whom work with you. I was given permission to talk to these horrible humans due to my husband having anxiety when speaking to people he had called and the person said it was fine! i was greeted with a rude woman whom doesn't understand good customer service. I myself work for a realty company and i would be FIRED if i spoke to my costumers the way she spoke to me. My husband was told he had to leave in November after signing a lease in December of 2020. I was asking basic questions. This woman then calls my husband and says i was cussing and being rude. bless her heart though hope they find better employees in the future. also the storms had broke two windows he had contacted the insurance and they had told him the company was suppose to do all this and they'd be billed sadly i had to help him replace both windows cause this place was trying to fine him for the windows...... This place has been a headache for him for the past year. PLEASE seek a different company unless you want to be scammed and charged way to much! read more

My experience with this company has mostly been bad. I have been a tenant in one of the rental units managed by them long enough that I have seen managers come and go. To get someone on the phone is nearly impossible, and all correspondence via email is selectively answered. Getting repairs done is always a multo step process, and the pool has been empty for many months. I would never rent at a property managed by them again. read more

***BEWARE**** My mother law and I was really looking for a place for her to rent. Came across a nice rental, submitted application and fees, but never heard anything from an actual person on status of application. We called several times a day left several messages and emails but never received anything. No consideration to at least tell us if there were issues with the application. About three weeks later, received an email stating she was missing something on application. This company will drag its feet, but very willing to take fees right away. read more
