Overall, I have had a good experience with Progress Residential. The process of moving into my new home was smooth, and I am happy with the property. I appreciate the support and services provided. I look forward to continuing to have a positive experience as a resident. read more

How a company can be so absolutely awful is unfathomable to me! My 24-year-old daughter passed away in November from cancer. She left behind a 5-year-old daughter, who lived in a rental property managed by Progress Residential with her father after she passed. The father did not pay the rent even though we provided him with funds to do so and fled the home, leaving our granddaughters' and daughter's personal belongings behind. The father left the child with her grandparents and disappeared, knowing he was soon getting evicted. When trying to obtain our grandchild's property, Progress Residential decided we could not have access and stated that these personal items, our daughters' and granddaughters ' belongings, would be thrown out in a few weeks. I have provided the company with her death certificate and other documents, but as my daughter did not have a will, they are making me file with the court. I now have to fly to Arizona, file with the court, and wait 6 months or more for access to a baby blanket, an urn necklace, Christmas ornaments, and sentimental mementos that are of no value, but are priceless to me and my grandaughter, even after repeatedly asking for any option to ensure my daughter's remains and every physical memory my granddaughter has left of her mother is not lost forever, including walking through with a representative of the company and my granddaughter to get these small things. Their replies are cold, absolutely immoral, and ridiculous. What are they losing by giving us these small things instead of throwing them out after the father never comes to retrieve them by a certain date? Not to mention that I had to call back every day just to get an email telling me to contact them, which has left me with less than a week to file paperwork I didn't even know I would need. They are literally trying to make it impossible for us, for no legal reason other than spite. read more

Our experience with Progress Residential has been incredibly frustrating. We have been actively trying to resolve our rent payment, but instead of receiving help, we have been met with poor communication and little to no response. After we were locked out of the online payment portal, we did exactly what we were instructed to do and mailed a cashier's, to the address provided. Since then, we have made repeated attempts to confirm whether the payment was received. We have sent multiple emails, made phone calls, and reached out in every way we could, yet we have received little to no communication in return. While we were waiting for our payment to be located and processed, an eviction case was filed against us. It is incredibly discouraging to be making every effort to pay and resolve the situation while being ignored. No one has been able to tell us where our payment is, when it will be posted, or provide any meaningful update. No customer should have to chase a company just to confirm receipt of a cashier's check. We understand financial obligations, and we have been doing everything we can to fulfill ours. What has made this experience so upsetting is not simply the payment issue, but the complete lack of communication, follow-up, and customer service. If you rent through Progress Residential, be prepared for significant challenges if anything goes wrong with your account. Based on our experience, getting timely assistance and clear communication has been extremely difficult. read more

Renting a home from this company was awful. When we moved in, the home had not been cleaned at all. The floors were filthy and we had to clean them 5 times with a deck brush to remove all the filth. The AC broke within 4 months of us living there, and when we moved in, there was no working internet connection. Cox had to come out and re-do the wiring since it had been cut inside the wall. This was my first time ending a lease early. We only received half of our deposit back due to "cleaning fees", but we left the home in significantly better condition than we received it. They were decent with communication and they were quick to get us into a hotel when the AC broke which was nice. But the home we rented from had a lot of issues and it seemed as if no one had stepped into that home in a very long time. read more

AVOID THIS COMPANY AT ALL COST!! Progress Residential is hands down the most unprofessional, negligent, and dishonest company I've ever had to work with. I leased a home sight unseen while moving from out of state. I figured working with a large management company, I'd avoid issues like rental scams, but I was SO wrong. What I arrived to on move in day, 2 weeks after Progress had the home "ready" for me, was awful. The home hadn't been cleaned, roaches and spiders everywhere, and dog feces left in the backyard by the previous tenants. I immediately called Angelina, the leasing agent, who told me there was nothing she could do and that I should submit a work order and someone would call me on the next business day. I followed up by phone and email every single day for the next 3 weeks before anyone from Progress called me to discuss any of my concerns with the house. In that time I was passed off by every person I spoke to at Progress, everyone told me someone would call me right away, but that was a lie. After another week of waiting for "leadership" to review my concerns, I was told these issues were my fault for not seeing the house and bringing these issues to their attention before I moved in. Absolutely unreal. Now, three months into my lease, they've been repeatedly billing me for electricity at a completely different address than mine, in another city, and no one seems to know why it's happening or how to stop it. No one at this company takes ownership of anything. You'll never reach anyone beyond a call center that can't actually fix anything. Leadership and accountability is nonexistent at Progress. They're a scam disguised as a property management company. I'm counting down the days until my lease ends so I never have to deal with this absolute joke of a company ever again. read more

I rented from Progress for two years. I had zero problems except for a tricky door code lock but they came and fixed it for me twice. Everyone was very nice to me there and helped me out when I needed questions answered. I loved the house I rented so much that I wanted to buy it. LOL I wish they would sell it! read more

My friend was a perfect tenant, never late, kept place nice, hired cleaners etc to make sure house was in perfect condition when leaving. however, the house he moved into, nothing was clean. The yard is COVERED in dog poo-literally everywhere & fire pit filled with cigs & trash. Pool is FILTHY, full of leaves & some trash. The filters were full of bugs trash dirt & even say "dirty." House has a weird smell. Fridge was gross & falling apart. Sad bc the house he left wasn't in such condition when he started the lease & he left it pristine. Why?!? read more

If you're thinking about renting from Progress Residential, READ THIS FIRST. I've submitted five separate maintenance requests since April about a broken upstairs HVAC system. It's now August, and the issue is still unresolved -- despite the fact that the upstairs temperature reached 89°F this week. That's where my bedrooms and bathrooms are located, which means my home has been partially unlivable for days during the peak of summer heat. Progress's own emergency policy defines anything above 81°F as critical. And yet, I've been told multiple times that my issue was "escalated to a manager" -- with no technician, no timeline, and no accountability. I've called. I've emailed. I've submitted written documentation and photo evidence. Still, they stall. Still, they delay. I've had to consider withholding rent under Arizona landlord-tenant law (A.R.S. § 33-1364), and I'm now filing a formal housing complaint with the state. If you want a property management company that: * Takes your money quickly * Delivers broken systems * Ignores your requests * Then hides behind corporate red tape ...Progress Residential is the one. If you expect safe, livable conditions, look elsewhere. read more

I regret ever coming to this company. Worst communication I've ever experienced in my life. Failure to notify of any changes and sneaks in upcharges for the most ridiculous things. Will never return to this company and will strongly turn everyone away from this company. Guaranteed you can find a much nicer place for ALOT less And way better service. read more

BEWARE RENTER I applied to a property with this company and was one of the first to apply. Progress Residential proceeded to give the property to someone else and not even bother to tell about it. It was over 48 hrs after they did that and I found out because I called in on the status. I was going through the approval process and someone else already had an approved application and was able to get the property that I was trying for. My agent Brandi said, Oops sorry, I should have messaged you on this. How does that help me out. I was finally approved and then they told me that I could only move my application 1x without paying. This was unacceptable to me with what had transpired. They did agree to allow me to move my application without charge. I went and looked at another house and the lock was jammed and I reported it. It would have been another great fit. Except that despite numerous attempts on my part to see if it had been fixed, no one notified me I could finally go in and someone else got that property as well. They pigeon holed me into one of their properties that was below averagely maintained. The house has been on the market for a bit and cost more then the others that I had looked at. Despite my attempts to secure something that was a better fit, the company never supported me. They are NOT interested in customer care whatsoever!!! It is truly one of the WORST customer experiences I have had in a VERY LONG time. I am fortunate that I am not stuck renting from this company because if this is how they treated me before I became a tenant on one of their properties, I can only imagine how it would have gone once they had me locked in for a year. RENT AT YOUR OWN RISK FROM THIS COMPANY. read more

I just recently moved out of a home off of camden drive in Youngtown. I had nothing but professional experience the home I moved into was beautiful and very clean. I stayed a year in the home and was a little worried about my move out the staff assured me if I had a cleaning receipt and carpet cleaning and did everything on the list i would get my security deposit back. I got my full deposit back. I did do a lot of cleaning and picked up the yard, changed light bulbs and batteries . My living experience was Amazing great service and great people! read more
