My year is coming up living at Marea and I absolutely love it. The staff is amazing. Everyone in the leasing office is welcoming, nice, and can answer any question or help with any problem. Maintenance is also super amazing. They are always around the property doing work and will stop to talk and say hi. It really feels like a community. As well as that, the location is amazing, it sits on the Monarch golf course and the trail to the beach is a super easy 1 mile walk and the facilities are really nice. I try to use the gym and it has helped me meet people as well as I no longer need a gym membership. I love living at Marea and recommend it to anyone in the area. If I could give Marea zero stars, I would. Do not move in here. It is anything but "luxury" and is extremely overpriced and a waste of your hard earned money. There are much nicer and safer complexes to move into. The parking is TERRIBLE. If you enjoy having to fight over a parking spot, never having parking for guests, always having someone parked in your personal spot that you pay for, and like walking 15 minutes to your apartment every night, then you'll be fine. I felt unsafe the whole time I lived here. I had multiple drug users living in my building and constantly felt unsafe while at home. I reported them multiple times and filed incidence reports and management did nothing. I repeat NOTHING. Get used to seeing cops called to this complex by residents because of drug related issues, sex-offenders, loitering, and domestic violence. The walls are thin so you will hear everything that your upstairs neighbors are doing. If you enjoy cabinets that do not close, drawers that are hanging on by a thread, doors that don't properly close, paint coming off the walls, appliances that don't work, and mold growing in your apartment then this is the place for you. If you're looking for a place to call home, this isn't it. Originally I was sold on the relaxing looking amenities and quickly realized how little I used them because of how much of a party scene they were. The only two good things about this complex are the location in proximity to the beach and the maintenance crew. As someone who was originally very excited to live here, within two weeks I realized how miserable of a place it is to live. Please take my advice and go look elsewhere. I have lived in 3 apartments since selling my house. Both apartments previously had maintenance issues which went unanswered or needed multiple calls to finally bother them enough to fix them. Not here. I have Fernando Vargas to thank for this. I have had a couple issues and one large issue. Not apartments fault just normal things that happen. I sent a request not expecting an answer for days but within hours problems were addressed solved. I was blown away. The work was done quickly and perfectly done. I want to thank Fernando publicly for his quick response, work ethic and professionalism. He is a major reason for my high rating of Marea. I need to update and add another positive review about a recent service that was received from Javier. We had just recently had an pipe issue. Javier was there almost as fast as service was requested. Fairly major work needed to be done to correct problem. Javier has always taken care of things. But this looked like major work so I figured it might be a hassle. Nobody's fault just a big job. 2 days done! The actual time in my apartment was less than 4 hours because dry wall needed to dry. Cut wall, fix pipes, dry wall repair, paint. In less than 4 work hours it was if problem never happened! I've had 2 apartments and three houses and never had work done so quickly and efficiently. Javier I can't thank you enough. You turned a problem into a positive. It's that kind of service that keeps tenets happy! read more

I've lived at Marea for 8-years now and I love it. I have always found the office staff extremely empathetic and responsive to my needs or concerns and everybody I've met that's work here over the years is just as friendly as can be. Couple that with the A+ Maintenance Staff and the property's location, in one of the most beautiful residential locations anywhere in the world and what you have is simply a great place to live. I would also like to say a few words about one of the Maintenance Supervisors, Fernando, who has been responding to my service requests since the day I moved in, everything from routine and simple maintenance like a broken screen to the truly disastrous, i.e. a very wet kitchen....OK, it was underwater! It was entirely of my own doing too. I bought a defective Faucet unit from Home Depot, which had actually been recalled, and of course I didn't find out about the defect and recall until after the incident, on a Sunday night...... Easter Sunday I might add. The poor guy was on-call and responded immediately, leaving his family who was visiting from out of town for a few days. After he stopped the leak and we removed the defective unit for replacement, he spent the rest of HIS time trying to make me feel better about the incident, something I know is not in his job description. On top of that, he would not leave here until he helped me clean, dry and sort out everything, a series of tasks that is definitely not in his job description. Talk about exceeding my expectations!!!! When we finished, I felt so bad I tried to offer some remuneration for his additional services AND for the major inconvenience I caused him and his family and he simply wouldn't hear of it. Fernando is old school so when he comes into my residence to fix something, it's going to be done right the first time and he will spend as much time as necessary making sure it's right. He's extremely courteous and polite, always removing his footwear and ALWAYS asking me if I have garbage or recyclables to go out to the dumpster upon completion of the service requests. When I had spinal surgery last year I got a knock on the door and saw him through the peephole. My immediate thought was, "Oh please, no routine maintenance today." There was nothing schedule. Fernando was simply stopping by to see how I was doing, checking to see if I needed help with anything or if I needed anything from the store adding, that he would have his teenage son come by later that evening if I could not get myself to store or simply didn't feel like driving with an obtrusive neck brace. That's pretty extraordinary stuff, anywhere, and I could not be more satisfied with all of the services he's rendered over the years. Finally, I want to add that I thought about moving out last August when my Lease expired and Fernando and his Team were a big reason I stayed put for another year and... why I am very likely to renew again in August. I work out of my home so it's my office and it has to run smoothly. Knowing that everything will function properly and when it doesn't, will be tended to immediately and fixed correctly the first time is a huge stress-reliever for me. I think Fernando would succeed in anything he does, I'm just happy our paths crossed and he works on the maintenance staff here at Marea, a great Community to live in. read more

Living at Marea apartments have been absolutely phenomenal. First off, the maintenance team is INCREDIBLE!! Fernando and Allen specifically need to be mentioned, as every time they come in to help us out they are so polite, and extremely efficient. We recently had an issue with our blinds, we placed the ticket at around 8 in the morning and by 9:00 am they were knocking on our door to fix it. We couldn't stop talking about how grateful we were all day!! The pools are beautifully renovated and the leasing agents were all super sweet and accommodating. Even though they were going through renovations while we were living here, everyone was very communicative about when we had to move our cars for a carport renovation or new asphalt, or when everything had to be painted. Overall we were extremely appreciative of everything Lyon Living and Marea Apts did and I highly recommend moving here!! read more

This is some of what I have experienced living here in just a very short time: Non-working air conditioner that management won't fix, and temperatures in the apartment that at times, exceed 85 degrees (all while not being able to open my windows due to the excessive number of smokers that live here); a loud banging in the living room ceiling that management won't investigate; rat/rodent infestation and feces in and around the apartment and laundry room; shoddy plumbing that causes showers to fluctuate from scalding to ice cold; no cold running water in the kitchen and bathroom sink (warm only); black specs of unknown substance, and sediment coming out of the faucet (and am being told "this is normal"); complete lack of Carbon Monoxide detectors even though there is a gas line in the home; zero ventilation in the bathroom; moldy, stinky, dirty cabinets, with nothing more than contact paper and a new handle on the outside cabinet door (what they're calling a renovation); a spider infestation due to large holes and gaps in the walls and under sinks that management says "are supposed to be there" (i.e. entry points to the inside of the wall/areas filled with bugs, rat feces, and apparently trash); a putrid smell in the bathroom that won't go away; new but only partly working appliances; more cosmetic issues than I could even list. My apartment also had a collapsing wood burning fireplace that they hoped I wouldn't notice when I moved in; they only partially fixed it after I insisted, and told them I'd call the Fire Department otherwise. It's still of very of questionable integrity, and they refuse to have a professional fix it. Management straight up LIED and said they would be inspecting all fireplaces (I was concerned with this being a shared building), and they have not; meanwhile, I have proof that my neighbors' fireplace is also collapsing. Gates that are always broken and hanging open. The other night, a man climbed out of the dumpster when I was unloading groceries from my car. Management, Josh specifically, likes to gaslight---sending maintenance to the apartment, but not actually fixing anything. I've lost count of the numerous calls, emails, and physical trips to the office, that have now spanned over a month, since what was supposed to be my move-in date. Josh also seems to know little to nothing about the buildings (i.e. insisted there is no gas in the apartment, even though there is); considering he is the property director, that's frightening. Though I can't confirm, I also suspect there is mold, and have little faith that asbestos was properly remediated or repaired when they did their "renovations". I will be hiring someone to test, much like I had to hire my own pest control to diagnose rodent entry points. I also had to call a city inspector to open a case, which is actively ongoing. Parts of the community look like they're crumbling---just take a walk down some of the steps in the back of the property--some of them are wobbling, cracked, and a step away from collapsing under one's feet. The cherry on top are the frequent domestic disputes, yelling, and multiple visits from the Sheriff taking place in the courtyard, every few days. I know that my experience is not unique, as I have made friends with several neighbors, and communicated with former residents on yelp, who have had the same experience, with the same exact or similar issues. They too have also experienced Management (Josh) gaslighting them. Their new building "M Collection", was built on a site where the community had a previous building literally split apart and start sliding, ordered to be condemned by a city inspector, back in the 90's. Hopefully they've properly restored the area they've built upon! Their resistance to fix basic things in the apartments that are related to habitability, health, and safety, have me questioning, but that's just my opinion. Lyon Living, the corporate company that owns this property, will go out of their way to avoid communicating. They won't answer the phone, call back, or respond to written correspondence. This includes the VP overseeing Marea, Terry Ko. It's been three weeks, several calls to their office, and I'm still waiting to hear from Terry or really anyone from corporate. In my opinion, this is the epitome of a slum with a fresh coat of paint. It's unfortunate that it's taking up land in one of the most beautiful areas. I regret moving here with every ounce of what little energy I have left, from dealing with this company and the property "Director", Josh. All I asked, was for them to fix things in my apartment---essential items that are of basic safe, healthy, and habitable living. Things that have simple solutions if they would stop arguing and just take care of them. Instead, Management waits for problems to get so bad that they worse and worse, until there's an in-your-face problem-like my neighbor who recently had raw sewage back up into their apt. read more

The company running this property is a mess and heavily brings down the community. I have lived here for almost two years now and the office team and security do nothing to help residents. The first few weeks I was living here I had problems with my dryer and had to get help from maintenance. Two men spent a few hours in my apartment, for them to tell me that it's in not fixable, and proceeded to tell me that the only way to start the dryer was to slam/kick it. The issues have only continued, at this point I can not rely on management for anything. If you are looking for a place that feels safe and has reliable management, don't move here. read more

As we applaud all the people on our front lines, sacrificing their lives to fight and help end this horrible COVID-19, I would like to give a shout out of thanks for the maintenance team at Marea Luxury Living. They are very efficient , take their jobs seriously and always greet you with a smile (even behind the masks). In particular I would like to thank Fernando Vargas for his help and kindness now for many years. I live by their shop so I see him quite frequently. Besides fixing my disposal and oven in a timely manner, he will smile and wave to me as I am walking my dog. He goes out of his way by carrying my groceries to the door and helping me take my garbage out. He is the best. I little side story about Fernando's kind compassion: On a dreary rainy day I misjudged the pole on my parking space and damage the right side of my door. I was hysterical as it had been a very stressful day. The other kind maintenance men did not know what to do. They said "call Fernando and he will help her". A quick talk with Javier and the next morning Fernando and Sammi arrived with a new oven. A little bit of extra work as the refrigerator had to be moved before oven could go in. As a new tenant just moved in I'm more experienced to make a review. First the facility is excellent and well maintained. Location is outstanding. Apartments are spacious clean and all exterior lighting is bright and comforting. Trash bins and area are well kept. Management is attentive when called upon. If you move into Marea. in Dana Point. Understand that this apartment living. Parking is a major issue. If you have deliveries amazon etc. They tend to park in the middle of the street or in front of your car because all parkings spots are usually taken. They employed a special parking company to designate your parking , you must have a pass on your car if not YOU WILL BE TOWED. If you have guests. They will not find parking. The new construction has been horrible, You will get flat tires as the staff and new building construction leave all over the place Marea will not reimburse you for this either.. Not to mention all the dirt in the air from the construction. They also like to turn the water off in your unit without letting you know. I got so tired of this I started to collect samples of the water that was expressed from my faucets after they turned it back on- only to find white transparent large floating particles. So don"t drink the water out of the faucet its disgusting. I also had a company come and measure the quality of air coming out of the vents from the air and heat unit. Air quality was very bad doesn't matter how many times they change the thin filters. So if you have allergies. you will definitely feel it and breath it. Also the top units air conditioners will NEVER cool your apartment on the top floor lower than 76 degrees you can run that thing day and night and it will not get any cooler. Marea will not fix it... Just continued excuses. The garbage bins are not emptied as often as they should be in regards to the amount of people who live there. They are always full of stuff you cannot even throw your garbage out. I have had thefts of my packages , Security has been hired only for Friday and Sat. nights. I even saw the Swat Team, 8 police vehicles ask residents in one building to evacuate because a tenant had a break in. The windows are very thin not insulating. If you like peace and quiet. Make sure you get into the top floor because they are replacing carpet with VInyl flooring, which makes the units underneath very loud. You will often wonder what your neighbor is doing upstairs. The plumbing, so disgusting I guarantee black glutinous crap will come up into your sink ... its soooo gross. It doesn't matter how much bleach goes down those sinks , kitchen, and bathroom. You will see those pipes get clogged with this disgusting goo and creep up into your drain. read more

Honestly this is one of the best places I have ever lived. I've been here for a little over a year now and I can truthfully say that this place is beautiful and so are the souls of all my neighbors. Everyone says hello, and everyone is so grateful for each others company. But not only are the neighbors kind, the people that work here are truly one of a kind. I've been in communication with Sierra in the leasing office since Day 1 and she has been beyond kind, helpful, and communicative. She made both our move-in and move-out process so smooth and as a pregnant mom (with a toddler too!) I appreciate her help more than she knows! We have been so grateful for Sierra, Monica, and the rest of the leasing office. Everyone greets you with a warm smile and we will miss them! So this is my second review. I really have to give kudos to the maintenance crew. They always deliver. My kitchen faucet stopped working and a new one had to be installed. We were expecting guests and got worried a new faucet could not be installed in time. George, in maintenance, totally saved the day. First, George is always on time and courteous. What I thought would take an hour, was completed in a flash. He came in, removed the old faucet, installed the new faucet, and made magic happen. The maintenance crew here is pretty awesome. The engineering and maintenance team has been working so efficiently, always consistent with masks & social distancing while doing a diligent job. I'd like to give a special acknowledgement to Allen; He definitely is an essential worker. I see him working early like 8am non-stop until the evening around 4:30-5pm or later all over the property! Rent my apartment #203 at Marea and get all the following included FREE in your $3800 monthly cost. - Cabinets that don't align, close, drawers that fall to the floor and hang so low you can't open the lower cabinets. Or cabinets that just don't work in general - Kitchen Sink, Dishwasher, master bedroom sink smells like SEWAGE every time you turn the water on, brushing your teeth with sewer water, washing your produce & dishes in the same sewer smelling water just disgusting and property a health code violation - Heating & Air Conditioning that do not work well enough to heat or cool this apartment. Paper thin walls that keeps a chill inside even when 70 degrees outside - Mold around the bathroom fixtures seeping through the new caulk - Security gates that have been broken for months, they work for a minute then broke again - Windows that sweat in the winter leaving puddles of water on the ledge MOLD - Rats at the base of the stairs - that was fun - Dogs barking all day/night long - Rain pouring into the tracks on wet days seeping onto the carpet and pooling in the track of the door - A dining room ceiling fan hanging by a thread (no bracket support) - I waited for 2 months for a new refrigerator after it continually froze all my food with zero compensation - Fireplaces that don't vent leaving black smoke on the mantle, walls and dust in the air / even after recently serviced? - Sliding glass doors that don't close properly or latch - A sinking hole in front of the laundry room on the deck - Microwaves that don't vent any smoke causing the smoke detector to go off while cooking - You will need a thermometer in your oven as the oven runs 30 - 50 degrees behind - Garbage in the community overflowing almost every day with residents putting everything in there without thought or care, if it falls out it sits there - The community gym where members allow their non-member friends inside taking up the small space, outside Personal Trainers coming into the gym to train residents "on the side" not allowing you full access to your amenity. - Terrible parking conditions , hopefully you only have 1 car and ZERO guest My favorite feature is how I've been treated by Management, specifically Josh in the community. I've asked repeatedly for repairs to be done. On a recent visit in October I was told "we will not fix these items in your unit" & "we are in a housing bubble so I'm happy to release you from your lease" or how about this line "you are 1 out of 440 residents here".. Apparently the Corporate Office condones this behavior and style of management as my attempts to connect with someone at a higher level were fruitless. When I asked if someone paying higher rent would have these items fixed they stated NO & no one else is complaining. As you can read in other YELP reviews I'm not the first resident to complain. They were willing to release my lease so you can PAY more and receive the same treatment. I've had to endure great time loss seeking a new place to move, hiring movers, and missing time from work to relocate with ZERO compensation from them or even the decency of a phone call from corporate. Josh did just let me know he is willing to come over and replace the hinges on my cabinets - NO THANKS / TO LATE My current rent is $2850 renewed 7 months ago, your rent $3895 (oh yeah get 2 MONTHS FREE because we won't repair anything.) Please don't be fooled by the coat of fresh paint over the old scum. Management will not support you once you move in. My favorite feature - the garbage can by the mailbox & the walk to the beach. I will say the Maintenance Team does their best but are directed by poor leadership in the community. One worker even stated he "felt sorry for me" and he felt the building should be flushed due to the smell. This is not your dream community, take caution, open drawers, get it in writing and be prepared to NOT be IMPRESSED. I think this is why they serve Alcohol in the Leasing Center when you first show up.. just saying. Luxury Leasing should not be the slogan for Lyon Homes and this community. read more

Fernando is the BEST!! He is knowledgeable about all areas of maintenance, lightening quick and super friendly. We have lived here for 13 years and every time we have had an issue(and we have had a lot over a 13 year span) he has responded quickly and fixed the issue in record time. Not impressed at all with Marea. I did a tour and the units look way better in photos than in person. Drawers in kitchen looked cheap and one was sticking out bc it doesn't fit right. I was also warned the parking is very limited and to have guests "Uber" in from a shopping center bc you can't park on the main roads outside of the complex. It's also very far from the freeway. Plus you are price gouging. You were 1900-2200 for a 1 bedroom apt a year ago. No thanks. read more

This is my first time living in apartment style community. Moved here two months ago and there has been a few minor things that I've needed maintenance on. However, not only do they respond within the hour of submitting the order on the portal app, but their maintenance employee (Fernando Vargas) is quick and efficient. He is a pleasure to be around, and every time I see him on the property, he waves and smiles. I sure hope Marea knows how awesome he is! read more
