Bitarchitects provided a prompt response, prompt call phone consultation & next steps. Within 1 week of contact I was able to discuss my concerns, the engineer completed a thorough walk through of my home & gave me ample amount of time view discuss my concerns. More importantly they didn't drag out the walkthrough for hours!! I appreciate the honest responses to help distinguish between normal settlement & items that are concerning. I'm waiting on the written report (inspection was completed one business day before writing this review) to proceed with the fixes. I strongly urge spending time & money on an inspection from a structural engineer before spending $$$$ for repairs that aren't needed. Prior to contacting I had 2 vendors try to sell me solutions for problems I didn't have. The price I paid for the inspection literally saved me $$,$$$. My selection of Bitarchitects was because they heard my initial concern, were quick to provide service, & provided communication from initial inquiry to the day of service.

Terry Bitar and her team were great to work with every step of the project. They handled things large and small to successfully complete the project. It was easy to communicate with the team, both on big picture issues and on smaller logistical issues. Bitarchitects listened to us and provided us with options and expertise to navigate the task of structural reinforcements for our 100-year old DC home. I also appreciated that, in addition to talking through things, they neatly put things in writing so there was a clear documentation of the project. -- We had an urgent concern with a structural issue in our old house so we reached out to Bitarchitects based on their good reviews here. We received a prompt response and soon had an engineer evaluating our house. The engineer was thorough, helpful, and went above and beyond. He provided a lot of valuable insight both on site and then in a comprehensive written report. I also appreciate that Bitarchitects is able to help me find vendors to complete the work recommended in the engineering report. I have had a great experience from the start and would recommend Bitarchitects to other homeowners.

Our first meeting with Mark Kramer demonstrated that he had already done his homework. He had…read morealready looked at our land records to see what kind of options existed within the framework of current zoning laws. And because Mark is so heavily involved in Montgomery County Zoning issues, this was important and we were confident that we be working within the bounds of what was allowed and acceptable. Engaging with an architect and builder to improve your residence is not for the faint-hearted. Expectations of a Nordstrom service experience would fall into the delusional category, in my humble opinion. The architect is not the project manager. The architect is not the builder. But in our engagement with Mark Kramer, I was surprised at how much the architect DID do. Not only did Mark design a beautiful addition to our 60 year old Bethesda Cape Cod, but he was our representative at the table with the builder. My favorite quote from Mark was, "You don't pay the builder, until I tell you to pay the builder." And because Mark has such a presence in the Bethesda area, the builders Mark works with have to meet his standards, or they won't be included on future bids. Mark gives you leverage in a relationship that can be fraught with stress. This allowed me to sleep easier. There are thousands of details in a home renovation. And thousands of opportunities to make mistakes...by everyone. I really wish we had used the suppliers that Mark and our builder had recommended. Instead, we used our own supplier on a number of items. This sometimes caused problems. It's important to leverage the relationships that the builder and architect have built over the years. Because when those inevitable mistakes occur, a simple phone call can fix it - when those relationships are in place. We love the way our house turned out - both inside and out. One of Mark's specialties is taking an old house and making it "new" without destroying the original character of the house. If I had to do it again, I'd call Mark, and I always direct my friends to call him as well.

In hindsight there were major design flaws. These actions ended up costing us significantly more to get the project to a less than ideal outcome, which still has not achieved our goals. This would be a zero stars if that was an option.

I…read morewas on the board at my previous condo for 18 years, I have been on my current condo board for eight years, and Home Perfection Contracting is the best and most professional contractor I have ever worked with. They tore off our old exterior stairs structure and siding, waterproofed the entire wall, and installed new siding and a stairs structure that is far superior to the old one. Their integrity and work quality are off the charts. The owner, Ahmad Khreshi, did thorough research before starting our well-planned project. I was impressed by his knowledge of current construction techniques and dedication to doing the job right. There were several problems that required Ahmad to think outside of the box, one being how to install siding under our existing power lines conduit which was mounted to the exterior wall at six different points. Several times, Ahmad's crew discovered water damage due to poor work by our developer. Ahmad was extremely flexible in adding repair of that damage into his work plan on top of the bid-upon work. Ahmad was kind and fair, listened to our concerns, answered our questions, kept us in the loop, worked with us on timing, and gave us a couple breaks. His crew was extremely professional and respectful, taking off their shoes when they had to come through the building and isolating interior work areas with plastic sheet dividers. When our project was completed, Ahmad send us the following. I've never worked with a contractor who followed up with an offer of help like this: "Remember, you can always reach out with any technical building related questions, in any trades. I'm more than happy to give advice and guidance on code matters or general best practices, even if you are hiring other people."

From start to finish Ahmad and his crew were fantastic. From the very beginning Ahmad provided the most thorough breakdown of what was to be expected, delivered and completed. There were never any surprises, he is one you can trust with your home and treats it as if it's his. He under promised and over delivered. Ahmad and his crew had a keen sense of attention to detail that made us very happy and left the neighbors extremely impressed. He was here everyday and was quick to respond if/when needed. Ahmad was extremely patient, knowledgeable and answered all of the many questions I had morning and night. The crew left the site clean and organized ready for the next day. They worked tirelessly morning and night and were extremely respectful and kind. He is honest and fair and produces fantastic work, something that is rare to come by these days. I will be using Ahmad for all our future Contracting needs! Thank you, Ahmad and crew!

It was a modest project as far as home remodeling projects go, but Kurt still gave us his full and undivided attention, which meant a lot to us. He patiently answered and provided a quick response to our (many!) questions about the design and construction process, personally visited with us on multiple occasions to go over draft designs and flooring/roofing/coloring samples, and was extremely helpful in working with our structural engineer and construction contractor (since we had some foundation and drainage issues that were also being repaired). His design advice, based on his many years of experience, was superb, and he actually ended up saving us tens of thousands of dollars based on his input on our concurrent foundation/drainage project. Kurt is a true artist, and a really nice guy as well. He did an amazing job for us, and we can't wait to work with him again on our next remodeling project. Thank you, Kurt!

I reached out to GTM for help with a small commercial build out. I explained in my first…read moreconversation with Rachel, that it was my first business and what I was considering. I sent a simple sketch I made of my rough draft, using simple shapes I made using paint, very basic. I did not have a necessary building permit so there was urgency to submit drawings of the existing conditions first. I did express interest in design and lighting, which I was told would come later. I also told her during the field visit, that I was unsure of what was design scope vs. architecture, and asked about changes to this plan or doing a staged/ phased build out. She said sure, and that info would be all in what she's going to send me. We focused on the building permit. My proposal spedifically excluded lighting and design and no further infor was given. It took 2 months to complete drawings, of the same layout I submitted to them, (minus the scale measurements). The engineering was most of what was needed. I was under the impression that after obtaining the building permit, I would have some second proposal or design plan that she would recommend. Or at least a quote, loose estimate, recommendation, but no. When I brought it up, she said if I was still interested, she was ready to get started. (After 2 months). Given the fact that each step took so long, it was no longer an option. How hard is it to tell someone a snapshot of pricing and brief scope after multiple inquiries? I asked about renderings after the permit process and her response was that it was not included, that's it. No price given or "since it was not part of our contract, I can provide those for $X." I plan to open in two weeks, so I decided to forgo their lighting and design services. I would have hired a separate designer to work on things like finishes and lighting while they were working on the drawings for 2 months. I asked my inspector if I could make a minor adjustment, he said that section alone can be resubmitted with a sign and seal from the architect. According to Rachel, it cannot. I would have to start over and have the engineer revisit. There was no change to mechanical, only moving 2 walls over 4 ft, which inspector said was minor. It's too late to have another architect make the edit. My GC, building inspector, and myself know that moving 2 walls over 4 feet did not require a new engineer field visit. My initial drawings went through as final. In retrospect, the initial permit and the buildout should have been two separate projects, but due to miscommunication, they were combined together and I'm now stuck with something I'm not crazy about. It was disappointing. I do not recommend GTM or Rachel Knudsen for small commercial projects or first time build outs because you will get the absolute minimum guidance, if any at all. While permitting is not their job, understanding client needs includes timelines, knowing where they are in the process, what other services might suit them, and actually speaking about them with instead of saying it's excluded and stopping there. I just don't connect with Rachel and asking about services shouldn't feel like pulling teeth. As I call other design groups to plan my lighting and finishes, they are asking these questions. They ask what the timeline is, what my budget is. There's no gatekeeping. None of these questions were asked thus far by GTM. My impression is that my project was too small, in which case she should have declined.
