I still hate this place not because of my apartment that I've made a cozy home over the last 4 years but because of the new company that owns the property. They legit do what they want and hold no accountability. It's been an unhappy place ever since they acquired the property. I use to never complain about a thing until they came and stop meeting commitments and set false expectations. The maintenance supervisor is allowed to do whatever he wants and whatever he does not want to do and is not held accountable for his unprofessionalism. I have reported him over & over again and the property manager has done nothing. He has actually refused to make sure any of my work orders are completed and management is completely okay with this. I truly hate that I'm being forced to possibly not renew my lease because their goal is to make this as uncomfortable and stressful as possible for me a tenant. I also have mold in my apartment that the property manager laid eyes on and I'm just tired. All in all they have been more for a problem than a pleasure. Also, any recent 5 star reviews are fake and have to be coming from those in the office I promise you it's not from verified residents. UPDATE 6/5/23 The maintenance supervisor Wardell actually threaten and attempted to assault me in front of the property manager Austin and all they did was suspend him for two days. No accountability and just unprofessional I had to contact the police and go to court to get some sort of justice so now I'm having to deal with this. Rangewater has refused to address the serious issues on this property and on most social media sites they have me blocked. They actually sent me a non-renewal lease letter in April stating that I could not renew my lease for telling a prospect resident not to move here due to lack of communication from maintenance. They attempt hold me accountable for an opinion but Austin doesn't hold his staff accountable at all. Rachel Reese his boss she doesn't hold them accountable or herself and RangeWater just let's them do whatever they want to do so I'm out. And continuing dispute via the law this is legit far from over. Where can someone run in your face screaming and hollering fists to hand and still Keep their job but they want to terminate my lease over an opinion. My experience has been horrible since RangeWater took over I can't make this ish up. I'm glad to be moving out but it's unfortunate I have to deal with the courts to resolve this legal matter due to me now feeling unsafe and Rangewater not doing a thing about it. Legit keeping a man here who has made it known he does not like me and wants to do physical harm to me and also has easy access to my unit. From Austin to Totianna to Courtney their all fake. They watch their co-worker aggressively approach me & pretty much attempt to assault me. No action was taking, Austin actually thought this was funny. The black women in that office failed another black woman for whatever reason I'll never understand. Totianna told me for months all the horrible things that were said about me from Austin & Wardell the entire time and then switched up as soon as I moved. There was a court date set due to the simple assault but due to them all willing to lie on the stand and Totianna backing out of being my witness in the last min. I am now working with my lawyer on a civil case due to the many reports, complaints, incomplete maintenance requests, emotional distress and also the attempted physical assault from the their employee. It's sad that these individuals have been lying to their hr and their regional manager about what occurred that day. Thank God that Due to the paper trail and recorded conversations along with video I am able to pursue this to the fullest extent of the law. See y'all in court! You pay for valet trash only for them to not show up when they are supposed to and then you get complaints from the leasing manager about "leaving trash in the breezeway". My garbage disposal was broke for over a week , and the office NEVER picks up the phone . When I finally did get a visit from maintenance he came in and didn't even touch the garbage disposal before telling me there was nothing he could do , I ENDED UP HAVING TO FIX IT MYSELF ! A fucking shame ! . NOW my janky laundry doors finally fell off and wouldn't go back up so I put in a work order . Maintenance came and "fixed" the doors and did a JANKY job . Two totally different doors , scratched and beat up , and two totally different sizes ! HIS ATTITUDE SUCKS RIGHT ALONG WITH THE LEASING MANAGER WHO NEVER KNOWS ANYTHING . Having found and applied to the complex sight unseen I was definitely worried about what I'd be getting myself and family into. Surprise surprise!!! I lucked up. Upon landing, I relocated from CA, I made my first stop to the leasing office to grab the keys and do an initial walk through. Staff was amazing. From K'Niqua to Marcus to Miss Megan and Quwanas (plz forgive me if the spelling is wrong) they were all blessings from above. Was created as if I had been a tenant for years making me feel very welcomed as well as listening and addressing any questions or issues I had. Truly happy with the location complex and customer/tenant service. Also Torrance the maintenance guy was very polite and respected my home, wearing a mask, when coming to address a minor issue I had. Thank you guys so much for making my family and I feel safe and as if we've been apart of the Magnolia family. read more

My very first apartment EVER in life! Ahh MV, you'll always have a special place in my heart. It's been a little minute since I've lived here but I'll give you my experience while there. I lived in a teeny tiny princess castle they call The Willow. Like seriously this joint has no balcony and its only 572 sq ft. Complex and apartment was very beautiful, modern looking. The decor was basic but up to date. No old appliances found here my friend. The only thing lacking in this unit is a washer/dryer connection. And speaking of, the washers/dryers in the complex sucked. I hope by now they have been replaced. Leasing Office: staff changed quite a bit but I'm sure most if not all of the people that were there during my two year stint have probably moved on. They were definitely on top with notices including a complaint from my bottom neighbor that came to my door about some late night fiascos. Sorry dude! When it's good, it's good...what can I say? I chest bumped my own self when I read it. LOL but other notes regarding a string of car break ins. Anything pertinent, a note came. Having lived in other apartments since, I most definitely appreciate that effort now more than I did then. Parking: loads of people complained but it depended on what building you lived in. I had the fortunate pleasure of living next to only one building. Parking was a breeze even when I rolled in at 4/5am. Maintenance: they did their job adequately. If it was an emergency, they were there. If it was something that could wait a couple days, they weren't rushing but they did come. The gates were broken from time to time (and sometimes for long periods of time) and when they were working they are not the ideal kind that lets one car in a time. When it opens, it let's EVERYBODY in. So don't bank on it being a safety measure. All in all, it was a nice complex. They are a bit overpriced but it's Vinings, it's close to Midtown / Downtown, 20 minutes from the airport. I loved it. read more

Do not sign a lease with this complex. Upon moving in we were left with no washer and dryer. They continuously stated they were being delivered multiple times. This went on for 3 months. We finally got in a washer and dryer but they don't fit so now they stick out in the middle of the kitchen. You can't shut the doors or hide them in any way. Also, Our hot water heater busted & we turned the water off ourself. We are left with zero water. Unable to use the bathroom, shower, etc. Maintenance finally called us back and said there was nothing he could do. We asked how he expects us to use the bathroom or brush our teeth and he proceeded to say "what do you want me to do". We suggested that he unlocks the unit next to us that is vacant so we can at least use the bathroom, shower, etc. His response was "I don't know". Not only have these two issues occurred, it is always impossible to reach the front office. They always overcharge our accounts and charge us double for added fees. If you put in a maintenance request, even for an emergency, plan on waiting weeks for anyone to even contact you. And you better hope the maintenance request is not for your A/C being out because you will sweat for weeks in over 90 degree temps in your apartment and they don't care a single bit. The property management staff as well as those at the corporate office of Range Water (the company who purchased the property in Feb) will lie over and over to your face like you are a complete moron. They are lazy, incompetent and just plain rude. We are on the 3rd manager on site in 5 months so that should tell you something right there. Oh and if you do decide to move here, make sure you question the lovely amenity fee they started adding to the leases. WE HAVE NO AMENITIES! So I am not sure exactly whose pocket that fee is going into. We have not had a gym in a year and it looks like we aren't going to have one anytime soon. The pool is constantly being shut down for days or even weeks at a time because they refuse to clean it weekly and it looks worse than the Chattahoochee most days. Staff was very unprofessional as they deploy underhanded tactics. Resided there for 2 plus years and can say that it was a fairly unpleasant experience. Upon moving out, be sure to understand the seemingly arbitrary charges you'll incur for minor fixes/cleaning. I was charged $37 to clean the toilet which is what I did before I left and due to the 4 week period before they inspected the apartment, surprise, the water became stale and collected grime. Charged $50 for an oven cleaning when the oven was in fact left in a better condition then when I received it. Charged $75 to clean the carpet which is supposed to be free on annual basis. The gates are always broken and and amenities are sparse. In short, there are a lot of better options in the area, even across the street so do yourself a favor and move elsewhere. They may flood your apartment repeatedly and leave you with multiple industrial fans for days on end, each time, instead of solving the problem the first time. This is because they prefer to "Band-Aid" problems as opposed to actually spending the time and money to fix them properly. 2. The community area near the pool is infested with fleas and flies, whatever you do, don't bring your dog and don't wear shorts. I spent my first few weeks here fumigating my new apartment after a trip to their "community space" where my dog got visibly coated in bugs. 3. The gates are always broken, "gated community" should not even be advertised. 4. Your mailboxes may be vandalized and broken into and mail stolen (probably because there's no working gate). 5. Maintenance requests take 7-12 business days and 5+ attempts at contacting the office before they even attempt to resolve it. Fairly confident at this point that the maintenance request form is just for show and gets sent to no one. 7. The new property manager is an elitist jerk who has a blatant disregard for the comfort and well-being of the residents once that contract is signed. He's a power hungry sad excuse for a property manager. Don't be fooled. 8. The office is unresponsive at most hours of the day. Despite being empty of customers and hosting 2 different leasing office agents, they don't actually seem to ever to work. On the off chance that you DO get someone on the line or in the office, as a resident, odds are their attitude will reflect exactly how pissed off they are that you're making them do work, if their tone doesn't, their eye rolls will. 9. If they or their contractors damage your personal property, such as your car, they are unwilling to cooperate in providing information for insurance agents, and it will require the intervention of lawyers to force their cooperation. 10. The neighbors are disruptive, aggressive, and shady. Leaving aggressive dogs on porches all morning and night like barking alarms, or trying to force their way into your unit because you step too loudly (by the way you can hear every breath anyone takes through the paper thin walls and ceiling). This place is an absolute dump! It was great until new management took over. My a/c went out in June of this year. I put in 3 maintenance request and they never came. If you e ever been in Atlanta in June it is hot. So basically what magnolia vinings and their incompetent team is telling you is that they are perfectly ok with their customers living in apartments with no air conditioning while we pay our rent on time. It's almost august now and if I hadn't fixed it myself I'd still be living in an apartment with no ac. These people do not care the ladies in the front office are disgustingly rude and smug. You will get no help from anyone. I've put in maintenance request after maintenance request for small repairs that should be taken care of in a timely fashion that never get fixed..ever! They will charge you for amenities such as the pool and weight room that should be included in your rent. The pools a disaster. Trash everywhere residence throwing chairs in the pool. Just moved in over one week ago, and so far have had a pretty phenomenal experience. I came here following hurricane Irma, so I was looking to move in ASAP. Madison was my leasing agent, she showed me the available unit I wanted (1 bed, 1 bath). I loved it, applied for it right away. Though there was some initial confusion in terms of paperwork (money orders, and payments and the like) we were able to sort it out. They even let me use their business center to apply online since I was unable to get the website to work at my boyfriend's apartment across the way at Elysium. There was a strange glitch while I filled it out, which made it impossible for me to continue and finish applying, Eboni made sure to call technical support, and it was fixed by the next morning. Eboni helped me whenever I had questions, and she is spectacular :D. I have had a few requests since getting here: my storage unit on my balcony didn't have matching locks, my remote wasn't working to open the gate, but those have been taken care of right away. Maintenance has been professional, trash pick up has happened when promised, and I haven't had any bugs, though I will do the recommended 1-2 times per month, it's only $2, especially living next to a grove of trees. The office also makes sure to give plenty of notice when events are happening, such as preventative maintenance they just performed to make sure everyone's smoke detectors are working. I see there have been mixed reviews, I personally have been living out of different apartments and furnished rooms over the last two years as an intern traveling from job to job across the country, and this is a wonderful apartment complex. Where oh where do I start? ABSOLUTELY TERRIBLE! The leasing agents are selling dreams to people who inquire (Literally. One of the maintenance staff members told my roommate & i that the owner of the property renovated the model apartment & has not done any other rennovations to the actual units because the renovation of just that one unit cost him too much). We had such high hopes for this place and not to mention the price is outlandish for how overly RINKY DINK this place is. Within the first month the of living here we put in several different maintenance work orders. The track on the laundry door was broken the entire duration of our lease even though they have come out to "fix" it 3 times. The ice maker had to be replaced.. Took two weeks for them to finally figure that out... Even after it was explained several times that it did not do anything at all while in the on position.. Not to mention after it was replaced it continuously made ice even in the off position.. For the first week of my stay here I was taking tub baths because my shower converter did not work. There was a huge wasp nest outside the patio door so we couldn't even sit out there for about two weeks.. Probably the most ridiculous happening was the leaks we had. My toilet has done this soft running noise ever since I moved in. One day I woke up and my bathroom was flooded with water. I immediately called maintenance and the leasing agents assured me that somebody would come out to fix it. When I returned home from work that evening my floor was still covered with water and no one had even been into the apartment to look at anything. I ended up using my towels to clean the water up and just hoped that it wouldn't happen again. I called the leasing office the next morning and unfortunately I had to get pretty nasty with the agent in order for them to send someone out that day. But to be honest I felt like it was justified. Since when is a flooded bathroom not enough of an emergency for someone to be sent out that day? Unacceptable. When I returned home that night there was a note in my bathroom that said "replaced malfunctioning part" -_- however my bathroom continued to run constantly and made an even louder noise than what it was making before and could be heard throughout the apartment. After that there was a leak from the upstairs apartment that completely soaked the carpet in one of the bedrooms (we lived beneath the model apartment & got the grunt of the renovations they did). Maintenance came in & cut a huge hole in the carpet & left this big loud fan in the apartment for a couple of days instead of making sure it was taken care of in a timely manner. Another time after that the same leak was occurring & apparently clogging up the AC unit.. Maintenance literally walked directly into the apartment with barely a knock & started yelling to see if anyone was home. When I emerged from my bathroom there were 2 maintenance men kicking our shoes from in front of the furnace & saying that we had a clogged AC unit unbeknownst to us. Toward the end of the lease i turned the dishwasher on one day & dirty water overflowed from the sink. It was a sunday & i called "emergency maintenance" & basically had to threaten to move out on a whim because the sink being clogged wasn't considered an emergency so they werent trying to come out & fix it until Monday. Parking SUCKS. The parking spots are oblong & you can not see anything either way while backing out until you're completely out of the spot getting honked at or about to hit a pedestrian. Don't even think about coming home after 8pm & parking in front of your apartment. There will most definitely not be any spots & you will end up parking in narnia & walking. The front gate is constantly broken & when it is not broken people like to tail you through the gate & will honk at you & curse & damn near ram the back of your car if you don't let them tail you in. The property is COVERED with dog poop. Do not walk in the grass. Needless to say, if I had thousands of dollars to give MV just to break my lease I absolutely would have. The only reason why this place gets one star is because yelp won't allow a zero. I was paying way less money in my apt complex before this one and never had any issues. I lived here for a year and the main reason I moved was because the traffic on I-285 to and from work was a nightmare. Moriah, Broderick and Christina are the best, work with them. They are kind, understanding, patient and have excellent customer service. If ever I had a problem all I would do is email or call Moriah and all would be sorted. Broderick was super awesome when I was moving out and I even felt bad moving out hahah! A few things that I disliked about the place was how slow they were when it came to fixing things, but patience always pays, and my oh my don't get me started on parking, that was the worst. All in all Magnolia is a good place to live in, it is clean and tidy and well maintained, they have great amenities and activities. read more

If I could give this place ZERO stars I definitely would the apartments, maintenance and management are terrible. Im currently living here and have been for about 1 and half yrs. I wish I would have left after the first year and the headaches but I thought with new management the place would be better, NO WAY!!! I live on the first floor and have had an issue with bugs. All types of bugs roaches, ant, caterpillars, beetles and on and on. At first the office said it was because we were on the first floor, but one day while at home I saw a bug literally crawl right under the day. That's when I realized there was a gap along the whole bottom part of the door. Of course I brought this to the attention of the office who took over 2 weeks to address this. They then decided on a temporary fix of placing a door sweep on the door. this made it very difficult to open the door because it dragged along the floor. Because of this the door sweep wore out pretty quickly and had to be changed several times. they even had contractors that came to look at the door. We thought the problem was fixed (whatever the contractors had done.) But now its summer time again and the bugs are back. You go to the office to complain and it takes over 3 weeks before someone even comes to look at anything. They constantly say that the are understaffed with maintenance, well hire some more people. I would never recommend this place to anyone. Im sure You can pay way less and get better service and living space somewhere else. The management is rude and don't care about the up keep of their apt or the happiness of the residents. Oh yeah - the gates never work - the pool area is gross and the pool is never clean. there was vomit in the sink near the grilling area. Everything looked good...until me moved in. Location is great, with easy access to all the shops and restaurants in the area, as well as the perimeter and I-75. The apartments and public areas are nice too, the problem has been the ENDLESS maintenance issues and ridiculous number of follow ups needed to get anything fixed. From a roach infestation inside the apartment (which lasted for about 3 weeks since me moved in) to cookers not working properly, leaks from the apartment upstairs, doors not closing properly, fridge leaks, broken blinds and window panels (found on the day we moved in!), clogged toilets, air conditioning with not enough power to make to the second room, not to mention a long list of smaller issues. Again, great location, but be warned, you will need to chase them and kick and scream to get anything fixed, and more than likely you will, from talking to other neighbors, most have multiple maintenance issues. read more

Well we thought we had found our first place to call home, until we were lied too about an apartment. Of course we didn't find out that we were lied to until we had already applied and sent them our money. The apartment that we were told was available turned out to not be available. Even though they assured us it was, it was the only reason that we were submitting an application. Now we have to find another apartment after we thought we had secured the one we really wanted. I will say they have offered to return my money but the fact they lied and never reached out to us but instead I had to reach out to them is unbelievable. When you pay someone money you expect to receive some service. But instead every time I spoke on the phone (when I could actually get someone on the phone) with someone they treated me poorly and did not want to give me the time of day. I have lived a Magnolia Vinings for almost 2 years! The location is perfect in every direction. Being young and living in Vinings always surprises my clients. Kristy was our leasing agent and we all loved her. I wish we were informed of her leaving, she was the nicest, most friendliest person in the office. We had a few issues but for the most part they get resolved fast. Our kitchen sink and waterbugs has been the main issue with our apartment. Love this place! They helped me moved into my first apartment.The leasing agents cooperated very well with me from the apartment search to officially moving in. The maintenance team responded very fast to all my request. The staff is very personable and knows most of their residents name. They give a warm welcome each time I enter the office. They keep the area clean at all times and always have great events for their residents to participate in. I feel safe in my complex. I enjoy being able to walk around and talk to new people whether they are walking their dogs, exercising , or walking in and out the house same time I am. If I had to suggest this apartment for someone to move in this would be the place. Everything is near by , the staff and residents are friendly, and the environment feels like a safe neighborhood to be in. read more

Our year lease could not end soon enough. ***Security and Financial Issues**** 1. At some point, our apartment was entered and the maintenance left a note that we had requested regarding a leak. They had written down the wrong apartment number. We never requested maintenance to enter our unit and they did. We had jewelry and other expensive possessions out when they entered. After we relayed information to mgmt. we were never followed up on.. 2. The biggest grievance is when they took our monthly lease amount out of our account. But they also took someone else's lease out of our account. The complex used our checking account information and processed someone else's check! We could see all of their banking information and the over $1,000 extra dollars came out of our account!!!! They could not explain how this happened and all we got was a refund of our money. They did nothing to make up for the pain. We were just about to leave for our honeymoon and we were so glad that we had enough money in our account. 3. When they repainted the outside of the building, they opened the apt without our permission to paint the door. Again, entering our premises when we were not able to secure our belongings. 4. The messed up our accounts again when our lease was to end in the middle of the month and they charged us the full rate instead of the pro-rated amount. *** Logistical concerns*** 5. The entire air conditioning unit outside is open to see all the wires. It also has been covered in ice for over a month. 6. They have cut down the trees along 285. If you are placed on on the the back side of the apt. complex, you will feel the vibrations of the interstate. Please live anywhere else but here!! It's not worth the price whatsoever. We are so thankful to have moved just 5 miles away to have a similar commute, but get out of this place. I am sure that I could think of hundreds of other issues, but these were ones I felt I needed to make others aware of. It's clear that they are in need of residents since they have upped the referral price to $500. It's not worth it! read more

I've been here for only 3 days but so far I have to say that my experience has been great!! Ebony in the front office was beyond amazing when it came to customer service!! She made my move very comfortable with no regrets thus far. I love the roommate floor plan and the amount of space!! The two patios is the plus for me because it allows me to have my own peaceful little space.. as far as bugs.... this is Georgia and it's expected so that will explain the moth that sits over my door LOL.. all jokes aside I love this place so far and will do an updated review in a few months.. read more

Magnolia Vinings is probably my favorite apartment complex so far. Since leaving DC and joining the military I have lived several places. (Like 10 apt complexes ) The location is awesome I can jump right on the highway or take straight-shot back-streets to get to the city. Having that option is awesome to avoid traffic. It's always clean and pleasant. It's quiet. It not to quiet where everyone's being jerks about it. All my neighbors are friendly. The gym is nice and never crowded. I use the Gazebo all the time. I've thrown at least 5 or 6 cookouts this summer and the Gazebo was perfect. But... the best part is the staff every body is cool as hell they have football fantasy leagues, wine and cheese parties, pizza & wings functions and pool parties ALL THE TIME. I've had some pretty bad living experiences but this has. Ren awesome. I hate to leave but my family has grown by 2 feet and I'm gonna have to find a house soon. but I'll miss it. read more

This was my first apartment when moving to Atlanta and this place filled my first year in this city with nothing but annoyances. The entire first two months I lived here we had 1-2 maintenance requests a week due to the poor quality that went in to making the apartment. To look at the apartments they look outstanding, but you quickly realize once living here that not a lot of work or money was spent into making the apartment look the way they do. We had our kitchen floor, and outlet catch fire (after it shocked me), broken doors, broken water, and I could continue the list. The leasing staff appeared very nice during our initial impressions but it because very apparent once living here how condescending and rude their attitudes were towards us when we were contacting them every week to fix the apartment we pay an outrageous amount to live in. I do not recommend them and I have definitely learned my lesson in doing more research more before I move. read more

I moved here for one year after selling my house, and it was a horrible experience. The unit was advertised as upgraded, but the materials and fixtures were so cheap. The unit I got had a laundry closet so small it wouldn't hold a standard sized washer and dryer. The carpet looked like something from a liquidation warehouse. The plumbing supply lines were these old, outdated plastic connectors that nobody uses anymore due to how easily they break. The staff overall seem nice but the maintenance and office are ineffectively run. read more

PLEASE save yourself and do not live here. If you have to live in this area try the one across the street Stonewood (I believe is the name). The one bedroom apartments in Buckhead or Midtown are the same price. I pay $1000 a month to live here but you can pay $1000 to live in a one bed in the city that is nicer, and closer, and most likely a better commute. It is small, the workout room is pathetic, they have these horrible blinds that are over your patio, and they just fall out so now everyone can see into my apartment. The power bill here is OUTRAGEOUS. Apprx 700 sq ft and I pay over 100$ a month for GA power. All summer my air conditioning wasn't working and I kept calling and making maintenance requests. Took them a month plus to fix with a hefty charge for power. For dog owners, nice grassy knolls. HOWEVER, the dog bags for picking up their you know, NEVER has bags so there is literally crap everywhere and the apartment carpets hold pet smell horribly. Some carpets can get away with pets, but this is some old school 70's shag carpet and it's there for life. Speaking of, it took me a week or two to get all the previous renter's dog hair out of my apartment. It is vaguely safe, the gate is ALWAYS broken. If I didn't live here and wanted to get in, trust me I could. The insulation is terrible and I can literally hear every word my neighbors are saying. Also can hear the elephant that lives above me. I can hear the SHOWER WATER RUNNING. I will say the pluses are Roderick in the office is very nice, the pool is OK, and they have valet trash service. (OH but they bill you all the time for "trash concessions"). Really? This place is a DUMP. I hate it and can't wait to move. I CANNOT WAIT TO MOVE. DO not live here. read more

HOOOOOrrible maintenance is the absolute worst. I have literally waited 2 to 3 months to have things fixed. While im waiting to put in a work order another female was complaining about her microwave not working for a month. Its horrible. I would say the worst possible thing about this place is the management. They are rude, fake, and will not be willing to help you with anything. Also, if you are a few HOURS late in paying rent, they will charge you a late fee of $175. (Should be illegal). Look closely on lease when you sign.. Do yourself a favor and don't bother dealing with this place. Gate is always broken, maintenance takes forever to come. I could go on. read more
