Leaving a 5 star review because after my first 2 weeks here I am VERY happy. I felt safe, I feel comfortable, and I love being at home. I will say, I know the apartment below me is currently empty, but hoping that whoever moves in downstairs isn't too loud. So...here goes my review: I decided on thr Madison after driving through on a Sunday and just enjoying the layout, it's very spread out, super quiet, and feels like it blends into the nature surrounding it. I secured an apartment site unseen, but I'm happy I did. It's a 3rd floor apartment, facing the bay. I have high ceilings and a fireplace plus an amazing balcony. To be realistic, yes this place is old and you can see it. As many property management companies, they cut corners and choose the cheapest options for flooring, windows, etc. The covers on my counter tops in the kitchen and bathrooms are horrendous...BUT with the beautiful light and lay out, I can work with it. The balcony wood is a little on the rough side, but I do now have an outdoor rug to help. And let me tell you, the sunsets every night here are just so amazing. The pool is very clean and the grilling area is a nice plus. They do have poop bags around for dogs, but no garbage cans so you have to put it in the big bin (not a fan of this since it's a bit gross and dangerous). Parking is pretty easy, I park out front 75% of the time. People are friendly here, not super talkative that I've seen thus far. Maintenance was very quick to respond, put in a work order and they came the next morning. The front office even gave me a call beforehand. They're respectful of my schedule since I have to be home due to my dog. Jerry helped give me recommendations on how to keep my apartment cool which was super helpful. Neisha was very responsive getting me set up with my lease etc and Ben was helpful getting me settled in on my first day. Again, overall I'm in love with this place because it is QUIET and it feels so safe. I'm a happy Camper! read more

Madison at the Arboretum - I am OBSESSED with my new balcony. I get to watch the sunset every night and the pup is a fan too! - Apartments Near Me - Austin, Texas

Having lived in Madison at the Arboreteum for three years I will say most of my time here has been good. But in the last six months the maintance of the apartments and quality of repairs has gone down dramatically. My apt has flood 5 times. Two from my ac and the resident above and multiple times from the back door when it rains heavy. At one point I had water dripping from the ceiling and wall overnight. Instead of getting professional help to dry out the wall and ceiling the mainance guy (Alex) came the next day and painted the wall and ceiling where it was wet. Painting over wet drywall will cause mold to grow. Now over a month later the paint is craking and there is black underneath. The office has ignored emails on the policy of getting my apt tested for mold after their protocol caused the issue. Now that rents are going down there is no need to stay at a complex that is trying to save costs by not repairing things properly. read more

Shout out to our maintenance team! These guys don't just walk in... do the minimum.... and leave. They are thorough. If I have put a maintenance request in, one of the fellows responds fairly quickly. It's not uncommon for me to hear, "As long as I'm here, let me check ....." I really appreciate their help! read more

So last week this apartment complex bean having car windows broken into. Even some stuff got stolen (not valuable stuff) and then there's some cars they just got the window broken. read more

Just renewed my lease for a second year! Kudos to Ms. Sanders in the leasing office and to Jerry and the maintenance crew. First-rate, professional, courteous and experienced people, which makes living here all the better on top of the secluded, woodsy surroundings. I've lived in several apartment complexes over the years and this is the first time I've been able to give a 5-star rating. I give it because it is deserved! read more

Just wanted to add, since for whatever reason it slipped my mind during the original rant on how much this place sucks and in fear of retaliation. I had asked the manager about having the grills cleaned on a regular basis, his reply "that is the responsibility of the tenants, staff are not required to clean them". Umm, excuse me? I ripped into him and also sent a letter to their corporate offices just as a reminder to don't "F" with the hand that feeds you. The grills were cleaned the following Monday, but I doubt it's still being done because they were full of used charcoal months before we moved. read more

I moved into the Madison five months ago and really love it. First of all, it's beautiful here. It is surrounded by woods and nature. I actually have live deer sauntering by my deck. Momma deer and their babies stroll about the complex with not a care in the world. (Sometimes, we have to drive slowly to make sure we don't run them over.) It's super quiet here. No road noise. No cop cars screeching. I rarely hear an ambulance. I've always lived on busy thoroughfares before. This was an eye opener for me. I could go on and on about how great it is to live here. But, what I really want to emphasize is the great maintenance crew - especially Edgar. Anytime I need anything taken care of - Ed is there to do it. Anything from changing a light bulb out to installing a new dryer. (Btw - washers and dryers come standard in the apartments. No extra charge.) All I need to do is fill out a ticket online and it's done that day, (or, at the latest - the next day). Really - who could ask for more? read more

We LOVE our apartment. I'm a little shocked at the other negative reviews. Maintenance here has been awesome and super responsive to all our needs. Both Ben and Niesha are incredibly helpful and friendly in the management office. We are terrified this place (like everything else in Austin) is going to skyrocket in price and we'll be priced out eventually and we would like to stay here for many many years :) read more

DO NOT RENT HERE! DO NOT RENT HERE! DO NOT RENT HERE! DO NOT RENT HERE! Finally moved out of what hubby and I are calling "The money pit" on the 1st of feb. Things were fine, hubby did a great job of cleaning the place, and we put in a 2 months notice. Did that matter? NOOOOOO! Let's see, we get popped with a $475 fee to replace the entire carpet because less than a square inch of it was damaged by our cat. We were told by the grounds people (upon pre inspection) that it wouldn't cost much to repair. THAT was BS! Oh, speaking of pets, it doesn't matter if the cat/dog was clean and didn't leave any stains/sheds on the carpet, you will STILL get charged a pet fee "for people allergic to pets". It's a PET FRIENDLY APARTMENT COMPLEX! People with allergies would know to avoid this place if they were concerned about dander!! Did I mention a "Deep cleaning fee" too, even though my husband scrubbed our place top to bottom?! To say I am angry is an understatement. After all that we have paid in rent and how we DID abide by the rules of our 2 month notice/cleaning the place, we are stuck paying nearly $2,000 just to leave. DO NOT RENT HERE! DO NOT RENT HERE! DO NOT RENT HERE! DO NOT RENT HERE! Look, if you want to pay nearly a $1,000 a month for a one bedroom with NONE of the utilities covered, you are better off renting somewhere that at least gives you a few perks and well, LETS YOU KNOW OF HOW MUCH YOU RISK PAYING IF YOU DECIDE TO LEAVE EVEN IF YOU GIVE OVER A 2 MONTHS NOTICE! AGAIN, WHATEVER YOU DO, DO NOT RENT HERE!!!!!!!!! read more

The grounds and location are nice if you're looking for a relatively quiet and safe place to live. I chose this place because of the interior and lack of late night loud neighbors and screaming children. As far as the management goes.: -Maintenance requests rarely get filled correctly the first time..if they're filled at all. -There's ALWAYS something broken in the gym -After years of on time payments, I've been charged late fees when returning from holiday weekends. -Maintenance men have stolen from my apartment and then lied about it. The people are nice, but they really slack on maintaining the place in the ways they should. Some of the gym equipment is broken for years at a time and they spend money on really ridiculous things that don't improve things for the residents. For the price this place charges the quality of service should be through the roof - it's not. read more

I recently moved from Madison at the Arboretum after living there 18 months. Overall, it was a fine experience. The complex is situated away from the main roads and the area tends to be quiet in the evenings. There are deer galore and lots of trees, and the units themselves are OK. I never had any issues getting maintenance requests filled or questions answered. If you pay your rent on time, you shouldn't have any issues whatsoever with management. I docked the complex a star for two reasons. First, the gym is mediocre, at best. For a complex its size, it should have more than two treadmills. Compounding that problem is that the older of the two machines was broken for half of my stay. If you value a complex's gym, this one will disappoint you. Second, perhaps it was the location of my building, but I was constantly killing bugs, mostly spiders. By constantly, I mean I had to kill one or two spiders inside my apartment daily during the summer months. I understand that the place is surrounded by trees, but the units could probably do with a redo of their insulation and sealing to the outside. One final note: I think the units are priced a little more highly than they are worth. I was paying just over $1,000 per month for a one-bedroom 750 sqr foot unit. Really, the price was the main reason I moved, although I am appreciating the lack of spiders in my new place! read more

Can you do no stars???????? Seriously.....no stars!!!!! Management sucks!!! No cleaning done!!! Incompetent maintenance!!! No notifications when people show up on the balcony!!! DO NOT RENT MOLD INFESTED, BUG INFESTED management allows tenants to feed coyotes and deer, appliance and everything in apartment is extremely cheap and old, horrible maintenance crew, management is worthless, charges you random move out fees that you have no control over. Lived at Madison for two years due to being in decent schools in the area. Love the area and beautiful landscape around, but this is so very outdated and has horrendous living conditions. After the first year rent went up over 30% second year to first year with little explanation and would barely lower to rate to 30% increase after complaining. Had many problems while there for two years that were never taken care of, and or didn't care of any of the inconveniences that this community causes tenants. Carpet when we moved in was already fraying and complained many times to management about this issue. They told us and A+ Apartment Finders that they had replaced the carpet and this was a lie. The carpet was so bad we had to place duct tape in high traffic areas to cover tack strips from cutting us and our dogs and guests. They didn't even try to assist with carpet issues. There are so many structural problems cracked walls and doors, tile, etc. Mold in the showers did a Mold test kit and found three types of Mold Black, Pink and another form of mold. It was so bad that it rotted its way through the shower tile which fail into the shower off the wall due to the amount of mold. After finding out about the mold made a lot of sense why my son and I had had constant sinusitis while living here we were constantly having symptons of the mold problems. There was mold patterns even on the ceiling of the guest bathroom on the ceiling where we had several issues with the room flooding due to AC pan in the bathroom. Exterior Lights on our entire building did not work for three months they gave us every excuse in the book, but actually fixing the problem. My son feel down the stairs and this still did nothing to assist the problem. Had washing machine go out around Xmas and after maintenance man made the biggest mess and flooded half our apartment. Then management then stated that I can goto laundromat if I needed any help. Could have cared less about inconveniencing tenants with issues or making a huge mess in their apartments. They allow tenants to feed coyotes and deer daily even after calling management they continue to feed the coyotes and deer. We had our miniature schnauzer attacked by coyote behind building #12. Had to take him to Vet around the corner. Had over 40 red wasps killed in my bedroom Unit 256 in building #12, stung over 5 times. They came in from exterior part of building I showed the maintenance people and pest control people what they issue was and again NO results. They just sent out the pest guy but as the exterminator mentioned to me that they management company had to make changes to outside to fix this issues and he said that they probably would do nothing. That is exactly what happened they did NOTHING. RUN from ever living at Madison at the Arboretum!!!! This place is WAY outdated and not worth the disgusting living situations and staff and management that are basically inept. read more

1)The walls are paper thin. Not only can you hear your neighbor, sometimes you can hear the neighbors neighbor. Expect to know whats going on in everyone else's life, whether you like it or not. 2)The dog park got an upgrade in aesthetics, but functionally is still valueless as whatever material they put down has turned to splinters. Imagine walking barefoot on that stuff. 3)The lights spend more time being out due to broken light bulbs or electricity problems(insert other excuse the front office sends out) than they do being on. Expect dark parking lots, stairways, and door steps a large majority of the time. 4)The location is great. Most of the apartments have a good view, and situated right by the arboretum. 5)Do not expect maintenance. On anything. Period. If you want something done, you had better be good at the google and handy with your .. well. . hands, and do it yourself. If your thinking you will just be careful and not break anything, just remember that this place is older and will break on its own. 6)The Staff is the worst part of the whole deal, by far. Everything else is just an inconvenience, but Josh and Jay at the front are so unprofessional and abrasive I'm afraid to even walk by the front office. Josh has a habit of just not returning emails, and when he does, it will consist of a copy paste of his last email. This leaves me to believe he thinks me of child intelligence and needs to repeat himself instead of engage in a conversation. Jay displays a similar superiority complex when interacting with him personally via theatrical sighs, repetitive answers, and even blaming tenants for expecting him to know information regarding his companies website and billing systems. Example "I don't know and it doesn't matter". Jay and Josh certainly know they work in the service industry, but they place themselves at receiving end of the service, expecting to be feared and catered to. Final)The staff is not knowledgeable on the contract you sign either, or of the rules and policies of the Madison. Random small charges will appear on your billing statement a few days before rent is due, so when you pay rent on auto pay, its not enough and is kicked back with late fees. If you email them to find out whats going on, you will receive no response, happy that the late fees are adding up. When you confront them about it, you are treated like a convict for paying late. If you are living here now, just pay what they want until you can get out of the lease. If you are looking to live here, its cheaper and the service is better at the local jail. read more

This place is nice on the outside and the apt layout is good but the maintenance service is terrible. It will take at least 3 calls to get them to come out to the apt and they don't even fix the issue after that. The electrical does not work in the apartments and nothing has been replaced since they opened in 1996. The 'new countertops' are the old ones with new paint (the paint looks like something that you see in the toilet after a bad meal - dark brown with spots). read more

Seriously, I have never written a review on an apt before. Thats how bad this was. My ceiling leaked so bad it got my entire living room wet and all they would do is just come patch it up so it would happen again..this went on for around a year. Then the ceiling in my bathroom fell through and water seeped into my closet. Instead of replacing the carpet they just put a fan on it. I am positive the apt is filled with mold because of this. Though the office staff can be nice to your face they are SO disorganized it is ridiculous. My entire apt was infested with spiders even though I am getting charged over $100 for my "water bill" (it has pest control charges on it and there was NO pest control or it didn't work). All of this and I paid over 1K for a tiny one bedroom. If you don't mind a moldy, bug ridden apt please move here. read more

If I could give zero stars I would. This place is the master at the illusion of home sweet home. Maintenance requests are never properly taken care of. You enter a request through their online portal and they close it out before anything is ever done. IF the maintenance people do come by to check out the issues, they aren't qualified to make repairs. The repairs are never done correctly or in a timely manner. I had a A/C issue which caused a leak in the HVAC. The leak was ongoing for over three months with nothing done. The walls and carpet started to show signs of mold growth. Josh Shackles and company did nothing to make the situation right. Only acting as if the problem never existed or that they took care of it when reporting to Northland investments. Since I became a problem in their eyes due to numerous maintenance requests, they began gang stalking. Their network of people caused it be to an unlivable situation using gang stalking as retaliation for my complaints to corporate office. This has gone to a legal dispute now, because they have yet to make this right. I became extremely ill due to toxic mold exposure while living at the apartment. Had to move out on my own dime and their "gang stalkers" took photos of me moving out, followed me to the next place I moved to and continue their gang stalking tactics. If anyone is interested in a class-action suit, please contact me. read more

DO NOT RENT HERE! FOR YOUR OWN SANITY AND BANK ACCOUNT DO NOT RENT HERE!!! Lived here one year and couldn't wait to move out. The constructions is horrible. The city inspector should definitely visit this place. Handrails are not secured on the decks or stairs. The decking and support beams are rotting. It's an accident waiting to happen. Maintenance staff is lazy. Every gutter on property is full of leaf debris, and they weren't cleaned out once while I lived there. I went part of the summer without AC working properly. My hot water heater failed and for 3 weeks it was a roll of the dice if I would be able to take a hot shower in the morning. Assistant manager is a smug little smarta** that basically screwed us out of our pet deposits by claiming they were all fees when that clearly goes against the pet policy that was in place when we moved in. We paid $200 pet fee and $200 pet deposit for the first pet and a $100 pet fee and $100 pet deposit for each additional pet. They kept every cent claiming they were all fees and charged us $150 to move out even though our dogs didn't mess up anything. The dog park routinely goes without poop bags and the trash can in the park regularly overflows with dog feces because the staff won't empty the trash. The gates to the dog park broke and were not fixed when I moved out. One tenant got so fed up that she fixed one of the gates herself for the safety of the dogs and wasn't thanked or reimbursed for her time or money. The tenants aren't made to follow leash laws and certain dogs are allowed to run wild through the neighborhood. They raise the rent by 10-20% at the end of every lease and they push 10 month leases on everyone renewing so they can jack up your rent faster. The construction is so terrible that you can hear your neighbor's and if you live downstairs you can hear every move your upstairs neighbor makes. The squirrels on the property live in the walls of the buildings and management does not really care that these rodents are chewing up stuff inside the walls. There are tree roaches on the property as big as cocker spaniels and they also live in the walls of the buildings. Doesn't matter how often pest control comes out the giant tree roaches kept coming back. I never, ever went to the bathroom at night barefoot or without turning on a light first. A friend lived in an upstairs apartment with carpet that was so ratty he never went barefoot. Read your lease carefully because they list pet deposits and fees separately on the pet policy and then they lump all of it into the fee section on the lease so when you move out you can't get any of that money back. We actually had to pay money to move out. It was by far the worst rental experience of my life. Stay away from Madison at the Arboretum at all costs. They are overpriced for the amenities you get. Tell your friends, tell your mother, tell everybody you know and everyone you meet to stay away from the Madison at the Arboretum. It's a run down, shoddy, overpriced slum. read more

Out of all the apartments I've rented, I have never met a staff person so abrasive and rude as Jay! (First time meeting Jay-leasing agent) My first encounter with him in the office to pick up a package, he said I didn't have one. I told him I received a text from Amazon saying it arrived. He said he would go look, came back and said there wasn't one. I pointed to a pile of packages on the floor and said what are these. He said oh those came in today we haven't looked at them you can. Sure enough there was my package. I respectfully asked how they handled notifying us when something was delivered to them instead of our door. He took this opportunity to explain to me his job and under no circumstance would they notify us...How they shouldn't even have to accept our deliveries and we should be thankful and appreciative that they even do that! (2nd time meeting Jay-leasing agent) A couple nights ago I heard some strange talking outside near where my motorcycle was parked. It sounded suspicious and as I went outside 4 males started running away. In response I decided that it might be a good idea to put a bike lock cable on it in the event they were trying to do that. First thing this morning I get a fist banging on my door. Any normal person would have thought there was a fire or an emergency based on how aggressive it was. I came to the door to find Jay, the front desk guy, very abrasive and rude demanding I remove the cable. I explained what had happened. He gave no concern for acknowledging the security issue and quickly ran down the stairs before I was done talking. (3rd time meeting Jay) Following him leaving, I took a few minutes to put my thoughts together and went into the office. I informed Jay in a very calm voice that our conversation was being recorded and told him that while I appreciate his main job responsibility is to lease these apartments, as a resident I do expect him to conduct himself in a professional manner and treat me with respect and if he feels he is unable to do so then he needs to have a manager or someone else communicate with us. He cut me off and said this conversation is over I don't have to talk to you! I then asked to get the contact information for his boss. He told me that he doesn't have to give that to me. Jay said he would call my roommate and we can talk about this another time. I told him he needs to have a manager handle all future communications with us. *I should note that I did meet Trey, the manager here at the dog park a couple weeks ago and he was very kind, approachable, and respectful. I have not shared this with him but plan on setting up a meeting on Monday since he was not in the office today. I don't know how or why Jay is so rude and abrasive! After talking with some neighbors it sounds like there are quite a few residents that all encounter this from him and his name is specifically mentioned in other poor Yelp reviews. My first inclination is to write it off like he had a bad day but this is clearly not just a bad day for him. I wonder how much money it has cost the owners by tenants not renewing their leases, bad Yelp reviews, etc because of this one individual representing their company? read more

I moved in about 4 months ago and I have not regretted it since! The staff here is so generous and the maintenance team are always so prompt with my work orders. SAVE YOURSELF A HEADACHE AND DO NOT MOVE HERE!!! I ignored some of the negative reviews on this site and moved in anyway thinking that some of those people just had an ax to grind for one reason or another, but I should have heeded their warning. My experience at Madison started off just fine for about two weeks. Then the AC started failing in the middle of summer. I had glue seeping up from between the floor boards the ENTIRE time I lived there to the point where my dogs got it stuck in their fur. I requested that it be fixed multiple times and it was never address. Management first told me it was a drainage problem and only happened when it rained due to poor drainage, NOT TRUE. It happened year round no matter what. Then, after I moved out they blamed me for the glue seeping up because I kept it "too cool" in my apartment and the concrete was sweating. The only outlet I had in my bathroom broke and it took maintenance a week and half to fix it. The sliding glass door on my unit wouldn't lock and the glass was practically falling out because the screw holding the frame together was stripped. I made multiple requests to maintenance to fix it, but it was never fixed. I had a squirrel in the walls of my apartment and in my upstairs neighbor's dryer vent for months and maintenance thought it was funny. It won't be funny when the building burns down from a dryer fire or an electrical fire. The support beam holding up my neighbor's deck was so rotten I was afraid to go outside. Large tree roaches routinely found their way into the apartment. I found out later they were living in the walls. The dog park fencing is practically falling apart. Both the gates were broken. At one point, I went to home depot and purchased a new gate latch and wood putty. I fixed the main gate myself because I was afraid my little dog would get out of the dog park and get hit by one of the many speeding idiots that live in that neighborhood. When I told the maintenance staff that I had fixed the gate, one of them asked me "you fixed them both?" REALLY? Not thank you for doing my job, but did you do more of my job than you already have.... When I told management that I had fixed the gate, I was barely thanked. Nobody offered to reimburse me for my costs for the materials I purchased to keep my animals and others safe. On another note, the community routinely runs out of poop bags in the various dispensers around the property. We would go weeks without bags, so of course, people would begin not picking up after their dogs. Management put a trash can in the dog park which was convenient, but turned out to be a curse because the staff never emptied. I had to request multiple times that it be emptied after it was completely full and smelled awful in the 90+ degree heat with flies swarming the can around all the dog feces. I mean come on that is just disgusting. At one point, my hot water heater went out on and off for about a month. In the process of fixing the hot water heater my entire storage closet was flooded along with most of the items in the closet because maintenance didn't want to take the items out of the closet. Finally, to add insult to injury, when I moved out I spent an entire day cleaning the apartment top to bottom to insure that I got my pet deposits back. I had paid $800 in fees and deposits when I moved in with my three dogs. It wasn't until after I moved out and got a $57 bill that I realized I had been screwed out of my deposits. I inquired with management the whereabouts of my deposits and was informed that according to my lease there was a $600 pet fee and only a $100 deposit. THIS IS BS! According to the community pet policy there was a $200 pet fee and $200 pet deposit for the first pet and a $100 pet fee plus $100 pet deposit for each additional pet. I attempted to discuss this with management, but they are sticking to the idea that the lease is binding and ignoring the fact that the lease goes against their own published policy. A quick phone call to the Austin Tenants Council confirmed that this practice of saying one thing in policy and writing the lease in a manner that conflicts with the published policy is actually considered a deceptive trade practice. The State's Attorney General office will be hearing from me. Hopefully my review here will save another person from going through the same hell I went through. Take your money some place else. Keep your sanity and DO NOT MOVE INTO THE MADISON AT THE ARBORETUM. More importantly, tell everyone you know to avoid this place! I sure wish I had! read more

I have never written a review before. I am not pleased with they way they handle things at the office. I requested 3 times for someone to come and look at my AC and they did and told me it was working. Well I finally got the older gentleman(maintenance man) to come and look at it on the weekend and he said I needed a new one. Now my AC ran non stop for weeks before I got someone to come and fix it. So you can imagine how high the electric bill was. The electric is high in those apartments anyway. But it took them over a week before they got the AC in. I wrote 3 maintenance request to come and fix my back sliding door it would not lock. They came and said it worked ok. It never worked had to get a stick and put in the door. When they decided to paint all the building they ask us to move in our patio furniture which I did and they were done so I moved it back out. Well they spayed some paint on the patio above me and I now have paint splatters all over my new furniture. The list could go on and on. When I was moving out I kept asking if they were going to replace the carpet or should I have it cleaned they said don't worry about it. So now they are going to charge me for the carpet which I could have had cleaned and it would be fine. The apartments are really in a good location. They just need to take a step back and look at some of the help they have there. Most of all the office guy!!!!!!!!!!!!!! I would look for another place to live. read more

This is my first ever review of a business on Yelp but thought the management of this property deserves kudos. From the moment I began my relocation search they have been very accomodating and responsive in terms of sending me information via email. Maintenance has been highly responsive and an incident with a loud neighbor was dealt with quick response. In all my years of apartment living I have never found there to be a more genuinely nice person than the manager Briana. The location is highly convenient for me and based on all the wonderful experiences I've had thus far will continue to be a resident. read more
