The residents have a call pendant that they press when they need assistance. It takes the staff at least a half of an hour to respond, sometimes longer. Their staff is constantly changing. At times they are so short handed that their employees are working double shifts which is quite often. At times they have been so short staffed that they have to get their help from a temp agency. The lady working in the business office seems to be obsessed with how much money the potential resident may have.

Yearly raises are milked out of the senior population with more and more of the residents being forced to sell and seek more favorable arrangements. There are 1200 lots currently and all but about 15 are built on. If you buy a lot or an existing home you are a shareholder of the community. Many retirement parks have shares that have a $ value and you can buy one and then pay a much lower amount in rent. Here there is no $ value to a share and they are not bought or sold independently, they go with the home or with the lot. Thus there are no residents who pay lower fees by owning a share. All residents are owners of one share and pay the same amount, regardless of lot. Home prices vary from the 20's to over 100,000 dollars. Lots can be priced more than others if they hold a desirable location. Yet everyone pays the same monthly maintenance fee and that is $268. It is set to reset every year due to the consumer price index change. In 2015 it will be $271, an additional $3. The Villages - Changes Prospective Residents Shoul…read more.. --- My Take --- Current management is out of touch of what the initial intent was. Important Considerations for Families Researching The Villages If you are researching The Villages on behalf of a parent or family member, it is important to understand how the community has changed in recent years. Costs associated with daily living and amenities have increased. Resident pricing for championship golf has risen significantly during peak season, and additional fees such as trail fees and amenity-related charges continue to increase. For retirees living on fixed incomes, these recurring costs can materially affect long-term affordability. Everyday pricing and value have also changed in subtle but meaningful ways. For example, advertised promotions do not always deliver what residents expect. A recent "two-for-one" beer promotion at a town square resulted in only one beer being served, with limited or lower-quality options available. While minor on its own, this reflects a broader shift toward reduced value despite higher prices. Similarly, small concession items have doubled in price in some locations. A standard bag of peanut M&Ms at golf check-in stations increased from $1 to $2. These incremental increases add up over time, particularly for residents who use amenities regularly. There are also meaningful differences within The Villages depending on location. Areas south of Highway 44 have noticeably fewer golf courses compared to areas north of Pinellas Plaza. Housing south of Highway 44 generally features smaller lots, narrower streets, and reduced yard space. These differences are relevant when evaluating lifestyle quality and long-term satisfaction. Many long-term residents express concern that the original value proposition of The Villages -- an affordable, active, middle-class retirement community -- has eroded. Amenity fees and participation costs continue to rise while predictability and perceived value decline. For families helping parents plan a stable retirement, it is advisable to review current fee schedules, seasonal pricing, promotional practices, and neighborhood differences carefully, and to compare these factors with alternative retirement communities before making a long-term commitment.

We first met Pat and Michael on their wedding anniversary and they canceled their plans to take my mom in their lovely home the same day. They provided snacks and healthy home cooked meals, activities to help keep my mom and other residents engaged, and top notch care around the clock. Pat & Michael rented a van over Christmas and took my mom out to see the pretty lights. They celebrated her birthday with flowers, presents and decorated their house. During a hurricane warning, they invited my dad to come stay with them. My family and I were always welcome to visit and stay however long we wanted. They regularly sent us pictures and texts to let us know how my mom was doing, which was really sweet. Being in a private, loving home is so much more welcoming than a sterile facility. Towards the end of my moms life, Pat was feeding my mom every meal and trying to keep her as comfortable as possible. They treated my mom and family with kindness and respect, and we are forever grateful. I can't say enough great things about Pat's Serenity Home Care. I highly recommend the family as they take excellent care of your loved ones!
