    I would not recommend this place for a senior. The reasons why are listed below…read more The entire area is under construction with 200+ apartments with more planned. The noise, dirt and traffic will only increase when the newer apartment complexes are completed. The town center is within walking distance and has some businesses and restaurants but much of the retail are shuttered and in disrepair. Overture Fairview apartments have some structural problems with cracks, sloping floors, patio doors that do not close and need frequent adjustments. The price paid for rent is not worth the amenities. The pool and spa are frequently closed for repairs and need a regular cleaning. The elevators and secure gates have been unreliable but are better lately The outside doors don't all close securely. There are stairs at many entrances making it difficult to carry in groceries. Covered parking at the complex has become expensive and residents park at nearby hotel and office lots. Overture staff has cut promised community activities - generally at the last minute. Communications from staff can be disrespectful and degrading. There is an active resident committee that runs some activities which is a plus. As new senior communities are completed in the area, there are many residents leaving for better accommodations. If you are in a scooter or walker, unfortunately there are residents who will shame you for using the elevator and "being in the way". Please be aware that there is a segment of the residents who love Overture Fairview. They will post overly positive reviews to offset the negatives. Hopefully this review will at show the issues that may lead to an informed decision. Again I would not recommend this location for a senior who is looking for a nice, quiet, secure, accessible home.

It's advertised in all brochures as being from 9 -10am. This morning it started around 910. It was complete by 9:36 and when residents asked why it didn't go to 10, they were told by the manager that not many people come down after 9:30 and we just can't afford to have people sitting here doing nothing with the remainder of the time. A few residents said you could just leave the food out so you don't have to be present for the entire time, the manager essentially said to them, we can't trust you because you would steal everything.

I recently moved because I got married and needed more space for my wife and our dog. Aside from that, this place was everything my wife and I needed and more. There are a few people who truly made this apartment feel like home: Guy Kohavi - Great Maintenance Assistant with amazing communication and an awesome attitude. He was always a pleasure to talk to and work with when finding solutions to normal wear and tear issues. Britnee Scott - Assistant Property Manager with a really positive attitude who was easy to work with. She made living there seamless. Lisa Smith - A very kind front desk representative who always did her absolute best to answer any question I had. If she didn't have the answer immediately, she would do whatever she could to get me one as soon as possible. Thank you so much to the Watterscape team for everything you did to turn our apartment into a home. I truly appreciate it.

They treat you like you're an idiot and never communicate with you or the other residents about anything. The big thing for me, as my wife works from home and I'm an online gamer is the internet. It is god awful. On and off all times of the day and it just goes down randomly. Takes like a minimum of 4-6 days to come back online, but they assure us we get "white glove" service. Biggest lie out there. Couple more things: Dog poop is everywhere outside so watch were you step. Also, the apartment reeks of weed. Look, for as much as you will be paying, just go somewhere else.

    DO NOT MOVE HERE!…read more Like many other reviewers I would not recommend this property to anyone- even as a last resort. I moved into a unit I had reserved and put a deposit on a month in advance, only to discover immediately that it had not been cleaned even one bit, or properly maintained. Some of the issues I encountered included: walls and windows caked with dust, moldy food left on the balcony, dirty shoe prints, a broken disposal, broken ice machine, no hot water, non-functioning outlets, cabinets falling apart, and a permanently damaged bathroom mirror. On top of all that, MOLD. Its everywhere: in the dishwasher, sinks, bathtub, windows, and vents. Within the first night, ants and roaches had already invaded the unit. I did try to work with the leasing staff, but when I raised concerns and frustration I was told it was "my fault" for not submitting work orders. They insisted the apartment had been "professionally cleaned" and showed "no signs of mold." One maintenance worker even admitted no one had cleaned it, and when I used my own mold test it confirmed my suspicions. The so called "regional property manager" then gave me an ultimatum over a phone call where she dismissed all of my concerns: accept the apartment as is or move out, and decide within less than ONE DAY! At this point, I have given up on communication with Weinstein Properties. The lack of compassion, denial of responsibility, and blatant disrespect has been overwhelming. I am now pursuing legal action to hold them accountable. Do not move here unless you like negligent landlords, mold, and lots of bugs.

    GREAT IDEA! Let the kids frolic in a splash pad while Mommy shops- GENIUS!!…read more The splash pad is central to an adorable kids section at the Shoppes of Village Park- cute splash pad with fake grassy areas and train rides. Just outside Gloria's. Definitely seems like the place to bring the kids-- a beach volleyball area lies just off to one side of the splash pad with a village garden area off to the other side! Perfect for all ages! For us the kids included a 1yo, 6yo, 7yo and an 8yo. They could barely contain themselves from leaping into the fountains on our way into Gloria's for lunch. By the time they were fed, they were ready to lie on the "grass" and zoom through the water. The kids had a blast! They were told not to get their clothes wet, but one "surprise" eruption from a sprinkler and they were SOAKED! (I suspect they had strategically positioned themselves!) After that, anything was game. They ran amuck for close to 45 minutes before they tired themselves out. The adults were then graced with 2 hour quiet period when they fell asleep from exhaustion! LOVE IT! NB: - adults must be fully clothed at all times. - the train ride only runs at certain hours and has a $4pp charge - the fountains light up for a water/light show at 7pm, 8pm, and 9pm. The shows last about 10 minutes. - There are patio tables set up around the splash pad for the adults to watch and relax as the kids run around - I heard there is a towel service, but we did not see one. Overall a fabulous idea! Would be here all the time if I lived in the area!

    I have been a tenant here for a little over a year, and I have mixed feelings about my experience…read more First, the positives. The townhomes are beautiful, and the community itself is very quiet, which I greatly appreciate. Although the women currently working in the leasing office are different from the staff who were here when I signed my lease, I have always had pleasant interactions with the office team. They have consistently been professional and courteous. Unfortunately, that's where my compliments end. My partner is a property adjuster and, shortly after moving in, began noticing several concerns with the construction quality of these townhomes. Over time, I have come to share those concerns. For example, the master bedroom window creates an extremely loud buzzing noise whenever it is windy outside. The sound appears to be caused by vibration within the window assembly, whether from a loose component, inadequate sealing, or poor installation. Instead of hearing normal wind noise, the entire window seems to resonate and buzz when wind pressure hits the building. The sound is so disruptive that it regularly interrupts our sleep and has become an ongoing frustration. Another major issue is the power outages. I have lost power at this community more times than at any apartment or home I have ever lived in. I honestly do not know what causes it, but it has been incredibly inconvenient, especially because both my partner and I work from home and rely on a stable electrical connection. The homes are also equipped with first-generation Google Nest thermostats. Initially, I thought this was a great feature, but it has turned out to be a constant frustration. The first-generation Nest systems are known for connectivity issues, battery-related problems, and difficulties maintaining reliable HVAC operation. In the year I have lived here, my air conditioning has stopped working multiple times, almost always at night, which is especially miserable during a Texas summer. There is nothing worse than waking up in the middle of the night to a hot house and realizing the AC has stopped working yet again. What makes all of this even more disappointing is that I am not someone who moves frequently. I typically stay in my residences for five years or longer, and when we signed our lease, we genuinely expected to remain here until we purchased our first home. It is incredibly disheartening to feel like we need to move after such a short period of time because of concerns that could have been avoided with better construction and quality control. These are only a few of the issues we've experienced. While the community is aesthetically pleasing and quiet, I personally would not recommend living here. The homes look great on the surface, but in my opinion, they were not built with the quality or attention to detail that residents should expect. Looking back, I blame myself for overlooking some of the warning signs because, at the end of the day, these townhomes were built very quickly and unfortunately, it shows.

What you'll get are promises and excuses from the property manager, if she even responds, that they are working on it, have all these plans to fix it and are taking it seriously but what you will actually get is ignored and incompetent, inconsistent and unreliable treatment. We have had a roach problem for 5 months!!! But an over all bug problem since we moved in, in January and from the reviews it looks like it's been going on a lot longer than that! . That should tell you all you need to know about how seriously management handles the pest control problem and pretty much everything else!! It shouldn't take this long to get bugs under control!! And the persistent roaches... that should be enough to scare anyone away from leasing here.. The so called " pest control" they had up until last month was horrible! They were incompetent, didn't know what they did from one week to the next and whenever I'd mention roaches they look scared to death. I had to be here to babysit them and tell them what to do. Isn't this the landlords responsibility? And were they fired? Of course not! You'd think that a responsible landlord would've fired them a long time ago since they weren't getting the job done. Not once have they taken ownership, acted aggressively to treat the problem or followed up with pest control to get it under control. I have battled this with them for so long and it's just absolutely unacceptable and I'm exhausted over it. I am actively looking to see what recourse we have as clearly this is never going to change. Especially since the new pest control company, so far, is just as bad. I had so much hope for this new pest control company and the new property manager, Elisa. Once again a lot of promises but no action. . As for the new pest control- they haven't been back but once in 3 weeks, ( though Elisa claims they have been. Sorry, but I have a Ring camera and see exactly who comes and goes) and in our unit once for 6 minutes!! A two story, 2 1/2 bath, with a garage, townhome, with a big roach problem they are supposed to be taking over and getting under control!! The bug problem has been the biggest issue by far but there are so many other issues as well that have been ignored over and over. The area next to our unit majorly ponds when it rains or sprinklers come on and it's a huge big puddle of sitting water for days! I have complained about this so many times and it has yet to be addressed or fixed- which again will keep the roaches coming. So, bad, irresponsible management, bad pest control and pure inaction means once again, we will continue to have problems. The parent company Willow Bridge is no better. I've called them three times in the last several months , told the receptionist about ALL of the issues we are having ( all 3 times) and I was very upset, but I haven't gotten one phone call back!! They are just as lousy. They are an absolute failure and incredibly negligent. There are so many better places out there! Take my advice! Don't rent here!! You'll regret it.
