I loved my apartment. Period. No maintenance issues. Because I don't put up with that. HOWEVER, when I moved, the then manager falsely charged me 4000.00 because she was a scammer. Dallas Apartment Association said it was false. Ask me to go to Congress to help pass a law so apartments could not cheat single women. A man rented my apartment as soon as I moved. So it was illegal for them to do that. Their own attorney told them not to. I never was late once on rent. Magazine beautifully furnished by me. They were crooked and it affected my credit Seven years. I could have sued but my health went downhill. I hear they have a new manager now. They should have been fired the manager back when I moved. Do not live here. this is the worst experience I had ever had with an apartment complex. they will severely over charge you. I sent emails, visited the leasing office myself, made calls, nothing was ever handled. during the summer, I had my AC set to 68, and it was 83 degrees in my apartment. the AC wasn't broken, the insulation is just HORRIBLE. there are bugs everywhere, it is so disgusting. the dishwasher is horrific and when I would use it, my sink would fill up with gross brown food water. 0/10. worst decision I've ever made. windows dont open, blinds fall off and they do not about it when requested. the "fun" events get cancelled lol. seriously, do better. RUN from this property as fast as you can! Dealing with this property has been exasperating! I can't believe how unbelievably unscrupulous they are. I had no choice but to submit a complaint to the TX Attorney General's Office because the property have actively chosen to avoid the numerous calls and emails I'd sent over the last 3 days (this issue started this past Friday, 3/7). Not only are they keeping the $1500+ move-in deposit, but they're also now demanding another $3500+ to dissolve the lease on the damaged apartment they wanted me to keep. I turned in my keys on Tuesday, 3/1. I haven't had access to the unit or the property since, but they feel it's appropriate to pay over $5k for a damaged apartment I never even moved into. Here is the letter I submitted to MAA Corporate as well (still haven't heard back from them either) - part 1: ******** Hello, I'm desperately trying to reach anyone that can help me with the on-going issues I'm having with the MAA Boulder Ridge property. I have been a resident at the Shoal Creek property in Bedford for nearly 2 years (I moved from TN to TX for work at that time). I was moved into a unit that I found out from the leasing agent had moved out the day before my move-in so nothing was cleaned, fixed, etc. when I moved in. I spent the first year having to pay out-of-pocket to repair issues I had submitted work orders for because the office refused to repair them (torn screen door, broken door knobs on all doors, holes in the walls/parts of the corners of the walls missing, damaged carpet/flooring, damaged cabinets in kitchen and both bathrooms, hundreds of cigarette butts painted over on the floor, stained walls). All the windows were broken in the unit, as well as the ceiling fans. The dishwasher and washing machine weren't connected properly so I had flooding in the kitchen for over a week, and I had water raining down in the guest bathroom because the condensation hose had been disconnected by the previous tenant (had 1/2" of water flooding the bathroom for over 2 weeks before maintenance finally agreed to help). I had to pay for a carpet steam cleaner to try and clean the stained and dirty carpet, and I had to pay for an industrial fan for the kitchen and guest bath to try to dry out the flooring (maintenance said they couldn't loan me one). This is just a short list of all the issues I've had to live with since I moved in. When my laundry room door (again, pre-existing damage from previous tenant and I had requested at least 6 times to have this fixed or replaced. A new door had been ordered in Oct 2024 but didn't arrive until Jan 2025) fell on me when I tried to open it, the current maintenance manager told me he was going to get this issue resolved. They sent a contractor who severly damaged the new door (broke it in several spots, drilled holes up and down both sides of the door, cracked the finish in several spots, didn't even cut straight lines) he installed it upside down. When I tried to open it that door fell on me too. I currently have a shower curtain hanging in that door frame. I worked with my leasing manager to try to end my lease early (I was scheduled through July 17, 2025) because I just couldn't take anymore of the damages in the apartment. I was basically told that I wouldn't be able to end my lease early but could transfer to a sister property and she suggested Boulder Ridge. Against my better judgement, I decided to call them, and they asked me to come tour an available after my workday (this occured on 2/28/25). By the time I reached them it was about 20 minutes before their office closed. Caitlyn was assigned to "help" me and show me the unit. It was getting dark early at that time (this is relevant because I wasn't able to see the damages clearly at the time). The moment we walked in the unit to the time we left was less than 7 minutes - she kept yawning and telling me how tired she was and that she was going on vacation the next day, so I felt rushed and pressured into leaving. She turned on the lights in each room and just stood by the front entrance yawning and continuously letting me know she was so tired. I did mention that the cabinet doors looked like they weren't hung correctly and that the guest bath was very dark and dingy, but she didn't say anything. When we left, the next door neighbor had left several bags of trash outside their door (this was friday, a non-trash valet pickup day), there were cigarette butts, popsicle sticks strewn in the breezeway, and a broken-down truck in the driveway next to the stairway entrance. I asked if she could give me a tour of the property - she drove us straight back to the office without saying a word. She handed me a quote and told me I could reach out to her colleague if I had any questions while she was on vacation. *Unfortunately, I'm not able to add the rest of the letter. Do NOT move here - terrible move-out experience! I moved out of this complex recently and had an awful experience. They kept my entire security deposit without properly documenting it in their statements. I was falsely charged for "damages" -- specifically, they claimed I "destroyed 80% of the carpet" and are now trying to charge me to replace the entire carpet. I asked for evidence, since the carpet looked perfectly fine when I moved out. All they provided was one photo of a small area with a lifted corner and a stain underneath -- nothing showing 80% damage, and nothing from the rest of the two-bedroom apartment. The carpet was used before I even moved in, so I'm clearly being unfairly blamed. This place is not worth it. Avoid the nightmare of moving out and getting scammed. Don't waste your money renting here -- find a better-managed property. read more

Every unit we visited was "ready to move in", but they all felt very damp and upon talking with some residents, we learned that management isn't great. They have a ton of units, so I understand that. This apartment is poorly managed and their communication skills are non existent. In all of my years, I've never seen such poor communication between management and tenant. It seems that if you don't live in MAAs more expensive community across the street, they really don't want to acknowledge their tenants once that lease is signed. read more

DO NOT LIVE HERE!!! If I could leave no stars I would. Management is horribly rude and disrespectful. Cabinets are held together so poorly they just break off when you open them. Toilet NEVER worked! Every time I had a conversation with management I was incredibly let down by their unwillingness to help their guests. Save your money and DO NOT give it to this scamming corporation!! Please look into any other complex before choosing this one. Luckily they are building many other options around. I would not recommend living here. I've lived in a couple different apartment complexes now and this one is by far the worst. I have many negative things to say but my main concern is that I'm paying almost 2k a month for an apartment that falls apart weekly. Everything is horribly built yet they refuse to fix. Any time I put in a maintenance request to fix my issue they close it out saying they completed it yet nothing was fixed. My cabinets have broken in half with the most gentle touch to see that they are covered in mold. Maintenance refuses to replace the cabinets. My sinks are clogged and do not drain. The shower has issues that also haven't been resolved. I'm 23, I work extremely hard to provide for myself and I am proud that I am able to afford living on my own but it really is disappointing that I'm paying so much for a very SHIT apt with nothing being fixed. I've emailed the corporate email that they suggest under each yelp review and my issues STILL WEREN'T ADDRESSED. I am currently saving up to break my lease and get the hell out of this shit hole. Do not waste your time or money please. Overpriced for horrible living. Many other great options nearby. They make it seem great living here when visiting the office but maintenance is horrible and they really need to get new maintenance men. read more

This was not a great experience for either myself or my grandmother. The management staff there was not good to either of us. I'm at a better apartment now, but I'm giving this rating to kind of say buyer beware. I had some not so fun experiences at this place. I talked to some other neighbors before I left who basically agreed. I'm going to be decent here and give it a three star rating, and maybe only talk badly about the hideous black and white paint job they did while I was there, and having maintenance guys out there leaf blowing through almost entire days it seemed while trying to work from home. the apartments make you pay rent online. what they don't tell you is that on the days you would normally pay rent, 30th-3rd of the month, the website is down....every month....same days....they even know about it!..... so when you go to pay rent it won't be accepted and you have to do it from 12am-5am when the website is not "under construction". pretty convenient right? I mean I've got nothing better to do in the middle of the night than to pay my rent.... besides SLEEPING OF COURSE!! The first time it happened I called and called and called and for 2 days during business hours nobody picked up the phone. insanity. when I finally had the day off of work to go in there and talk they said they had to charge me a $50 late fee. even though I showed them their phone number and the attempted calls made on my phone (13) they said "if you would have left a message we could take it off" well if I left a message it'd sound something like f!@k you you F$%^&** lazy worthless pieces of sh**. this continued for the first 3 months. please for the love of god do not rent with these people. its the biggest scam I've ever seen. and I'm counting the days until I leave here. if you do decide to rent with them prepare yourself for this: 1. $50 or more extra every month in fees 2. car break-ins. 3. Service here is terrible. Beautiful apartments if your willing to pay 1500$ a month not including electric and such. If something breaks it takes an act of God to get them to fix it. Neighbors are rude and have no bounds of control. I will not recommend these apartments to anyone. I left early because who wants to pay almost two grand for psychotic neighbours and poor service. Stay away. This place advertises a gym, then leaves a majority of the machines broken in need for repair for nearly a whole year! Also stay away if you do not appreciate hours of teenagers playing drums and electric guitars outside echoing between the houses. My observations-The apartment was not cleaned before we moved in-bathrooms were disgustingly dirty-apartment was full of mosquitos -dishwasher had issues from day one-took a week to get fixed-microwave stopped working after third day-still not repaired-kitchen drawer just broke in my hand when I opened it-the remote gates have issues-we can only get in and out of one of them atm-couldn't use laundry rooms for the first few days because remotes don't work on those either-front office listens to your problems but not really pro-active about getting things done. Nobody seems to pick up after their dogs (I have dogs and pick up)-thank goodness the grounds crew does a good job keeping it all cleaned up. The apartments interior is dated kitchens/bathrooms- the complex itself is pretty good-has the potential to be really good-front office needs to step up their game-glad I'm only here short term-there is definitely better out there. read more

Our air conditioning has not been able to keep the apartment below 80 degrees (some days it gets to 85) for a month now. More than 5 service requests later, 3 visits from an outside contractor, and a replaced evaporator, and it is still showing 80 (and feels 80) on my (brand new, that I bought and they installed) thermostat. At one point, the service manager (Chris) said that the air filter I put in would impede the flow of the blower and prevent cooling, it is the cheapest filter I found at home depot. After talking with the community manager, Cathleen, I have found that there is no sympathy for our situation. The excuses given have been, 1. A restrictive air filter, 2. We are on the 3rd floor 3. We are on the West side and 4. The building was built in the 90's. Funny, as our neighbor has his air conditioning set to 70 and it maintains it no problem. I guess his apartment is neither on the 3rd floor or built in the 90's, even though he is directly next to us. read more
