Dan was extremely knowledgeable, patient, and took over 4 hours to meticulously go through every aspect of the property - roof, chimney, foundation, electrical (including old knob-and-tube concerns), plumbing, HVAC, attic, basement moisture issues, and more. The report was delivered the same day, clocking in at 41 pages with hundreds of clear photos, diagrams, and a well-organized Repair Advisory Summary + Defective Summary that made it easy to understand priorities, safety risks, and next steps. He didn't sugarcoat anything but explained everything in plain language without overwhelming me - perfect for a first-time buyer like me. Dan's attention to detail caught several important issues (e.g., chimney venting/safety concerns, wiring/insurance risks, moisture in the basement) that gave me strong leverage in negotiations. His communication was top-notch - responsive, courteous, and genuinely helpful throughout. At $825 (including the detailed report), this was hands-down the best value for a home inspection I've heard of. If you're buying in the Cincinnati/Hamilton area, do yourself a favor and book Dan - he's worth every penny and then some. Highly, highly recommend!
