I recently used Schuerman Inspections, LLC (Dan Schuerman) for a pre-purchase inspection on a 126-year-old home in Hamilton, OH, and I couldn't be more impressed. Dan was extremely knowledgeable, patient, and took over 4 hours to meticulously go through every aspect of the property - roof, chimney, foundation, electrical (including old knob-and-tube concerns), plumbing, HVAC, attic, basement moisture issues, and more. The report was delivered the same day, clocking in at 41 pages with hundreds of clear photos, diagrams, and a well-organized Repair Advisory Summary + Defective Summary that made it easy to understand priorities, safety risks, and next steps. He didn't sugarcoat anything but explained everything in plain language without overwhelming me - perfect for a first-time buyer like me. Dan's attention to detail caught several important issues (e.g., chimney venting/safety concerns, wiring/insurance risks, moisture in the basement) that gave me strong leverage in negotiations. Dan was incredibly thorough - our inspection report was ~45 pages, with photos and arrows pointing out all of the major findings in the report, so I could see them myself despite not being able to attend the inspection. We also opted for the sewer inspection and I'm glad we did - it allowed us to negotiate our closing price to pay for sewer repairs. Dan and Carol provided me with the most thorough home inspection report I've ever commissioned and I've done more than a few. Carol makes the coordination process easy and Dan just went to town inspecting the property for hours. Not so much an inspection as a master class on home ownership! You can tell that Dan is a great inspector, but that he REALLY enjoys teaching people and sharing his knowledge about caring for homes. The reason his inspections take as long as they do (ours clocked in at 5 hours) is because he takes the time to explain what he's looking for and how to fix or maintain everything in the house. He makes a point of respecting the home he is inspecting. Everyone in the house gets shoe booties, and he quickly outlines the ground rules. Don't mess with anything. If you break it, you pay for it, so let Dan take the blame if something happens. If you do mess with something, put it back the way you found it. He is a true professional! The home we inspected had been inspected by another company when it was initially put on the market last fall. The sellers shared that inspection with us after accepting our offer. After comparing both inspections, it's clear that Dan was much more thorough than the first inspector. I would trust Dan to do the best inspection that can be done, every time. The only potential issue is that he is just one man, so his schedule can fill up. Don't waste any time calling him after your offer gets accepted! Also, when we made the appointment they specified cash or check, so I'm not 100% sure if they take credit cards or not, but I'm guessing not. read more

Very thorough and informative inspection. Dan took the time to explain issues and potential issues and taught me so much about the house I am potentially purchasing. He is certified and very knowledgeable. Also, the contractor he uses for pest and radon testing was highly competent. I received a virtual copy of the report the same day that included a thorough write up and picture for each part of the house that was inspected with recommendations and/or corrective action needed. If I could give Dan 10 stars, I would. As a Realtor of 28 years, I have had him inspect MANY homes for my clients. I would use no one but him to inspect my own properties. I have seen other inspectors miss things time and time again. DO NOT CHOOSE AN INSPECTOR BECAUSE YOU MAY SAVE $50 or $100 because it WILL cost you in the long run. Dan will find things that other inspectors miss time and time again and it will cost you considerably more than whatever you saved on the cost of the inspection once it is yours! Not only does he take his time explaining issues, but his report is very thorough with numerous full color pictures and it is ALWAYS delivered promptly. Time is of the essence in this business and some other inspectors do not understand this or care. Dan's qualifications say a lot. Fantastic home inspection. Dan was extremely thorough! We are purchasing the home from a relocation company. They had done their own inspection, and Dan found several issues their inspector missed, including a leaking shower and problems with the roof and gutters. Yes, he actually went up on the roof! We are now getting these issues resolved. Had we not had such a thorough inspection, we would have purchased a home with several unresolved problems. I cannot recommend Dan more strongly! read more

The experience was incredible. I am not sure how anyone else in Cincinnati can set a higher bar for service and execution than Dan. - Multiple reschedules were tolerated without question - I was quoted less than what I should have been for the size of the house; Dan kept his promise and refused to charge me a penny more than the quoted price. - Scheduled start time was 9AM, Dan arrived at 8:20AM - 10 HOUR INSPECTION, OVER 300 PICTURES!! The attention to detail was unparalleled, one would have thought Dan was inspecting the house for his own purchase. This resulted in a lengthy punch list of tasks to renovate the house but no serious deal breakers, only the things one would expect from an old house. It is very likely that we now know more about the home than the seller himself. The peace of mind Dan has afforded us is priceless. - Dan tolerated me tagging along, in an almost apprentice like mode. His explanations were thorough and thoughtful and I was even quizzed a few times...I loved it. Purchasing a home is typically the largest expense most families undertake and therefore something that should not be taken likely. With Dan's help, we know exactly what we are getting into and plan to use his inspection findings as a guide to make this house shine like it did once before. read more

We used Schuerman Inspections on a recent home purchase, and it was one of the best choices we've ever made. I decided to walk along with Dan on the inspection, and I learned more about the house (and about construction in general) in that five hours than I had in the previous 30 years. Dan is meticulous and detail oriented, catches everything, and can explain each item in terms I could understand. He spent as much time as necessary to explain everything. Wow, what could I possibly say about Dan? He is exceptionally thorough. I could tell you that he is funny, personable, knowledgeable and very informative; he'll shoot straight with you, and Realtors want to work with him (though he keeps it to less than 100 in the Cincinnati area of the more than 3000 citywide). He is so good, that he trains the guys coming in, since that's exactly who you'd want to model. I could tell you that he kept every bit of his word. I could tell you that many home inspectors could be done in 45 minutes, or an hour, or two. Dan took over 6 with us. In fact, he sent us on our way once we passed 8:30 so he could finish up, and we could eat. What's more? he got us the report THAT NIGHT. I think the report was in my email before my head hit the pillow. On a scale of 1 - 5 I'd give Dan a 12. If you're a first time home buyer, you want him. You NEED him. I was a first time home buyer and I don't know that I would feel satisfied with anything less than the sterling service I received from both he and his wife from start to finish. Dan is a one-man business that provides excellent home inspections. He is meticulous about making sure you have the information needed about the condition of the house before making a purchase. His inspection helped me make a major decision on the biggest investment of my life. I now know why people are so insistent in the need to get a home inspection before purchasing a home. I would not have had a clue as to all of the needed repairs if Dan did not point them out. I found it amazing that he went beyond his job requirements (extra testing, spending extra time at the house, etc.) to make sure he did not miss anything. A few hours later, I received a 25-page pdf file of all the digital pictures he took in a detailed report that I could actually understand. Dan was unbelievable. He came highly recommended from a different inspector who wasn't available at the time we needed, but said that Dan has been in the business forever and is the man to go with. Even before the inspection, he spent about 45 minutes on the phone with me patiently addressing a specific concern that I had. He arrived early for the inspection so that by the time I got there at our arranged time, he had already been on the roof and had plenty to tell me about the house. He then spent many hours going through the house with me, and patiently explaining every little last thing to me in great detail, as if I was his only client of the year. We are first time home-owners, and aside from explaining the actual inspection, he gave me great tips on maintenance and even small things like which product is best for wood floors and which product to use to re-stain scratches on a wood cabinet, etc. His passion for the job is evident, and his sense of humor makes it a pleasure to work with him. He is incredibly thorough, but also experienced enough to tell you when a defect is not something to be concerned about. I was super impressed by his extensive knowledge and observational skills in every area of the house. Most of all, I really appreciated the time he spent happily explaining things until I was comfortable with everything. By the time I received the report (just 4 hours after the inspection), I was able to quickly read through it just to remind myself of the issues.
