The agent mentioned that their manager handles all applications and that I would be contacted soon. However, I never received any updates or follow-up. Their website states that applications are processed within 48-72 hours, but it's been well beyond that with no response. I ultimately decided to withdraw my interest and texted the agent to let them know. If it takes this long just to process an application, I worry about how long it would take to get serious issues resolved--especially in El Centro, where extreme heat makes a functioning AC essential, or worse, if there's ever a gas leak. I am unhappy with my experience with LRS realty & management. I lived in a unit in Port Hueneme, CA from 10/01/2023 to 11/02/2024. The unit was OK and the property manager did his best, but I have several concerns. When I moved in, there was electrical tape used to connect the pipes under the kitchen sink, which obviously leaked & caused damage (I have photos). I've had two maintenance requests in since March 2024 that were not resolved--including no fire alarm due to faulty device and broken garbage disposal (electrical issue per plumber who fixed the tape under the kitchen sink). They were not addressed at all even as of the date of move out on 11/02/2024. That's almost TEN MONTHS without basic living and safety necessities! Thank God there were no fires. Additionally, a "maintenance man" entered my unit without notice when I was not home. This person stated they were there to do an "annual inspection," but there was no notification of any inspections nor the emergency need to enter my unit, which if you are familiar with CA renter's rights, you know that this is not legal. I only knew about this because I had cameras in my home. I have it on video and I have text messages from the property manager apologizing. As a woman who lived alone, this was a huge concern. Now I'm in a situation in which I'm trying to get my security deposit back after being charged for "wall and door frame repair," for $235, and I have on video the condition of the unit upon move out. What a nightmare! This review is for the people considering living here due to the low rent--you'll pay for it in sanity, safety, peace of mind, and money!! Not how I would want him spending his time, if I was paying his wages, that is for sure. No return on the work - Likewise, if I were looking for management for my property- I would go with someone more straightforward. It's not complicated to make money from property- but these guys don't half make a meal out of it! The City of Elgin changed from Waiste Management to this company. They decided to stop taking WM stickers April 1. It should remain until the WM stickers are gone or they reimburse us. We tried to use all of ours but we did not have anything else to throw out. I telephoned LRS this morning and the girl that answered the phone was rude and she was answering questions like she the CEO himself or the CEO's daughter. Quite possibly as bad as it gets in terms of caring about the end customer. I am currently living in a unit managed by LRS in Los Angeles. We have two open maintenance requests one of which involves a broken microwave. IT has been four weeks now since we've put in the request. LRS is the type of place where the employees could care less as long as LRS gets paid at the end of the day. It doesn't help that we have no direct communication with the owner of the house to complain about LRS. I am in a text chain with one of the LRS managers and he does not give a rat's ass about us. I have spoken with various individuals over text and call, and it is always someone else's fault or someone else's responsibility. Not one single person cares enough to follow through that something was resolved. I don't blame them though, it's just what happens when incentives are not aligned, kind of like our government agencies. DO BETTER. read more

The home owners chose an amazing rental managment company when deciding to rent their home. The team has worked with me over the years during difficult health problems, a pandemic and numerous life situations-- all interactions have been respectful, professional and reasonable with attention on my needs as well as great communication between myself and the homeowner. Martha Munoz, has been the best part of working with LRS Realty. She is a compassionate person and seems to care about my needs-- big and small. Every time I reach out to her she is happy to respond with kindness and solutions-- keeping all parties happy and heard. Also, the maintenance man, Joe, is a superstar!! He has done the annual inspection over the years and I always look forward to seeing him, and catching up. He is a great person and is an asset to their team. This company took over the management of a set of properties in San Diego last year. Their first mistake was to slander the previous manager who is still part owner of the property. Russell Kochis told a tenant that the previous manager "didn't have his sh*t together", when the truth is the previous manager went on medical leave to have spinal surgery. Perhaps Russell should have instead asked the tenants what they liked best about how the previous manager performed at the property. We're sure Russell would have learned a lot about what makes a desirable property manager. He also might have realized that tenants know each other and talk to each other frequently. Especially when there are problems with a new management company taking over. Russell also makes the misleading claim in conversations with tenants that he's a lawyer. A search at the California State Bar doesn't turn up anything for Mr. Kochis. In fact, Russell has his J.D. in Real Estate from the University of Chicago. But he has not passed the Bar exam, nor is he certified to practice law in the state of California, or any other state that we are aware of. The bottom line...Russell is not an attorney. He is only, at best, a lawyer in the loosest of definitions of the term. But even calling himself a lawyer is an attempt to make his own self-worth more grandiose than calling himself a Real Estate Agent (not a Broker), which the California DRE recognizes him as. Other issues include: 1. Tenants having to deal with over 40 emails to just renew a lease. 2. Management entering units without proper (or any) notice for non-emergency issues. 3. Arguing over what is tenant and what is landlord responsibility when the law (and Lease) is clear on who's responsibility is what. 4. Lack of timely initial and subsequent follow up responses to tenant inquiries. 5. Disregard for landscaping appearance. These are just some of the major issues that have been brought up by existing tenants as well as former tenants who just couldn't deal with LRS' mismanagement anymore. The minor issues are chronic and too extensive to list here. Just know that if you hire this company...you get what you pay for. And if your landlord hires this company, expect sub par management and service. read more

Do not rent from this company unless you have no choices. I rented for just one year and left the place clean. They charged me $513 from my security deposit, where in CA law the management is not allowed to charge fees for normal wear and tear cleaning! I sent a dispute letter certified mail that I would take them to court, and they gave back $198. But they still made $315 from me. Avoid this management or they'll take your money. I've had the pleasure and privilege of being helped by MARTHA MUNOZ. She is joyful, vibrant, friendly, swift with responses and very professional. Any concerns or issues we have, she attacks them and finds a solution immediately. There have been times where things have been put on hold due to vendors not contacting us right away or trying to get approval from ownership and in those situations she's taken matters into her own hands and got us to help we needed right away. Why is there no - stars? This company deserves -5. I was a renter for 10 years @ 18429 Prarie St, Northridge. LRS took over the management and everything declined such as gate issues, quality of people renting, etc. I moved out on 4/28/22, the same day, I had the manager and another person from maintenance do a walk through and actually commented on how it looked great for 10 years of living. Of course, the carpet would need to be replaced as the life of it was over at 7rs. The Chain on the blinds needed to be replaced as they were rusted, same as when I moved in, All in all, the apartment would need paint of course but EVERYTHING was within normal wear and tear. They sent the paperwork to LRS as they are the ones to refund security deposits. I went to LRS personally @ 11:50 and spoke to Gladys Vargas-Sanchez because she would not take any of my calls and would not respond coherently via emails. She told me that I could come back at 1pm because she was going to lunch. I told her that I had to get on a plane soon and could you please direct deposit my refund. She called me while I was going to the airport stating; you will receive a FULL refund because the length of time I was there was all normal wear and tear. I said great and she also mentioned that she will deposit $1 just to make sure it would go through. After 2 days I emailed her and told her that nothing was deposited. She responded that I must have given the wrong information. I did not and gave it to her again. After a few more days, I get a bill from them stating that I need to pay a cleaning bill of $190 which was taken out of the refund. I asked what cleaning? I cleaned everything. She never responded as usual and never responded to my 2 voicemails to her.. The whole conversation with this Gladys Vargas-Sanchez was a sham. She lied to me from the start and played me like a fool. I want everyone to know just how deceitful LRS is and be very cautious renting from any of the properties they manage. read more

All around awful experience. I can't believe companies like this exist and rob poor people of their hard earned money. I have never been gouged so excessively for maintenance after move out. The charges were ones I totally disagreed with and have not even received a response yet, since contacting them. I'm not sure they will respond, because they are a bery unprofessional team. Exit interview was misconducted and no one their seems to hold anyone accountable. Absolute mess! Called about laundry after leaving multiple maintenance requests. When I called to follow up, maintenance person would not take my call and claimed she was busy. Be careful, apartment we just moved out of has gone up 300 a month. Neighborhood is sketchy and neighbors are so loud upstairs. Not sure how they can justify this, but people who steal don't. This company is a bunch of highway robbers. Watch out! read more

UPDATE: The City of Los Angeles is now pursing an "illegal eviction investigation" into LRS on my behalf. Kinda tells you all you need to know about LRS. I have a Rent Relief application pending and, in spite of my informing them multiple times in writing that the application is pending AND informing them there's an eviction moratorium in place in Los Angeles (you'd think they'd know), they continue to harass me and my family in our home. Today I had not one, but two, illegal 3-day eviction notices posted on my door. The irony is the Rent Relief was delay in the first place because LRS took over 6 months to fulfill their half of the application. Just horrible. read more

LRS is a very professional property management company. When I give referrals, I say that I know what good is because I have had poor management company experiences in the past. There are 3 criteria I based this on: (1) Clear and prompt communication (2) Timely financial reporting and (3) Consistent fund disbursement. Rent from LRS at your own risk! - Apt was filthy upon move in - Poor attitude from staff - Lack of care for property - Communication issues/response time - Unwarranted move out fees Fay's response shows that my review and complaints were not read in full. The one response is made toward my claim that a return of the cleaning fee is not warranted due to the fact that it was supposedly "cleaned" twice and that I did not return the unit in the same condition. This fails to acknowledge that I sent pictures to LRS before move in clearly showing that the unit was still filthy. Each time the unit was supposedly cleaned prior to move in, the unit was filthy. Again, I sent pictures backing up my claim! It was dismissed as me being unsatisfied rather than the truth, the apt was not suitable for move in. I was forced to pay $100 out of pocket before even moving in due to a grossly incompetent cleaning job! Her response also fails to acknowledge my other complaints. AGAIN, Rent at your own risk!! I must preface this review by stating that I've never gotten into with any previous management company, nor have I ever missed a rent payment, as it the case here as well. I knew I was in for a ride with LRS, when already on move in day, there were issues. They had allegedly sent in a team to clean the unit prior to move in, but when we started moving in, the place was filthy. There was grease on the kitchen floors, and a thick layer of dust on the hardwood floors and even a urine stain on the toilet. Clearly, it had not been cleaned. When I brought this to the attention of LRS, they said they'd send the cleaning crew again. While they cleaned the unit somewhat, it was still less than satisfactory. My hand was black with dust after swiping it on the floor. I even sent LRS detailed pictures, but they told me it was a personal problem and I ended up paying out of pocket for a cleaning crew before I even lived there a single day!! I knew from the severely delayed email responses that it wasn't going to be a fun year. I knew that I wouldn't stay a day longer than the lease demanded. I had to send several emails, and continuously follow up in order to get a reply from LRS. They assumed no responsibility. Eventually, their response time got better, but they still overall neglected the property. In some cases, it would take months for cardboard boxes to be picked up. In that process, there would be a lot of clutter and trash in the back. Many other residents had similar complaints and also mentioned not hearing back from LRS. It's as if all they did was collect rent. Seldom would I see anyone there to help with the upkeep of the property. In spite of their atrocious service and attention to detail, we never once missed a payment. Even though we lived there throughout COVID. We were responsible tenants and had the place cleaned by a maid regularly, on top of maintaining it ourselves. We were and are model tenants. My last maid service coincided with a few days prior to my move-out. We left the place in great condition. I'd argue better than what we received it at. We made a formal request for the return of our security deposit and we received it back, less some very questionable fees. $225 for a cleaning service? The unit was cleaned days before leaving. Even if a claim is made that it's protocol. At $225?? We had the unit regularly deep cleaned for $120. It's absurd. In the face of paying on time during a pandemic, when so many defaulted, we leave at the end of the lease amicably, and you slap us with unwarranted fees? Needless to say I will never rent from them again. I'd be very surprised if the building owner renews with them and I may reach out to voice my complaints with them. As a landlord who has experience with more than 8 property managers, they are absolutely the worst I've ever used by far. They put a really bad tenant in my property that resulted in a loss of nearly $50,000.00 by the time I sold it. They do as little as possible for the tenants which results in an angry tenant. They are chronically understaffed so they're unable to handle the volume of tenant requests. They try to cover a vast area but have a high turnover of staff. The few staff they are able to retain are the least qualified, poorest trained and most overworked that I've ever seen. As a result, they do a poor job of finding tenants and keeping properties maintained. Bottom line is that they really are not there to help anyone. They are just motivated to maximize their own profits and that is it. I would strongly urge you to steer clear of this company. read more

When I needed a place for my 2 children and myself, I was HEARD, I WAS LISTENED TO, LRS personally found a HOUSE (not an apartment), for the 3 of us. The house had a big/huge backyard "gated", both in the front and the re-gated for the backyard area. The backyard fitted the big trampoline, big doughboy pool, basketball hoop, plus volleyball, and the Large storage unit as well as the large tent we would put up from time to time, and still had paved play area for my daughter to have her 2 Barbie Doll houses and my son to have an area for his many cars and trucks to play with as their Bicycles and Little/big motorize play things always had a place. I was so surprised that ALL OF MY NEEDS WERE MET as I had a 3 bedroom house, with a huge laundry room ( that held storage as well). Others were paying much more, in their APARTMENTS. It was such a load off of me, because I didn't have to continuously, go out to check on my 2 children. I RECOMMEND LRS TO EVERYONE AND EVERYONE ELSE. And I have. I have always had things that needed fixed/done in a timely manner and was ALWAYS treated with support and respect AT ALL TIMES. LRS HAS 9 PAGES OF 1-STAR REVIEWS ON YELP. LRS property management company is run by the most ABRASIVE and UNPROFESSIONAL individuals I have ever come across in my life. Russel Kochis forced himself into my bedroom today, causing me to have to remove myself from a work meeting and apologize to my coworkers for his abrasive behavior that they witnessed through zoom. I opened the door and apologized to Russel explaining that I was in a zoom meeting and needed just needed a moment. He banged on my bedroom door so loud and so frequently (even though my roommates also told him I was in an important work meeting) that everybody could hear him via zoom. Russel swore at me and swung the door open very aggressively, about 2 inches from hitting my face. He ordered me not to argue with him when I calmly expressed to him that his behavior had just caused me great embarrassment at work. He told me "I do not care, I am coming in again to take more pictures, you should have rescheduled your meeting." He forced his way into my bedroom over and over again even though I kept closing the door due to how UNSAFE he made me feel. If I locked my door, he banged on it. I am a 22-year-old female whom he went out of his way to try to intimidate. He was HIGHLY AGGRESSIVE and his way of defending his shocking behavior was by telling me that he didn't want to wait for me to finish my meeting. I had waited for Russel and the others to show up for 2 hours and 25 minutes of their 2-and-a-half-hour appointment window. In the last 5 minutes, I got on zoom and they showed up ready to bust down the door to my private bedroom. They never told me they were going to need to come inside my room and take pictures. I had only ever interacted with Russel Kochis one time prior to this incident. I was extremely polite and cooperative with him. I said to Russel after he forced his way into my room "I am not sure what I could have done to make you so angry and behave this way towards me", at which point he responded, "WHATEVER DUDE". This man has a key to my front door and he makes me feel incredibly uneasy in my own home. Aside from this massive issue, the property management company overall is absolutely horrific. They take several months to complete maintenance issues and act as a terrible buffer between the landlord and the tenants. Their response time is terrible, sometimes going 5-7 days to respond to a simple message. Stay far, far away from this company, and listen to the 9 pages of 1-star reviews on yelp. The people at this company act like animals, not professionals. Whether you are in the LA area, Orange County or San Diego, there are many property management companies that will not treat you this way.
