To note, when we listed our sale with Denise, there were four other homes within the neighborhood for sale. These other homes were more or less identical to ours and had been listed for over 60 to 130 days. For me, I was worried that our home would never sell without steep asking price reductions based on the inventory. I listened to her recommendation, for the listing price, and reviewed her market comp analysis, which was expertly written. Her list price garnered immediate interest from Buyers and we were soon under contract, within 15 days of listing. Moreover, as issues arose, she would call to not just inform me about what was going on, but, with information about what she was already doing to fix it. That's one of the many great qualities about Denise. When there is an issue or something that needs doing, she is already two steps ahead of it. You don't have to ask her to do anything; you can trust her to know that she's already working on what you need. You can see her professionalism in everything that she does. The photography and staging of the home are meticulous. Of all the listings in the area, her photographs were second to none. In fact, the way she presented our home looked so good, that even I was shocked at how nice the place could look. In screening buyers, she is sharp and reviews everything in detail. Moreover, our transaction had some complex issues that almost arose concerning the appraisal (our buyers were using a VA loan) as well as some required health and safety repairs. I cannot begin to explain the sharpness, determination, and professionalism of how she dealt with everything. Issues that I know would have killed a deal, for any other realtor, were quickly and deftly dealt with by Denise. Most importantly, she handled every issue in such a way that it never affected our bottom-line/net proceeds. I have given a lot of thought to all the work she put into this and it really is exceptional what she achieved. Denise Wendland is a true partner, advisor, and real estate expert. We have been landlords for many years, and we have learned that the key to selling a home is to find the best realtor in the area. We live in San Diego, and we didn't know anyone in the Hemet-San Jacinto area, so we did what we always do when out-of-town: consult Yelp! Denise has excellent reviews, of course; we read every one. We first phoned Denise on New Years Eve and made an appointment to walk through the property with her. She immediately sent us a market analysis of comps to help with pricing. When we met Denise at the house, we were impressed with her knowledge and professionalism. Having rented the home for years, we were uncertain as to what upgrades or repairs might be needed, so we really appreciated having her point out what needed attention and what didn't. It did need a little cleaning; we asked if she knew anyone we could call. She arranged the carpet cleaning for us, and she cleaned some special items herself! All paperwork was handled digitally, except notarization of closing docs, which we handled in San Diego, so we never needed to make another trip to Hemet (a three-hour round trip for us). And when I moved in the paint was still wet inside he had just painted. Charged me 50$ for some One to sweep the garage and charged me to do the yard. Before I moved out he did the yard. Claims "I don't look like someone who would do the yard" Ray kept calling me sweetheart and kid. Even tried to ask what my service animal Was For because "I don't look like so Rome who needs one. I'm to young". Never rent from them. They are a horrible place to rent from. I lived with bugs the whole time and I called Office and they said "we will leave a note for Ray" yet no one remembers me calling! I tried to call to discuss the deposit. And the first point 50$ for burnt stove top he said "you are like everyone else. I go other people sueing me for this. You just want money. Just sue me like everyone else" he is unreasonable and once we pointed out his math wrong he even offered my mother in law a job! He is a horrible landlords and his properties are over priced. Luckily, my tenants came through and plan B was not necessary. Nonetheless, what Debbie did to help me gave me some peace of mind in what could have been a no win situation. They took days to get us initial wiring instructions, were difficult with releasing our funds 4 days after we signed our request for return paperwork, and we received our initial escrow paperwork in the mail almost a week after walking away. They refused to allow information to be provided by our agent, and the manager Nathalie was very rude and condescending. They received our EMD via wire, but would only issue a check to us in return - sent either by mail or for us to come retrieve it in person (over an hour away), and our escrow paperwork was also mailed - nothing done via email.
