Our crawlspace had some foundation issues (one of the piers is a wood stump!!!!) that is so obvious and right in front of your face as the inspector's job. All the plumbing in the crawlspace wasn't drained right we noticed this immediately after moving in after we couldn't flush our toilets. Every sink was leaking in the house. This was completely undocumented and the bathtub had a crack in it. That was completely undocumented which also is leak leaking. There were roof repair's that have been done to our house that were completely undocumented. These spots were obvious after getting up on the roof after we had closed on the house. There is proof backing up that these issues have been going on for a long, long time. Our experience is a 0 out of 10. unfortunately, from the homebuyers standpoint, there's only so much you can look into buying the house and you rely on the home inspector, and in this case, I would not be recommending this business.

Access to the plumbing fixtures was available underneath the home and some picture where taken yet it turned out that all the sewer lines were in need of replacement. The roof of the home, which as suppose to be 2 years old per the seller was flagged as a potential issue but item like clear missing components like no drip edge where not captured in the inspection. If you cannot trust general inspector (as the reports a include clauses to remove liability) the just get speciality inspections for major systems.
