I was initially quoted a highly specific interest rate of 5.123% (a non-standard figure in this industry). Based on this quote, I submitted my sensitive financial documents and authorized a hard credit pull. ​Once they had my data, the rate was significantly increased. When I questioned this, the Sales Manager (James) admitted in writing that the original quote was based on "incorrect input assumptions" and was a "human error." This feels like a classic bait-and-switch: lure the borrower in with an unrealistic rate to harvest their data and credit authorization, then claim "clerical error" to move the price. ​I have officially withdrawn my application and filed formal complaints with the CFPB and the California DFPI regarding these deceptive practices. If you are shopping here, be extremely wary of any quote that seems too good to be true--it likely is. UPDATE TO RESPONSE: Nice try shifting the blame. The data I provided didn't change, but your numbers did. You provided a correct quote, then dangled a fake 5.123% rate to get me to apply, then 'switched' back to the higher rate after harvesting my data. Your Sales Manager already admitted the error was on YOUR end, yet here you are publicly blaming me. This is exactly why I've filed formal complaints with federal and state regulators (CFPB and DFPI). Prospective borrowers: if they quote you a weird number like 5.123%, run. They are just 'capturing the lead' with a rate that doesn't exist.

They work diligently to get all the required documents and they have a very cool new online account to upload everything so it is secure and efficient for underwriting. As for for rates and being competitive. No doubt! Chris is very transparent and gives you all the information needed to make quick and decisive decisions. Buying a home is an American Dream. It's a scary process also if you've never purchased a home. The contracts are long and very lengthy to read through. But, trust is the important key factor in your realtor but more importantly, your mortgage lender. I trust Chris completely and his team (Melanie, Jacob, and Robin). He walked me through the process and once i started the application/pre-qual process, this is where it gets shady. I received 1 email from Rebecca D'Auria requesting more documentation. I supplied that and asked for a status update. I called, left voicemails, and replied via email, NOTHING. Please do yourself a favor and do not work w/ them.

We talked a bit and I…read moretold him what I wanted - to take some of my equity and payoff credit card debt - refinancing my mortgage. Initially he said he would put together a package. A little while later I got an email saying we were not at the correct LTV ratio to refinance. WHAT THE!!? Ok I am new to mortgages but I thought you could refinance at ANY time, not just when you have under 80% and can lose the mortgage insurance. Also, he should have known that while initially on the phone with him. I told him specifically what our mortgage was, how much I wanted for CC and what our home should appraise at. Btw, they check the value of your home based on websites like Redfin and Zillow and Trulia. We've done some extensive remodeled which obviously would not be reflected in the websites estimates- but that wasn't even taken into account. Our home was flat valued at market rate for the AVERAGE unit in our area. No thought of compensating for the kitchen gutting and remodel or the bathroom refresh, which can add serious value to equity. Not even a suggestion of an appraisal Just a flat out "we cannot help you" Hmm, someone out there will refinance us and get a good chunk of change doing it - and we will pay off our CC's and still have tons of equity -just not with these folks.
