I needed a cash-out refinance on an investment property and Phil made the entire process incredibly smooth, fast, and stress-free. From the very first call, Phil demonstrated deep expertise in DSCR loans, investment property financing, and short-term rental mortgages. He walked me through exactly how the debt service coverage ratio would qualify the property based on its Airbnb income instead of my personal W-2s -- something most traditional lenders won't touch. His knowledge of non-QM lending and cash-out refinance options for real estate investors was exactly what I needed. Phil handled every detail with professionalism and transparency. The application was simple, the communication was constant, and he pushed the file through closing well ahead of schedule. I was able to pull significant equity out of my Airbnb while keeping my personal debt-to-income ratio completely out of the picture. If you're a real estate investor looking for a DSCR loan, Airbnb financing, investment property cash-out refinance, or any non-QM mortgage solution, Phil Ganz is the mortgage broker you want on your side. He's responsive, knowledgeable, and truly delivers results. I've already referred two other investor friends and will continue to do so. Thank you, Phil -- you made a complicated process feel effortless! Highly recommend to anyone needing DSCR loans or investment property financing. 10/10!
