Horrible company that my loan was assigned to by my broker. Avoid at all costs! Having worked with lots of lenders over the years, I found them to be the worst I have ever dealt with. I requested a payoff amount and it took me over a week of repeated phone calls and emails to four different people while their website was not working before I finally got an answer. Then, after following their wiring instructions exactly and confirming with my bank that the wire was sent, there was no acknowledgement of receipt which in all of my previous experience is done within an hour or so. I had to call them only to be erroneously told that they hadn't received anything which obviously caused me a lot of undue stress until they finally confirmed receipt of the funds the next day. The frustration continued as I had to attempt to contact them six times to get the deed of trust reconveyed and the original promissory note returned to me. Only after I told them I would be taking legal action did someone finally respond. They did record the reconveyance, but I am still waiting on the note which will probably take several more calls/emails to retrieve. Not only that, but over a month after I completely paid off the loan, one of their reps called me to claim that the March payment was overdue and asking me to pay before I suggested she review their records to see the payoff. Complete lack of communication, nonexistent customer service as nobody answers their emails without being badgered to do so and calls are not picked up, no sense of urgency, no coordination across departments and their website is amateurish with very little functionality other than being able to make a payment. I was conditionally approved for an FHA loan and spent 6 months in the process. Then, just 30 days before closing, the loan officer and underwriters suddenly revealed that FHA has strict requirements about including a non-borrowing spouse's income in community property states like California. I had applied for the loan individually, but this critical FHA requirement meant my application was dead on arrival. This should have been disclosed during the pre-approval stage 6 months earlier, not weeks before closing. Any competent loan officer should know this basic FHA rule for California borrowers. After wasting 6 months on a loan that could never work, they claimed I wouldn't qualify for a conventional loan either and immediately tried steering me toward a non-QM/stated income loan with worse terms and higher rates. I'm fortunate that my builder recommended another lender who is now processing my application properly, otherwise this incompetence would have cost me my home purchase. This lender either didn't know fundamental FHA requirements for California, or they knew and chose not to tell me until the last minute. They wasted 6 months of my time on an application they should have known wouldn't work from day one. Do not trust this company with your home purchase. Find a lender who understands basic loan requirements and discloses critical information upfront, not 30 days before closing. read more

WARNING.... If you are a borrower or a mortgage broker, stay away from this company. They don't respond to your questions, takes weeks to review your documents and will never close on time. In this day in age when volume is slow they still take weeks to review a document. There communication between there team is horrible, they don't communicate. One person gives you one answer and someone else gives you another. I have lost a lot of money working with this company, just not worth it anymore. If you read this review, please stay away from this lender. If you are going to purchase a property, please don't use LoanStream your loan will never close on time. stay away from them I just let you know they takes more the 2 mounts to close escrow and the very end they asked for 32 extra conditions.which I lose the purchase become will take me to long. I had very bad experience getting the loan from this lender. My house closing date has been pushed over and over again. It has been over a month now since original closing date and we still cannot get the funding. The team is very unresponsive and fail to deliver what they have committed. Their interest rate might be tempting but no where near worth the amount of disappointment, stress, and headache. Got the loan and all perfectly, I asked before signing if I could make payment to principal they said yes. I check their website they do not give option to pay to principal so I email and they never answer, So I called more then 5 times, They will say they will call back but they never call back .. All to not receive my extra payment for principal. So it has me wondering. & Hopefully soon I refinance. Because communication is awful read more

I have worked with Gil here and he's extremely knowledgeable and can make difficult loan or refi's happen. The management (Rabi) are also very personable and nice to work with. If you don't want to deal with the large banks then they're definitely great alternative. I'm using him again! read more

Horrific. They made us lose the house as well as our $10,000 deposit. They changed their story dozens of times yet seemed to promise us that things would be "finalized" at the "end of every business day". Their Google reviews are all fake considering that one of the 5 stars is an employee and they started gathering 5 stars as soon as I left my negative review LOL Do NOT go anywhere near them. read more

I am not reviewing Tomas Trujillo, a WHOLESALE REP at Loan Stream. My complaint is with Elias Benudiz. I had a really bad experience with Elias Benudiz. He was rude and used fowl language when talking about other people he was working with. He told me my loan was approved and after the time for a return of escrow he called and said I was denied. He knew that day that I had to know by 6Pm but he waited until the next morning to tell me and it cost me $5,000. He was really rude when I called about it. Do not use this firm!!!! read more
