One star because he was a generally nice man…read more My husband and I found Nelson via the National Mortgage Brokers website. We knew we had a rough credit history and wanted a professional. We planned to use our VA loan (two combat era disabled veterans are we). First, we submitted all of our paperwork to him. Days later, and every few weeks, he would contact us and ask for the same papers that we had already submitted. Next, while he claimed to have found us a lender (though they wouldn't preapprove us until we actually put an offer in on a house), we were unable to use a traditional realtor due to the lack of preapproval. Nelson referred us to a colleague of his. The colleague let the one house that we wanted slip away by not supporting our competitive offer and submitting in a bid at the asking price against our wishes. The realtor was definitely not a go getter (though a nice man, again) and he wasn't familiar with the area that we were interested in at all. He actually showed us several homes that were broken into and squatted in/damaged because he failed to contact the seller's realtor to inquire first. A couple of months after first meeting Nelson, we finally get an acceptance on an offer. It isn't the house we really wanted but at this point...almost seven months later...we just wanted A HOUSE. We provided every last shred of paperwork to him over and over again and were on top of it 100%. I read over the contract...it stated that closing was in 30 days or they would void the contract. I mentioned this to him and he assured me that there was no problem closing in that time frame. I also talked about it with my realtor. Weeks went by with no closing date from my lender. They didn't ask for any more information. The week of the thirty days approached and I contacted him over and over, worried out of my mind that we wouldn't close on time. We paid for the inspection. We made the nearly two hour drive with our children and showed them the house. We put in our thirty day notice at our rental. We paid the $1000 deposit to the seller. Day thirty approached. Nelson was unwavered and casually mentioned that we would just request an extension. I don't think he ever even contacted the seller. That entire week I tried to find out what was going on with him, our realtor, and our escrow company. Finally, with nothing heard and no news about the situation, two weeks after the thirty days I told my realtor that I wanted my deposit back. The realtor stated that I couldn't have the deposit back because I voided the contract by not closing in time. I was heated...and even more upset when I saw the house pop up active on the MLS again that week. I did some research and found out that the seller had used another escrow company to sell the house to another buyer while still under contract with us! The seller has now broken the law, I really wanted my money back. No one would help...so I wrote a letter to the boss of the company holding our deposit. I explained the legal issues involved and had a check in my hand for the $1,000 the next day. To this day I do not know what held up our loan. I don't know the company he claimed to have found to fund us, I don't know that he ever did. All I know is that I lost the $400 for the inspection, $100 in gas visiting the home, and almost $1,000 deposit because he, a licensed mortgage broker, didn't listen to me...a first time home buyer. We told him we were done. He had the nerve to send us a postcard a year later stating that he'd love to help, "when WE were ready to purchase a home!"

This review will be a long one because I truly want people to know how much Josh will do for his…read moreclients. Of all the people we have met during the process of buying a home, Josh is easily the person we are most grateful for. I cannot say enough good things about him. My husband and I are first time homebuyers which means we had a million questions, a million and one concerns and worries, and so Josh got a million and one texts from us. He answered each one realistically with his insane amount of knowledge, kindly and most importantly patiently. Josh went above and beyond in every single process - sending us potential homes based on our wants/needs that were discussed with him in our introductory call, coordinating and attending last minute showings with us all over Orange County, advising us with offer negotiations and gave us tactics that got our offer accepted when we finally found a home we loved, guided us through the entire inspections process, handled our wants for credits/repairs and got us to closing. Josh's involvement in the every step of this process is never bare minimum. He didn't just come to the showings with us, he spends time pointing out things that we may not have known as first time buyers (potential resale issues, deferred maintenance that we'd have to absorb later on, what's important for safety vs cosmetic things that we can change ourselves). He even recommended his preferred lender to us who helped us close in 21 days (formally, but our paperwork and everything was done in 18 days!!). He also arranged and recommended most of our inspectors (we did a total of 8 inspections between general and specialty) who did an amazing job on giving us an idea of what we were walking into. He's there with us the whole time, giving us second opinions on what to actually be worried about vs what is a bit doom and gloom. You can tell he really cares about his work and his clients. My husband & I actually found Josh from his podcast where he posted a extremely detailed step-by-step guide on how to buy a home in California. It was so educational, detailed and easy to understand which is exactly what it's like working with Josh. If you are a first time home buyer (or really any buyer/seller) who wants to work with someone who understands real estate and the market, will have your back, advocate for your wants, has a wonderful network, and is honest and kind and phenomenal at what he does, Josh is your agent.

In our first conversation, he really listened to what we were looking for, what were our must haves, and what were our compromises. With his advice and insights, he gave us a good idea of what to expect in the current Yorba Linda housing market. We truly felt he was getting to know us as people to help us find a home fit for us. Josh's communication is also excellent, he is professional and also very friendly and personable. He knows exactly when and how often to check-in, catch up, or share updates as we looked at listings. Anytime we had a question, Josh was prompt in responding and thoughtful in his insights. Once we had our sights on a potential home, Josh made sure to give us advice that made us confident in our decision making and that we were comfortable with each step. We never felt rushed or pressured, if anything Josh was very patient with us as we were stressing about making a big decision overall. He gave us our time to think, answer any questions we had, all while making sure we were staying on track with the process. With an offer in, we felt confident that Josh had our best interest in mind and we feel like we got the best value in the negotiation process. There was a lot of back and forth, a lot of paperwork and signatures, but Josh always took the time to explain everything so we fully understood. The home buying process is never easy, but Josh and his team kept everything very organized, communicating when each step was ready and when it needed to be completed by. Going beyond the home buying process, Josh also shared his personal contacts with various local trades for any inspections, repairs, or other work we were looking into either during or after escrow. By the end of it, we truly felt like we got the best value we could have from purchasing the home and are extremely excited to move-in! We're also excited that we'll basically continue to be Josh's neighbors and keep checking on his page for new local tips! Josh Alexander is definitely someone we'll keep in our contacts for future and will fully recommend to anyone we know looking for a home in Yorba Linda.

He is warm and friendly and easy to talk to, and really took the time to understand what we were looking for. Looking at homes with John is like having your own personal building inspector and general contractor there to guide you. He was quick to point out details that I definitely would have missed (hello covered up water leaks, termites, security issues) and had helpful ideas about changes that could be made and what they might cost. On several occasions John steered us away from a particular house, giving us his opinion that the value wasn't there, or there was something structurally unsound about the build. As first time home buyers, we had a lot of questions, and he was so patient, taking the time to talk through things, always making us feel like we were his only client even though we definitely weren't! He was super responsive, usually getting back to us within minutes when we reached out. I really appreciate that John is a straight shooter, he will tell you his honest assessment even when it's not in his best interest. He always provided realistic guidance around things like pricing and the market. He was a fierce advocate for us when he began negotiating our offer, and I really do believe his professionalism and communication skill resulted in us getting an exceptional deal on a great house. He gave us sound advice about what we should offer, negotiated on our behalf aggressively, and even after the buyer had accepted our offer, he found a few more things and managed to get the seller to knock a few thousand more off the price. As we put together our offer, John coordinated things smoothly and kept us in the loop with excellent communication at all times. In the end, I bought a great house for well under list price in a crazy competitive market where that's virtually unheard of, and I felt so confident about the process because John guided me through every step. He's a true gem, a lovely guy, a consummate professional, and an aggressive negotiator who will protect your interests as though you were his own family. I hope I'll get to work with him for my next house too!
