I have wholeheartedly recommended Reliable Construction to my friends. For detail, I had Ilya add a steel beam, several posts, add a new bathroom, remodel my kitchen and bathroom to the studs. They were very efficient, detailed and considerate, even helping with small errands like return a large exhaust fan to UPS when the original one sent was dented. Their experience shows throughout the process, and I felt respected and confident, even though this was my first major renovation. The project took slightly longer than estimated, but when I told Ilya that I had a relative who needed to move in with me, they moved heaven and earth to finish within a week. That said, they still continued to address small concerns after the fact, like painting the outside where an old electrical panel was moved, helping to repaint a small deck where lots of foot traffic had worn away the paint and now fixing a large drain pipe that has been leaking (note that the plumbers they sub to - Perez - are not my favorite). For costs, Reliable are quite reasonable with a warranty that they stand behind. Ilya will always go above and beyond to ensure his clients are satisfied with the work delivered. It's super hard to find trustworthy and quality contractors who also have availability, so I felt fortunate that Reliable was recommended to me by my real estate agent friend. She used Reliable for her own personal remodel and also recommends Ilya to her friends.

It's everything around that which was challenging. When they originally came to scope the project out we explicitly talked about some extra things - but then at the end of the job they said they actually weren't in scope and wanted me to pay extra. Then, when I held back on paying the final bill until that was resolved, they unwarned put a mechanic's lien on our house. Also I'm nervous about their billing setup generally - it got hacked last year and I almost got scammed out of $11k. And during the job itself, they had to take the crew off of our job for an "emergency" somewhere else, leaving a big gap where there wasn't any progress while we had an active construction site at our house. I understand some level of scheduling issues but this was really frustrating. So overall, I'd say all of this put a really bad taste in my mouth, and I'd be really torn on whether to work with them again. The work was tremendous but I can live without surprise interruptions and liens on my house.

Knowing this, I screened and got bids from multiple general contractors before selecting SF Bay Construction for my condo remodel. I couldn't be happier that I hired Brian Kenny and his team for the job! Brian is a pleasure to work with, gets things done on schedule and stands behind his crew's work and that of his subs. Brian and his team all nice, trustworthy, hard-working, responsive people who do quality work. The cost of the remodel was reasonable and Brian made sure to discuss with me the few cost changes that arose. This meant that, thankfully, there were no billing surprises. One of the qualities that really impressed me about Brian is how creative he is at coming up with clever solutions. One example of many... when I bought my condo the washer and dryer were in the kitchen. I preferred that the machines be elsewhere. Brian suggested moving them to what was then a shelf-filled closet and transforming the recovered space in the kitchen into a large pantry. It was an idea that no one else had come up with, not even my interior designer. Now finished, I love the layout! I would gladly hire SF Bay Construction for a future project. In fact, I have already referred the company to friends. I strongly recommend that whoever is reading this review hire them as well.

Brian Kenny (SF Bay Construction) and his crew are wonderful. We had a short lead time between…read moreclosing escrow on our San Francisco home and starting construction on the garage/basement build-out, and were looking for someone who could hit the ground running. We hired Brian on the basis of his credentials, experience, references and his quick estimated completion date. Living in the upstairs during the build-out, we couldn't have asked for a better contractor during the process. Brian and his crew were consistently on-time each morning, responsive, pleasant, professional, and he answered our myriad of questions throughout the job promptly, patiently and honestly. Our neighbors regularly commented on what a great job they were doing, how quick they were, and how hard they worked (how's that for a reference? Our neighbors, whom we were inconveniencing with all the construction, raved about our contractor and his crew!). The fully permitted job came in on-time and on-budget, excluding two large change orders we requested during the first week of construction and upgrades we requested that were beyond the original bid's material and finish allowance. Brian is great at problem solving and getting to the finish line on wrinkles that come up during the course of construction. We would hire him again without hesitation and have recommended him to friends and neighbors. ~~~~~~~~~~~~~~ Tips for remodel newbies (which we were): (1) Pick your finishes well in advance of the job. We were amazed at how many shades of "white" there are and how many options a door has. (2) If you can afford to, hire a design professional. These folks earn their keep. (3) Expect the unexpected if you are doing anything with a house that is older than 50 years; include a 10% contingency on top of your budget and keep some extra on the side for unknowns.

Turns out, there are…read morepeople who are fraudulently using his personal name and his Construction Company name to do building and landscaping projects here on the Peninsula. When they called our business, the phone number even came up as Diviney Construction on the caller ID. These people even utilized Broadmoor and did the same to them. Ivan came into our business just now to settle my poor review. He was very pleasant to deal with. I can't seem to figure out how to remove my previous review. The people who used his name and did not pay us, are not him. Just make sure you speak to Ivan himself. He is Irish with an Irish accent. The people who used his name fraudulently are of Hispanic culture, with Hispanic accents.

We had a fairly large remodel project that included new foundation for a 3-story extension, plus…read morecement patio with stairs, retaining wall, and front driveway. If anyone has gone through an extensive remodel, you know how stressful it can be. We were fortunate to use Diviney for this fairly large project. Ivan, was so helpful in providing guidance in the decisions we needed to make, and was patient through it all - didn't feel rushed. He was very informative of all the options available to us, and when the work was finally done, it was better than what we expected. We did have an issue about 6 months later when it rained really hard - we found that our new redwood fence that we put up over the retaining wall, leaked and stained the cement. We also had a puddle on our patio that wasn't draining. So I called Ivan to see what could be done, and he wasted no time in making it right. Ivan is a perfectionist in what he does. If it's not perfect, he will make it right. I highly recommend Diviney Construction!

That's when it turned into a dream renovation! Andy and crew are meticulous: highly skilled, earnest, hardworking and careful. Everyone works together seamlessly, enjoy their work and each other's company. They are polite, respectful and patient. I believe people work happily when they're paid fairly and treated respectfully, and credit Andy with that. I worked on this project for my house in San Francisco from Southern CA, mostly by phone, text and email. I was only able to come up 3 or 4 times during the process. I had to pick paint colors and tile for floors and walls by long distance, plus make a million other decisions. Andy made it easy and I never had to worry about quality of craftsmanship or careful planning. They came in to take over a botched job on the bath and turned it into a beauty. Then renovated the kitchen with equal skill and beautiful craftsmanship. Only good things to say about Fay Construction!

While it was a small project, Andy brought expertise, craftsmanship, creativity, and high quality materials to the job - pouring energy into transitioning an empty open space into a airy, cozy and luxurious one bedroom guesthouse.
