I felt like Dwell had a good knowledge of the rental market in Summit County. The company got me exactly what I was looking for as far as rental amount. The property was always rented pretty quickly. However, over that three year period I found that Dwell was consistently an advocate for the tenant. Sometimes it was late rent, damage to the home or the interpretation of normal wear and tear. For example, a gate to the deck was missing. This is a swinging gate that had a latch. We had new tenants and the missing gate was brought to my attention. When I asked Dwell about this, they responded, "It's probably due to the very poor condition of the deck, that's normal wear and tear." The deck is in new condition The missing gate was something that should've been spotted when the walk-through was done. We had tenants that were consistently behind with rent. Not Dwell's fault at all. However, Dwell told me what a stand up individual this person is and that they are just going through a difficult time. So, I gave them a break on rent. Well, the tenants moved out in the middle of the night and left the house in a really horrible state. Just to be clear, a horrible state is when someone defecates on my couch. Again, not Dwell's fault. But, I should immediately be told about the extent of the damage. I didn't learn about the extent of the damage until I read through the insurance adjuster's notes a month later. I felt like Dwell intentionally withheld information from me. So, if you're a property owner and thinking about going with Dwell, think again. If you're a renter, Dwell is the company for you. They got your back.

Years of Unresolved Concerns…read more My experience with **Basic Property Management** at Mountain Country Condos has been one of repeated disappointment. Over the years, owners' concerns have too often been met with delayed responses, incomplete follow-through, broad reminder emails rather than direct enforcement, or no meaningful resolution at all. The most recent example is the exterior painting project. Despite early notice that large paint chips were accumulating around the buildings, the property was left with extensive paint debris scattered across the grounds. Residents were told it would be cleaned up when the project was complete, yet weeks later, substantial debris remained. Basic Property Management performed limited cleanup near Building B, but the painting contractor apparently was paid before completing a full-property cleanup, and the debris has remained in other areas--including behind Building A. Owners should not be outside picking up contractor debris by hand, especially while paying substantial monthly HOA dues. The same project also involved painters attempting to address a drainage issue--work that appeared outside the scope of a painting contract. The drainage alteration behind Building B raises concern that water may now be directed toward the center of the yard, potentially worsening water accumulation and creating a future flooding issue. This type of work should have been evaluated and completed by an appropriately qualified contractor, with clear accountability if problems result. Unfortunately, this is not an isolated issue. Other ongoing concerns have included: - A dumpster repair that required multiple emails before it was addressed. - A vehicle that has remained parked on the property for weeks without apparent towing or enforcement. - A dog reportedly living in Building A despite the HOA bylaws prohibiting dogs. Rather than resolving the issue directly, a general reminder email was sent to owners, with no apparent unit-specific follow-up. - Prior rental and parking violations involving a large industrial vehicle parked in the lot for extended periods, reportedly more than once, despite restrictions. Concerns about smoking and cigarette-butt debris on the property were also not meaningfully addressed. - A recurring pattern in which owners must repeatedly follow up to receive attention to concerns that should be monitored, enforced, or resolved by the management company. The issue is not that every concern can be resolved instantly. The issue is the ongoing lack of ownership, communication, follow-through, and enforcement. Management should protect the property, uphold the bylaws, hold vendors accountable, and communicate clearly with owners--not require residents to repeatedly advocate for basic maintenance and compliance. At nearly $1,000 per month in HOA dues, owners deserve attentive, responsive, and effective property management. Instead, the repeated experience has been that problems remain unresolved until owners continue escalating them or attempt to handle them themselves. Based on years of experience at Mountain Country Condos, I cannot recommend Basic Property Management. Owners considering a management company should look elsewhere. Additional note: 10/9/26. BPM retaliated against me after this review was posted. After receiving this review, instead of contacting me to bring resolution or try to mend the situation, they notified me that I was in violation for something from 4 years ago and for it to be immediately addressed. We had our rehearsal dinner on September 4th, Jeff has the audacity to call and text on my personal cell phone our first night at 11:00pm accusing of going over the occupant limit and having a dog. We have screenshots of our conversation prior to booking regarding how many people who will be present and our animal is ESA certified. Jeff is a property manager not the owner of the property, keep in mind, and was watching on game trail cameras invading privacy and causing an issue during our rehearsal dinner with family. He then threatened me that he will be driving down to the house to handle it himself and in return I told him he needs to chill the "f" out. Now the sorry old man only has the fact that I used a curse word towards him and still accusing us of going over our limit of people when we have provided proof of communication between his partner and my wife regarding the amount of people going to be present. We have issued all of this to Airbnb and will be receiving a refund due to not only this scenario, but the house being absolutely filthy with past guests clothes being left, dirty dishes in the cabinets and absolute immaturity and invasion of privacy throughout our stay.

The quality of the units varies, admittedly, as each one in the rental pool is owned individually... But I would live out here full time if I could. This is one of the best experiences we have ever had staying at a condo. We had the most pleasant stay there, thanks to the owner's high standards, attention to detail, and personal touch. The biggest thing is its affordability. By renting directly from an owner, you get a very reasonable deal. The condo was extremely clean -- so comfortable to walk around in our socks or even lie down on the carpet. It was beautifully decorated -- It had none of that cheesy "generic" art that are on the walls of so many chain hotel rooms. Instead, it had a warm, friendly, cozy cabin-like feel to it, even with Christmas trees! It included extra amenities -- sweet-scented hand soaps and lotions, a kitchen stocked with staples like jam, peanut butter, mustard, and salad dressing, things that are annoying to have to buy when you're on vacation for only a week. Other awesome things: comfortable yet firm beds, super warm blankets, tons of towels, fireplace, a phone number we could call if we needed anything, a humidifier, a heated garage, free washer-dryer, 3 bathrooms, 3 tvs, LOTS of space, a nearby jacuzzi and pool, and need i say, much much more... It's a very short drive to Safeway, a cute little downtown area with restaurants and shops, and to the outlet malls, woo hoo!
