    Most safest and happiest complex in Vallejo. Everyone tends to keep an eye out for each other. Lived here for 3 years with no issues.

I saw that one person gave a bad review and I can tell you they are being overly critical. Anytime I have had an issue with my stove or fridge it was taken care of right away. These guys go over and beyond to do their job. My stove went out, god knows why but that's what happens. They break down and guess what, it's either time to get them fixed or replaced all together. Mine thankfully didn't have to be replaced but it was fixed right away. Some people are way too picky and think they have maids here. Seriously if you don't how things are run in a business then buy a house. There you can make your own rules. I'm more shocked to hear that the manager was rude. She has a huge job to do and she gets it done. All I hear are great compliments from her. I was referred here and thank god I was. The manager was so helpful she really is awesome to have. Don't get disappointed from that idiot resident, Selena, i think is her name. For the 5 years living here not once did I ever have a problem with maintenance nor the manager. I got 5 years down and I'm not moving out of here anytime soon. Looking more into that Selena W. profile, she's given almost everyone a bad review. Someone really needs a life!

Everyone that I have met from Krystle Property in the family, management, and Jenna, have been so amazing! They treated me like a person and not a number. They have been fair on market increase for over 10 years that I have been their tenant. They are fair and humane. It is refreshing that they care about the community of Vallejo and Benecia; for all people. The bookkeeper, Ms. Jenna, is super kind, don't hesitate to reach out if you have questions about your garbage bill or any questions. But remember, if you are late, expect a fee. She is always kind, polite, and professional; just be respectful and communicate when you have errored or have concern. ut other miscellaneous bills that she is responsible for balancing. (if sent to the office because you owe Recology. You can rely on her and the team to prmpltly ; you can always rely on her to be accurate and fair. Sometimes, I have sent in early payments and forgot how much to send in the next time, and she never is annoyed; she understood that I just wanted to be on time and was hustling throughout the month. Sending in prepayments ahead of your check was a good idea and soon I am on my journey to buy. The maintenance guy, Ruben is a godsend. I am blessed and happy to have them. The manager Carolina is polite and knows her stuff, she is a wealth of information and resources. They are family. Couldn't have asked God for a better landlord and management.

It has now been over 40 days since we moved in, and we still have not been provided a gate code. While we were given a remote, that is not a reliable or sufficient form of access. I have already been locked out of the property and had to wait over an hour for someone to let me in because I did not have the remote on me. This is not just inconvenient--it is a basic access and safety issue. A gate code is a fundamental necessity and should have been provided prior to move-in, especially given that we were asked to move in early. The lack of urgency to resolve something this simple is extremely concerning. On top of that, communication has been consistently poor. There are no proactive updates, and we are forced to repeatedly follow up just to get basic information, with little to no resolution. At this point, it reflects a serious lack of organization, professionalism, and regard for tenants. If this is how basic issues are handled, it raises major concerns about how more serious matters would be addressed. I would strongly caution anyone considering renting through this company. This situation should never have been allowed to go on this long, and I expect immediate action to resolve it.

Since the new management and Conservice took over, I've spent three months trying to correct multiple illegal billing changes, and to this day, they still have not corrected my Water Heating charges. Here's what I've experienced: 1. They changed the utility billing method mid‑lease -- without notice. Under the previous provider (Minol), hot water energy was billed based on actual gallons used. After the management change, Conservice switched to an occupancy‑based "Water Heating" charge, which is NOT the method in my lease and was never disclosed at move‑in. This change more than doubled my cost for the same usage. California Civil Code § 827(a) requires 30‑day written notice for any increase in a tenant's financial obligation. I received no notice at all. 2. I have been advocating for myself for 3 months -- and the Water Heating charge is STILL not corrected. Despite providing documentation, pointing out the billing method change, and showing them my Minol bills, management continues to insist the charge is correct. It is not. They corrected the occupancy multiplier only after I caught the error -- but the Water Heating methodology itself remains wrong, and they refuse to fix it. 3. They billed me using the wrong occupancy multiplier. Conservice incorrectly classified my unit as having two occupants, even though I live alone. This inflated my Water Heating charges for months. They only corrected it after I confronted them with evidence. 4. They billed sewer incorrectly. My lease states sewer is a flat rate, yet I was billed fluctuating sewer charges that didn't match the lease. Again, only corrected after I challenged it. 5. Trash charges increased without notice. My "Trash 5" charge jumped from $43.37 to $46.89 mid‑lease with no explanation or notice. After I disputed the occupancy multiplier, they suddenly issued trash credits -- which tells me the trash billing was tied to the same incorrect multiplier or was simply wrong. 6. Management's explanations contradict the actual bills. They told me Minol "bundled" water heating, but my Minol bills clearly show: * WATER (cold + hot usage combined) * HOT WATER ENERGY (billed per gallon of hot water used) There was no occupancy‑based Water Heating charge under Minol. Conservice invented a new billing method and applied it mid‑lease. 7. Every correction only happens AFTER I catch the error. Not once has management or Conservice proactively corrected a mistake. Every "fix" has only happened because I documented everything and pushed back. 8. This is a pattern -- not a one‑time mistake. Across water heating, sewer, trash, and occupancy, the billing has been: * inconsistent * incorrect * undisclosed * and in several cases, unlawful under California tenant law If you don't monitor your ledger closely, you will absolutely be overcharged.

When I reported water leaking into my unit from hallway cleaning, I included photo proof land they still told me "there was no water under your door." Pest control has only visited once, and that was outside only, despite multiple requests. Security is also a major issue. The security guards are often asleep on the job, and multiple residents including myself have experienced car break-ins. Some residents have had their cars broken into twice in the same week. When I contacted Emily (the person I always speak to regarding issues), she brushed it off and never filed a report. This year, when I renewed my lease, the office made mistakes after I had already signed. They took my lease back and reprinted a new one with higher rent. I've been using Flex to split rent payments as a college student it's been the only accessible way for me to pay. Recently, without warning, we were notified that Flex and other services would no longer be allowed due to the property being sold to a third party. I called today (11/30/2025) to voice concern because switching rent requirements in the middle of a lease is illegal especially when tenants pay out-of-pocket to use Flex. Emily stated she is the property manager and "there's nothing she can or will do" because Flex was just "a convenience." That is unacceptable and not legal. There are also constant Wi-Fi outages and power failures, which have caused me to lose over $500 worth of groceries when my refrigerator shut off. I provided proof and still have not been compensated. They continue to threaten higher trash and water charges because they "can't figure out" why the bills keep increasing but again, the tenants are the only ones paying for management's negligence. Overall, unless you don't care how your money is being handled, I strongly do not recommend living here. It feels like residents are ignored, blamed, and taken advantage of. I will be pursuing legal counsel due to ongoing safety concerns, financial losses, and repeated, unlawful changes to lease terms.

I insisted that I have high speed internet and had it installed. John was so nice about it. He just sort of shrugged. The apartment was big and beautiful. The closet was huge. I had a ceiling fan and a pretty good view of downtown Vallejo. I was around the corner from JAX coffee, across the street from the Farmer's market, and I could walk to the Ferry. I had heard a lot of terrible things about Vallejo but I only experienced so much happiness there, especially in my GIANT apartment at the Duchess. 5 Stars!!

    I never had a big problem with the the "Duchess of Windsor" complex. I had a studio with an…read moreupdated kitchen ("granite" counter tops, new sink & stove, older fridge, and if you looked closely there were actually 3-4 different types of cabinets used in the kitchen but not noticeable to anyone else). The bedroom was quite large and spacious. Since there's not much space in the kitchen to eat, I ended eating most meals at a table in the bedroom. Other units even had updated bathrooms. I did not. The bathroom had an old-fashioned claw foot bathtub with two shower curtains that encircled you, pedestal sink, and window that opened to an "air shaft." It has no view, but does a good job of keeping the bathroom dry. In my unit, the closet was really long - woo hoo! Imagine at least 2 to 2.5 times the length of a normal closet. I was able to flatten & store a whole bunch cardboard boxes of my appliances and things (microwave, dvd, fans, small Christmas tree, etc.) for when I moved out. Each unit is different and may or may not be updated. So make sure you view or get photos of the exact unit you're interested in. I adored the architecture of the building especially the 5-ish feet high of ledging that surrounds the entire bedroom (it extends approximately 3 inches from the wall). I never put a nail in the walls, because I could rest all my artwork or random decorations on this ledge. The internet connection was an issue. I would have to call Ruben quite often to ask him to reset the internet. I opted for the parking lot in the back (there's only 8 or so spots available). It was nice to know your car was probably safer than on the street but a lot of the residents did not know how to park there. If everyone parks within the painted lines, someone is going to get screwed. But if you park out of the lines and leave some space for the people on the ends, it's better. I never had a problem with our neighbors at the time. Everyone was pretty quiet and I rarely saw other residents. Several of them were students who went to school nearby.
