So I told him, "Okay, if my calculations are correct, if I go with $350 a square foot so I'm not at the rock bottom, and I multiply that by 600 sq ft for a small ADU, that is roughly $210K for a price starting point with your company?" "Well no it's not exactly... "Then what did I miss?" "Well there's all sorts of other things blah blah blah..." Overall the tone was condescending and he made it clear that I didn't know what I was talking about, when in fact I have 15 years experience as a home designer that designs and budgets facelifts on houses that are about to go up for sale. I had another vendor visit the property, and he only spent 3 minutes poking his head around - he did not even enter the crawl space! Therefore, it was an easy choice to go with Sunshine. Scope of work: remove all the carpeting in the house and install laminate plank flooring in those areas. The travertine flooring in the entry, kitchen and hallway had large craters which collected dirt and water residue after washing. I had the floor steamed, the craters filled and the whole floor resealed. I had a gasline installed in the kitchen and a new gas oven installed. I also had a complete bathroom remodel which included removing a huge jacuzzi tub and installing an elegant and safe walk in shower. For the bathroom Nir listened to my concerns and needs and then gave me two 3-D renderings of my options. Two wouldn't take the job because it was too small. Franklin came by and gave me the best price. After the initial deposit, his crew came by about a week later and finished the job in one day. I think they did a pretty good job replicating what had existed before, although the work seemed a little sloppy. I saw a few gaps in the framing, but they were able to seal it up with bondo. Also on one of the posts there was a large crack in the wood, but that was sealed as well. For the price, I think this was a pretty good value. Would definitely recommend for smaller jobs like mine.
