    I bought a new Lennar home in 2019 and this year I found a leakage and molding. Since it's out of the warranty I called a plumber myself and it turned out The builder hit a nail into the water pipe behind the wall. This is clearly a building deficiency so I filed a claim to lennar. They asked me to upload receipts for repair reimbursement. However, a few days later they said they would only reimburse a small portion of the repair cost. I couldn't understand it, explained the situation and the agent said she would ask for the rest for me. Her ask took 3 months and at last she told me they declined the reimbursement request and I will be reimbursed nothing. She also give me her manager, Jennifer's email to discuss about it. I contacted Jennifer to understand why she declined it. She never responded. I contacted local customer service team, they said someone would contact me soon but nobody did. I asked again and they never responded any more. I left a feedback about the case on lennar.com, and received an email saying I will be contacted. Of course I was not. I left another feedback asking why no one reached me about my feedback, an agent responded in minutes asking me to send the feedback again. I did that and they disappeared again. I was very disappointed and emailed Jennifer one last time saying I would take legal actions. She did respond to this and said she declined the reimbursement because I didn't give Lennar the opportunity to inspect and repair the leakage. They have put this clause into the warranty manual. Well, it was out of the so called warranty and I don't think I was supposed to contact them before seeing they nailed my pipe. Does Lennar really want the opportunity to inspect every leaking pipe that is out of warranty? I guess we all know the answer. I think this is really unfair and want to bring it to the small claim court, and in the warranty Manuel, I noticed they require you to go through mediation/arbitration first before you can go to the court. They really protect themselves well which is fine, but a good builder should take its own responsibility, not hide behind those legal clauses and bully their customers. The customer care team, held you there for months and changed their decisions back and forth as whatever the wanted, would rather ignore the customer for good than explaining their decision. These are the things you hardly can see from their beautiful house pictures.

    I have few words. I'll allow the photos to say it all. The lack of communication is appalling. These people could care less and I've come to terms with that. I'm just going to use my words on social media, review them wherever I can and warn others to never buy a Lennar home. Even outside of their sales office. There's nothing left for me to do.

    Hi friends- I am sharing my experience with you so that everyone is cautious while putting in their hard earned money with LENNAR Homes, in Austin. I bought a brand new house in WHISPER Community in San Marcos in March of 2023 and immediately rented it. Within 10 days there was water leakage from a bathroom floor which was reported to warranty. They took so long to address it that the newly build house started catching mould and half the house has been ripped apart. My tenant moved out without paying rent and from last 4 months LENNAR Warranty team has been unable to fix the issues and hand it back. They were initially struggling to get the mould removed, then were waiting on cabinets and now for flooring contractors. They have neither compensated me for any of these damages nor have given any time frame for getting it completed. It's only adding to frustration and depletion of my savings. Pls guide what are my options.

    majority of homes built by lennar require foundation repair. do your research before purchase. still no one has contacted me back

We loved the homes and decided to move forward with the purchase of a new construction. Bert, our sales consultant was a joy to work with. He did a great job of making sure we got every customization we could ask for. This all changed when new management was introduced. It also forced Bert to resign. From the point forward our experience changed dramatically. Bert was kind enough to let us know in advance that he was leaving, but I was surprised that Trendmaker did think to contact us in advance to let us know that there would be a change in management and ensure that the transition would go smoothly. What happened instead was the Rhonda sales consultant, Rhonda, gave my real estate agent a call to ask what is going on with the home. Baffled my agent said that she should know not him. Rhonda also calls me to ask what is going on with the house and she repeated what Bert had already told, which was that they could no longer provide customization. Keep in mind that my wife and live in California and have already made two trips to Austin to finalize the customization of this home. Thus we were a bit stunned at the nonchalant attitude expressed by Rhonda when we told her we would not move forward without the customization that Trendmaker agreed to provide us. Rhonda said she would provide us a cancellation order. My wife asked if I received it but it turned out that Rhonda has put in random emails and sent the info to the wrong people. We asked her to correct this to avoid sending personal information to strangers. If that wasn't crazy enough she misspelled the email the second time and once again likely sent the info to the wrong person. The lack of attention to detail is stunning. We asked for our earnest money to wired back to us. However, Rhonda said they couldn't do that and it would 3 weeks to get our money back. That is funny to me because we wired them the money and they needed it very quickly to secure the lot. They couldn't provide us with the same courtesy. A week later I get an email from their electrical contractor. He is following up on some custom work. I was surprised that Trendmaker didn't even notify him of the cancellation. I asked Rhonda to let all the other contractors know because it wasn't my job to do that. I'm not sure if she did because I never received and apology or response from her. Speaking of a lack of response. We wanted to install a pool during construction to make it easy. Trendmaker only allows you to do this with one of their vendors, Laguna Pools. Jeff met with us to talk about our options and then basically stopped emailing us. To this day I still don't know what happened. My suggestion is to avoid using this new home builder. They have poor management, lack of attention to detail, and disgraceful customer service.

Our sales rep Matt kept reassuring us that everything would get done. He is just as involved as David. The number of sorry excuses we got during our build process still boggles my mind. Don't buy a one of their homes unless you want to deal with the shaddiest group on this planet. Paid over 400K for a 150k quality home.

My husband and I just had to have the home and were so excited that we put in an offer before it was even listed for sale! Chester, Macon, and Keith were so kind and so wonderful to work with. My husband and I had some issues with our lender who kept trying to move the close date around and we were so grateful that Greater Austin Builders were so willing to work with us during such a stressful time. When we did our walkthrough, Chester and Macon were so wonderful to point out all of the amazing details that we didn't even realize our house had. They really have an outstanding high quality build and make use of every space possible. From the details of only using high quality paint, to using the more expensive finishes to make the house really pop, to even building a gorgeous deck and staining it close to 5 times so it would look perfect, as well as thinking of every detail we might want such as areas to wire in surround sound, soft close cabinets, top of the line appliances, epoxy on the floor of the garage, shelving in the garage, hardi plank siding, painting every tiny smudge and being more critical than we were, as well as putting in the best sod (most expensive) and even letting us pick our trees....these guys were AMAZING!! He is very giving of his time, knowledge, and is the most collaborative of the 3 Architects we have used on the 2 other custom homes we have built. As an example, even before we signed a contract he made multiple site visits to give us his friendly professional insight about several lots we were considering before we selected the property we ultimately purchased. He was extremely accommodating and friendly throughout the entire process. Collaboration is his priority from the beginning and he made it very convenient through the use of screen share as we designed the home together. We were really impressed with the architectural 3D model that Daniel created. It was amazing that we were able to have a computer-generated 3D model to visualize the complete exterior as well as the outdoor entertaining, outdoor kitchen, and the pool and spa area. We were able to have the majority of our meetings in the evenings after we got off work and we even did a screen share to collaborate on our laptop while we were out of town visiting family. Not only is he extremely knowledgeable about both the architectural and contractual aspects of building, but he seems to have a great instinct for what the client is looking achieve. He also had the desire to study alternatives and create several layouts that might make the most sense for the lifestyle we described. Our custom home is amazing and we would definitely recommend him to our friends. We enjoyed the process of the architectural design of our custom home and even more surprisingly we enjoyed the building process that is often stressful. Instrumental in our smooth building process was Daniel's custom home building budget that he accurately laid out from the beginning giving us many options and associated costs. Daniel's project management and selection of the builder really took confusion out of the process and stress off of our lap. Other critical details that made build successful was his guidance and assistance with the interior design, kitchen, and bath design, and selection of all of our interior finishes and fixtures. Our kitchen and bathrooms really stand out with exceptional design and we are very grateful for that. All in all the 3% that he charged to be a complete steward of our project was an easy decision. We will definitely be using him in the future and so will our friends that are very impressed with our the result as well as our highly detailed and accurate design and building process.
