I strongly advise against using Lennar for your home building in the Austin area. My experience with their contractors was extremely disappointing. They were consistently rude, unprofessional, and unwilling to listen to concerns. Their dismissive attitude, epitomized by the comment, "this is how it is with every new house & builder," was both frustrating and unhelpful. If you encounter Jennifer from Lennar, I would advise speaking with someone else. My experience with her has been unpleasant, and I haven't had any issues resolved through her. Our home buying experience with Lennar wasn't unpleasant, but it was mediocre at best. While our home was determined to be in solid shape by a 3rd party inspector, you can tell they cut every corner possible to get this home built as quickly and cheap as can be. They even purposely built the outside steps just slightly under the required code for a railing, so that they wouldn't have to do it. They also didn't install lights in the yard and a bunch of other small things we noticed where they unnecessarily cheaped our. In addition, our loan officer never answered the phone or his email throughout the entire process, and representatives from Lennar gave us false information regarding HOA home improvement requirements. Six months of living in this new community. Our house has had several repairs done due to a terrible and rushed build. We have had to fix the upstairs sub flooring, the electrical system, the stairwell, the ceiling, dry walls, the windows, and the cabinet fixtures. We are certain there are foundation issues that caused the issues above, that Lennar refuses to fix, so all previously mentioned issues are likely to return. The fact that this home is still under warranty, and Lennar refuses to actually address these issues shows a lack of integrity. Additionally, Lennar sales people are selling these homes under the premise that the HOA and Solar panel fees are included in the mortgage costs. This is not the case and it was quite surprising to receive a notice that we owed fees for the two. Another surprise is the solar panels are actually on a lease, that we didn't actually own them. I absolutely do not recommend buying a home from this company. The houses are built in extremely short time frames, so the build quality is questionable. The poor foundations are going to make these homes very expensive to maintain. The warranty department will do everything they can to either not cover fixing build quality issues, or to rush a repair to get it done quick instead of it being done right. And the sales people will just flat out lie to you, to get the sale. Avoid at all cost. read more

I bought a new Lennar home in 2019 and this year I found a leakage and molding. Since it's out of the warranty I called a plumber myself and it turned out The builder hit a nail into the water pipe behind the wall. This is clearly a building deficiency so I filed a claim to lennar. They asked me to upload receipts for repair reimbursement. However, a few days later they said they would only reimburse a small portion of the repair cost. I couldn't understand it, explained the situation and the agent said she would ask for the rest for me. Her ask took 3 months and at last she told me they declined the reimbursement request and I will be reimbursed nothing. She also give me her manager, Jennifer's email to discuss about it. I contacted Jennifer to understand why she declined it. She never responded. I contacted local customer service team, they said someone would contact me soon but nobody did. I asked again and they never responded any more. I left a feedback about the case on lennar.com, and received an email saying I will be contacted. Of course I was not. I left another feedback asking why no one reached me about my feedback, an agent responded in minutes asking me to send the feedback again. I did that and they disappeared again. I was very disappointed and emailed Jennifer one last time saying I would take legal actions. She did respond to this and said she declined the reimbursement because I didn't give Lennar the opportunity to inspect and repair the leakage. They have put this clause into the warranty manual. Well, it was out of the so called warranty and I don't think I was supposed to contact them before seeing they nailed my pipe. Does Lennar really want the opportunity to inspect every leaking pipe that is out of warranty? I guess we all know the answer. I think this is really unfair and want to bring it to the small claim court, and in the warranty Manuel, I noticed they require you to go through mediation/arbitration first before you can go to the court. They really protect themselves well which is fine, but a good builder should take its own responsibility, not hide behind those legal clauses and bully their customers. The customer care team, held you there for months and changed their decisions back and forth as whatever the wanted, would rather ignore the customer for good than explaining their decision. Hi friends- I am sharing my experience with you so that everyone is cautious while putting in their hard earned money with LENNAR Homes, in Austin. I bought a brand new house in WHISPER Community in San Marcos in March of 2023 and immediately rented it. Within 10 days there was water leakage from a bathroom floor which was reported to warranty. They took so long to address it that the newly build house started catching mould and half the house has been ripped apart. My tenant moved out without paying rent and from last 4 months LENNAR Warranty team has been unable to fix the issues and hand it back. They were initially struggling to get the mould removed, then were waiting on cabinets and now for flooring contractors. They have neither compensated me for any of these damages nor have given any time frame for getting it completed. It's only adding to frustration and depletion of my savings. Horrible appliances , in just one year got rusted, roof was messed up, sprinkler system leaking, kitchen sink leaking, they missed caulking several areas, you can't find the house paint after few months of construction, they don't make it any more, and after 12 months those people don't care no matter what happens to the house. I tried contacting Lennar homes several times to inquire about their housing plans- I never got a response from them. I visited their sales office in person as they were not responding to the phone calls, the office was supposed to be open but it was closed, and saw a notice saying we have to schedule an appointment online- it was a pathetic customer care experience. They don't have a piece of full information about the house plans on their website- it was so confusing and limited information. I would not ever close on a Lennar home again until all final walk-thru items are completed. Bought home in 2019. I was promised they would be taken care of after closing. Not only not done, but I had put in every few months to have repaired. Multiple warranty managers promised they would get done. Almost four years later: now told out of warranty! Some items I did give up on and paid for myself but the final two have become a major source of irritation! Customer Service? Quality of work is subpar; puddles in new driveway, back door crooked, cracks everywhere, cheapo little parts (spend a few more dollars). Warranty is unbelievable, they close out warranty issues without fixing while saying they are waiting on the trade, probably to keep some sort of open ticket incentive, then run the warranty out and tell you too bad. Dirty sales tactics, was told 100 foot of green space, then it's clear cut 200 acres. Hard sale on the house not meeting the appraisal, basically just said to bad we'll just keep your upgrade cash of 30k. DO NOT BUY FROM LENNAR I contacted Lennar regarding my foundation, it has a history of repair dating back to 3 years after it was built. Now here we are some issue in the same spot as before. In speaking with Kyle Hunterman on the phone he seemed to minimize my situation down to someone and I quote "calling about calking on a window". he stated that they build foundations to "perform" (obviously this means to last longer than 3 years before having issues) which in any meaning of the word performance, this wouldn't be an example of such "company defining performance" for Lennar, you would think. Kyle then tried to give me an example of him having transmission issues on his truck that was 3k out of warranty which he had to cover, also quoting the dealer stating "if you had a history of issues with the transmission we might be able to do something for you". after he said that I pointed out that his story aligned directly with mine (documented history with the foundation and failure to perform) which he quickly retreated off that example. Kyle didn't know much about my address as I figured he wouldn't hop on a 2 hour call half-cocked regarding a determination and such adamant deferring to the warranty and not standing behind their own build. then I asked to speak with his superior Shaun Stoley. I was anticipating a rapid response from Mr. Stoley as to the nature and subject line of the conversation with Kyle (as in following up with me Monday morning). After receiving nothing from them for over a week I reached out again and left several messages regarding my issue. the continued lack of response from them was prolonged for two weeks with me reaching out to Melania again at the 2 week mark. she shot out another email to everyone stating that I hadn't heard from anyone and I received a call that same day from Mr. Stoley. He didn't really listen to a word I said but echoed the same sentiment that they "wouldn't stand behind their product" that has a history of performance issues "no matter how long its out of warranty." This is a direct lack of customer service! I also have an engineering report stating that this foundation wasn't built properly for this soil!! If your looking to purchase a home that's built to last and dare I use the word PERFORM, STAY AWAY FROM Lennar. they don't look at serious circumstances on a case by case basis, you will fall in line with the masses and they will treat your issue the same as someone calling for calking read more

This was our first home purchase and we closed in February. We still have tape around the home for paint touch ups and retouches on walls, bathrooms, and floors. Our column outside of the front of our home was installed crooked. The company claimed to come by and fix it, but it is still crooked. Will definitely be a knock when we sell the home. The ring doorbell they installed doesn't work and instead of removing or fixing it, they told us to contact ring. We didn't even want the doorbell and someone just superglued it to the stucco wall so it is impossible to remove, let alone we didn't even purchase it to be making complaints with Ring. Scratches all over the flooring, many many knicks around the home, and poor communication. Walk through was fine but final walk through was rushed because of the snow shut down in February. Tape and things still unfinished around the home that we moved into on March 6. First world problems, I know. But this was our first home we've ever bought and I was thoroughly disappointed. read more

As a recent purchaser of a Lennar home in the Highlands of Mayfield Ranch subdivision, I can attest to how poorly the homes are constructed and how little Lennar and it's staff care. We closed on our home at the end of June. We were already 2 months behind schedule and Lennar admittedly rushed to finish our home, and it shows. We had a 3 page list of items to be fixed at final walk through. It is now December and Lennar still has not completed the work. They are non-responsive and do not follow up on anything until the 3rd or 4th time you ask. They then halfway try to fix the problem. I bought a Lennar home in Cedar Park/RedOaks in June of 2011. I recently needed to replace a tile in my kitchen. The thinset was applied as dots, not one continuous layer as is prescribed by ANY competent tile installer. I have a picture but cannot post it here I guess. This degrades the integrity of the tile, creating hollow spots and making it easier to crack if something is dropped on it. I know of no one that installs tile like this. I'm sure it was done to use less thinset and save the installer money. I bought this home as a spec, so didn't see the tile being installed. If I had, I would have contacted the construction manger immediately. If you are currently building a home with Lennar be sure and watch how they lay the tile. read more

We purchased a brand new Lennar home in April 2015. In the last 7 months of homeownership, we have only 2 major complaints. 1) Lennar did not provide any drainage in our yard, and it constantly flooded anytime sprinklers were on or it rained. Fortunately, 3 months in, Lennar hired landscapers to dig drains and this problem was remedied. 2) We had water bills ranging from $180-210 over the summer, and could not figure out why they were double what our neighbors' with bigger yards were paying. We had the water meter checked by the city, and had the builder come out several times. Only after asking whether it was possible the neighbors' sprinklers were hooked up to ours, did they go to investigate. Sure enough, we had been paying our neighbors' water bills in the hottest part of the summer in Houston! The representative who found the issue stated Lennar would reimburse us, however it has been 2 months and I cannot even get an update out of Lennar. I bug them every week with emails and texts and have not received any idea of when I can expect our reimbursement. Was planning on getting a home with them, but their mortgage company dicked around with us (different information everytime we talked, slow on response, sent request for information or to talk late Friday). We backed out of the house and they not only proceeded to lag on paperwork they are lagging on getting my money back. The sales person was fine, but everyone one else is just horrible customer service. Edit: Found out that the sale person is the one who has to do the paperwork to get my deposit back. They're respond is that "our paperwork fell threw the cracks". That person who respond was a hired up employee who supposedly was handling the paperwork. I contracted with Lennar to buy one of their homes in Sola Vista, Spicewood. I had a septic inspection and the inspector had a variety of issues to address. Lennar chose not to address them. I cancelled the contract and Lennar retained my $2500 deposit. It was going to cost me between $15,000 and $20,000 to address the issues with the septic system myself so it was less expensive to walk away but Lennar should have the ethics to refund the deposit since the contract was cancelled due to their poor workmanship. read more

My husband & I purchased our Lennar Home in 2007. We were set to close on our home & the builder did not "finish" the house with enough time to allow us a final walk through until the day of our closing. When we did the walk through there were so many things that needed to be fixed. There were issues with the shower and tub faucets, trim, wall switch plates, there was a clearly visible crack beneath the doors, windows were missing screens, and one had a large crack, there were spots that lacked paint & marks on the walls. That was the inside. The outside was bad too. Our grass was pretty much dead with brown patches scattered on the front lawn. We completed the walk through before our closing appointment. The builder promised to get the issues repaired by the end of the day. We closed on the house as scheduled and when we checked on the house that evening we noticed that the grass had not been replaced, and the cracks beneath the doors were still there. Later, we learned that there was supposed to be a strip or a flap beneath the doors to keep bugs & the elements out of the house. We learned this after our front entry flooded during a rain storm. Now, 6 years later, my husband has found that the builder used a PLASTIC dryer vent on the roof's chimney! This of course has disintegrated in the Texas heat. We noticed that our neighbors all have metal vents on their chimneys. So now, we are going to have to hire someone to remove what is left of the plastic one & replace it with the actual part which should have gone there in the first place. Who would have thought to check the chimney prior to closing?! The roof--during a storm a lot of our shingles blew off the roof. We looked into the maker of the shingles used by Lennar & checked the reviews & they were all negative reviews! This is our third home & our first & last with Lennar! Did I mention that the builder was facing a lawsuit at one point? read more
