The apartments are all updated and NEVER have I seen one single bug. ( I don't know... but for me that's a big deal) These guys are awesome, my whole experience from touring, to moving, to 8 months later, has been super easy going. I take pride in living here, it is the cleanest, safest and most peaceful place to live in the area, in my opinion. I take great advantage of our awesome pool and the grilling area. LOVE IT! Oh! Free WIFI too in that area... I am however, looking forward to our new gym reopening soon. It's now expanding and being renovated with new state of the art equipment... I don't care for tennis or basketball but if you do, there are playing courts too, along with a car wash station. It's really cool here! I don't typically write reviews but these guys truly earned it and I wanted to share the positive experience that it has been for me.

We applied for an apartment over one month ago. We paid application and administrative fees. They…read moreassured us the background checks would come back in 5 days and we would be able to move in. 5 days turned into another week, then we were given 3 different ETA's on when they would come back. They would tell us it was coming back on certain days then we wouldn't hear from them and have to keep asking about if they came back. We told them we were nervous to terminate our lease at our current place because this background check was taking so long. They assured us we would still move in by the move in date they offered us and that we should terminate our lease. Kept reassuring us while pushing back the ETA of our background checks. The week before our move in date we started looking elsewhere because it had been a month since applying and only 3 days away from our move in date and thank god we did or we would've been homeless. We terminated our lease at our current place because of their timelines and assurances. Gave them so much patience and on our move in date we were still told no background check came back a WHOLE MONTH LATER. We wasted a month of our time waiting for them. It feels like they just took our money and wasted our time. They would not give us a refund even though we were never given an approval or rejection. Wasted a whole month waiting for them

I have always lived in a single family home, but I needed to move quickly and Grand Oaks at the Lake had exactly what I needed at the time I was looking. I was very nervous to move into an apartment, because it had been a very long time since living in an apartment home and I am extremely sensitive to noise. I have had no issues with noise since living here. I do live on the first floor and I can hear my neighbor walking above me sometimes, but it doesn't bother me at all! I live in the 3-bedroom and I am absolutely in love with the spacious floorplan. I have an absurd number of various kitchen appliances and they all fit in my kitchen! I am a big cook and love that I finally have a place for everything in my kitchen without it feeling overwhelming / cramped. The rooms are spacious and the storage in the bathrooms are amazing! The use of storage space is one of my favorite parts of living here because I feel like I finally have a place for everything. I love that there is a screened-in patio for me to enjoy the outside without having to worry about bugs and mosquitos! There is even a storage closet on the patio. I am a mom, so I really appreciate the convenience of having the school bus come to the front office. There are tons of amenities for my family and I to enjoy like the swimming pool that overlooks the lake (this view is something I haven't been able to find anywhere else in the area), there is cornhole, ping-pong, hammocks, pickleball, and putt putt golfing so there are tons of things to keep us occupied. I love going for walks around the lake path with my kids. We normally go for scooter rides & bike rides around the community! I've always craved a connected community and I truly feel like I have found mine.

I'm afraid she'll charge me extra for that to. it's included in the lease. I have renter's insurance also. She's given me this impression right off the bat and I don't know her name. She's seems to be hard on maintainence also. They used to smile and waved to me! Now they walk by! I am a good tenant don't cause problems. I agree my porch needs cleaning up a bit. Many thanks Braxton Team Amber, Sydney, Jennifer, and Andy are very courteous, very professional, very noble, and very kind. Sabal Palms Apartments now has new owners from out of state (Cambridge Management INC). This new owner is dragging its feet on making significant repairs and needed upgrades as if waiting on a tax credit to help it do so. It seems so by my experience. First off, I have 4 children along with my wife. Their ages are 10, 8, 4, and 2. Two are Asthmatic and one has severe allergies. My family and I are low income and saw no other place that would accommodate the size family we have for the price so we therefore decided to rent in 2014. Though we noticed that the structure and AC systems were very old and needed some updating, we decided to move in because we had no other choice. The old management company was very kind, helpful, and accommodating to our needs. They took care of things in a timely manner. We have had problems with the AC system since 2015. We complained about it not cooling as much and were always given quick fixes in order to get it to cool again. We were told that by law, the landlord does not have to guarantee cooling but only heating. As we complained, the new manager of the property promised us, either a fix, or ultimately a new system. We were told that a portable AC unit was to be given to us for a temporary solution and have never seen this temp solution. We have been dealing with this issue since the beginning of 2015. The current manager and owner have had our complaints since the old manager left. This is approximately since January 2016 (it is now the last week of July 2016). Nothing has been done other than technicians coming over and telling my wife and I how old the AC system is and that we need a new one. Management makes excuses and passes the buck on the owner and the owner remains silent. We have a picture of a work order left by a technician of Sabal Palms that states our AC problem with a priority of "Low" when the manager assured us that our issue was a high priority for him and the owner. Aside from AC problems, we have had a roach infestation since the first quarter of 2015. A very dirty tenant moved out and we were warned (by old management) that a roach problem will most likely occur as this tenant was very careless with her apartment. The roach infestation did occur, got worse, and is still aided by other people who are careless with their space. After placing our complaint, the old manager was swift to get the entire building sprayed on a monthly basis. We noticed the problem subsided but as soon as the new owner came in, we have noticed an obscene increase in the amount of roaches. They have stopped spraying the building, and have gone as far as only spraying the apartments that complain. My wife and I are very clean people and will therefore complain but other people have not complained, understandably since it is embarrassing to have roaches and there are people who don't mind them. The old manager would impose mandatory inspections and would even schedule monthly spraying. New management stopped that. In conclusion, move here at your own risk. Aside from our issue of roaches and AC, there are many others. As stated earlier, the new owners are not worried about making any significant fixes as if waiting to get government money to do so. You'll notice this in the way they respond to the needs of the tenants. Management is comprised of one man at the office who seems to be very kind and polite to your face but lacks sufficient character to get the job done. He will be sure to say what you want to hear and do nothing.
