They have been doing real estate in the JP area for decades and bring a tremendous amount of value. They know the market inside out and have deep relationships with buyers, sellers and other agents. I worked with them as a developer where they first listed our raw land, then after that didn't work out, they listed our new construction house. They provided us with some guidance on what they thought our buyer would be looking for in a house. It was under agreement two months before we finished, which worked out great for us and the buyer. About a year ago, I was considering purchasing a condo in Cambridge. Josh kept in regular contact with me and constantly updated me with new places on the market that fit my criteria. He never sent me an annoying email like: "Hey, I know you want to live near Central Square and need parking and want a two bedroom, but here's a one bedroom in Somerville without parking that I thought might interest you." A few times, he even picked me up, drove me to see places, and then dropped me right back at my apartment. He clearly knows a lot of about the real estate industry, because he was able to ask the seller's agent questions that I would never have thought of. Questions that really informed my decision on whether to make an offer. But most importantly, unlike other realtors, he never once tried to push a condo on me so he could get his commission. He was always honest about places we saw, often saying that he didn't think a condo was "right for me" before even hearing what I thought about the place. This is in complete contrast to the realtor I worked with before Josh who, no matter how awful a place was, would instantly say as we walked out the door: "You should definitely put an offer in, because a place like this won't last on the market." I wouldn't put an offer in, and months later, the price would have dropped significantly and the condo would still be sitting on the market. Imagine losing tens of thousands of dollars because your realtor convinced you to put an offer in on a substandard place? Ultimately, I didn't end up purchasing a condo, but I keep in fairly regular contact with Josh these days. And he still updates me on what's out there. I'm glad to see he's doing so well.

Before getting to know them, two aspects of their business really stood out to us (we met with multiple agents before choosing Boston Home Team): their incredible listing services - especially the photos/videos they provide (I am especially fussy about this as a full-time professional photographer myself) - and the fact that they come in and spend a good chunk of time working with the homeowner on the staging aspect. This ended up being my favorite part of the experience - working with Meredith to make our home look its absolute best. She has phenomenal taste and also offers additional items to fill gaps where needed. My husband thought it was all a bit silly ... until we closed at over 30% over asking price. ;) What we didn't realize in advance was just how much time and effort they would put into marketing our home. They work their social media hard, and the eventual buyer found our home through Facebook ads (they hadn't even been looking in our town). Their communications throughout were top-notch and I felt comfortable reaching out multiple times with silly questions and thoughts, and they were always so encouraging and enthusiastic in their responses. Taryn King was our primary contact, and she was super helpful--even driving out to our current apartment in Cambridge to pick up a cashier's check from us (that the property management company required) and later returning to hand-deliver (again, to our apartment!) a copy of our lease (once the prop. management company checked out our credit etc. [a huge hassle, but not Boston Z's fault] and signed it). They charge the (I think standard) broker's fee (1 mo.), but provide above-average service and follow-through.

While my experience with their agency was overall favorable - there was one part that we wished was improved. (Know that we gave them a very short time frame and this is my first time renting an apartment so I probably had some communication errors/mistakes on my end too) I would have liked to receive up to date listing searches every day. The market moves so so fast and in order to get a good place you really have to snag it while its fresh. We sent back our top selections from a list sent to us a day or two prior and we didn't get to see our favorite ones because they were already gone when it came time for viewings. It would have been nice to have had the updated searches, or to have been sent some newer good options in lieu of the ones that we had missed out on. We ended up renting with another agency. Me and my partner stayed diligent about vetting new apartments as they popped up on our apps, and while it was hard to let down Amber and Dillon after they took the time to take us out for viewings, we are happy and very fortunate that we did because we were able to get an amazing apartment that was fresh 16 hours on the market over the weekend. Long story short - These are very good, knowledgeable, and professional people doing very good work, but in this case it didn't work out. My best piece of advice for succeeding in this market is that if you want to get a really good place you have to check your apps every day and then be able to meet the agent on a whim mere hours after it has been posted.
