This review is for the front desk reception at the leasing office - from the first day taking a tour there Anita was very friendly, warm & responsive both through texts & email in the weeks to come. She helped make the move a smoother transition & was always responsive. The apt complex is nice, clean and well kept. The side where the leasing office is at is where all the amenities are & they're all pretty nice from what I've seen (haven't used them yet). My only thing is that the leasing office hours are not accurate. Our mailboxes were broken into yesterday for the second time in the past couple months. Shockingly the management office has not even sent out notifications to residents at all. They ignored my text messages yesterday afternoon following my discovery of the theft. Latitude 37 is an amazing Apartment Complex! From the start of the process from applying to moving in was absolutely seamless and so easy. I really want to give a huge thank you to the Management and Maintenance staff, especially Anita Krin the leasing agent who gave me the chance to get my first apartment and has been amazingly supportive and helpful during the whole process of moving in! I have been here for almost a month and I strongly can say it's been great! Neighbors are nice and friendly and keep to themselves! If you need anything at all everything can be done from the app so easy ! Not to mention maintenance request are done immediately and management answers and works immediately fast! The pool and gym are lovely and definitely a great place for pet lovers! Has two pet areas with tons of baggies everywhere to pick up after your pet! Also the Area is secure and has security which brings great peace of mind! It's also close super close to everything which is a bonus !!!! Enrique from the maintenance team is a very diligent and professional worker. He has come by a few times to repair things in my apartment and I'm always beyond happy with the results. Most recently he fixed my bathtub drain and changed a few lightbulbs. He goes above and beyond by making sure he leaves everything more clean than he found it which I truly appreciate. read more

We lived here for four years and we have some things to tell you before you sign your lease: 1. We had to leave because they increased our rent by $1,200/month this September!!! They literally gave us 6 days to make a decision and we had to site laws to them how illegal this is. They also would not honor the terms in their own lease (so read it carefully and if you know a lawyer have them give it a quick glance too). 2. They told us the increase was due to "market rate." Excuse me? You cannot charge market rate for below market experiences: - Having swat teams raid the building and surround the property on multiple occasions. Pic attached is from late May 2022. Long term renters shared with us the on-going drug and prostitution problems here. - Water being completely shut off for days/weeks at a time with zero apologies or compensation. BTW this is still an issue over there and they have not been able to completely solve it. We see them constantly tearing up the driveway and water pressure goes down or out often. - There was a stabbing when we first moved in 2018 and they called it an "unsavory event" in their communications. - They will accuse you of leaving garbage in the trash room and threaten large charges without having real proof. Thank goodness for our ring so that we could show proof that it was not us. - Amber at the front desk was just plain rude. We heard that she is no longer there, but is a big reason for us also not wanting to stay. - Having druggies and homeless cut through the property. They built a gate in the back but that was quickly broken down. Lattitude is a popular cut through to the VTA so beware of your safety and surroundings. 3. The parking is a nightmare. They used to allow people to park at the Scottish Center lot above but now Amazon took that over so people have to park on the street (limited guest parking) and any car on the street is guaranteed to be broken into. Please DO NOT rent here! We were appalled at how we were treated after how long were were there. They don't care and will increase your rent like CRAZY with minimal to no notice and zero regard. BTW we see our unit is available still. They had to bring it down from $4,500 to $3,900 to now $3,600. WOW I guess they really didn't care about keeping a renter in there - it's now going on 3 months vacant. How absurd! Stay away from these thieves and cheats. There are far better places to rent without the drama. PS - Shout out though to the maintenance and cleaning team. Enrique, Rodrigo, and Serena you are all 5 stars and the only reason worth being there. Thank you for being our friends! Please stop telling everyone to reach out to the office or to call the office with our concern when Rachel is NEVER IN HER OFFICE TO ADDRESS THESE CONCERNS. If you are not are not here to address our issues directly stop referring us to do it. It's insulting to read that is your resolution for people for an existing issue that we have all been leaving reviews about! Back to my review - Rachel is the manager and please make note the reviews are all true she is never in her office! You can call, email, knock and she is never there! I ran into so many people over the last 3-4 months trying to tour the property and she's never there. I have never seen a property operate in such a backwards manner before! There should be absolutely no reason why the office is closed and we can't even get a call back regarding issues. It's so insulting to see a negligent property manager who lives onsite, drives a Range Rover but avoids all the people that live her because she doesn't want confrontation or she's so "overwhelmed and under staffed". She legit complains that the company is the problem not her. People that come to work on the property like plumbing or repair people all have issues with her being non-responsive or not in the office. So many of us have the same issue and nothing has changed! I'll spare you the details, our lease is ending and we are getting the heck out and away from her gross negligence. I cannot stress this enough, buyer be ware. Those of you who have signed leases are up for a surprise at their renewal. We knew countless hard working families whose rents were raised by $700+ per month at renewal. Know your rental rights! Phase 1 is an older building and they are not supposed to raise rents over a certain percentage. Though phase two is newer and not as protected to rental increases, they are still required to give at least 90 days notice if the rent increase is more than 10% or let tenants know that they are exempt. I've lived here for about 8 months now and overall it's been great. Amber from the leasing office, made the process in the beginning very easy and patiently welcomed all my questions/concerns. This is my first ever apartment and I'm glad I chose this place, as I was already familiar with Latitude 37. It had everything I needed in-unit! While searching for apartments, my dog's needs were very important to me though so I loved that it is a dog-friendly environment, with potty bag stations at each corner outside and at the dog parks. *****Enrique (maintenance) has been helpful with requests, and always says "Hi" to everyone! Entire maintenance team here at Latitude 37 are THE BEST! 5 Stars!***** I've had some bump in the roads here, like when I woke up one morning to see someone had side-swiped my car in the parking lot and didn't leave a note. There are no cameras on the side buildings that oversees the outside back parking lot, which I wish they had. You deal with quite a few cars parked in your reserved #, (which i'm sure happens at many apartment complexes) but can be frustrating to deal with because parking is limited with guest spots, so you have to park in the neighborhood nearby, if you're not lucky. I've come home the next morning to see a car parked in my spot, with a couple sleeping inside. I've even come back home during the late evening a few times to find my spot taken with people smoking in the car. I try to give people the benefit of the doubt but when it occurs oftenly, it gets irritating eventually. There's a gym open 24/7 (very convenient!) and a pool area (i have not used). For now, i am giving this a 3, due to some of the inconveniences i dealt with. I will return back to the review once i reach the end to share my final thoughts/experience! read more

My boyfriend and I came to tour some apartments that were available here. We decided not to apply to live here me for several reasons. Carol gave us a tour. To start she told us she MADE her assistant stay until 4:30 with her since he double booked her 4pm appointments, okay and? She seemed uninterested in giving us information and unengaged in getting to know us. She was on her phone answering texts the whole time and talking to the workers on the premises. During our tour of one of the units several maintenance workers came in to the unit we were in. We felt as though we were being brushed off because we were young. Also she said the outdoor dog area was large and when we asked to see it, we were unimpressed. Overall we want to give our money (mind you rent is super expensive) where we are appreciated. I've lived here for a few years now and have to say that my overall experience has been poor. After 1 year of living here, I had my rent increase by 600$ a month with 60 days' notice to renew the lease. This strong armed my family and I into having to accept this blind sided move the management put on us. We were not considering moving before they did this and were not financially prepared to make that kind of move. The maintenance staff is very attentive and has always provided great service. Management has continued to fail in any and all efforts to be communicative to their tenets. They do not have an open office and are by appointment only leaving a greater divide of communication. If they don't respond to your emails, you also can't find anyone in an office to talk to. Homeless people continue to break into the property as well. I suggest anyone reading this review look for other options when considering apartments and not be persuaded to think these are "luxury apartments." Your view from your balcony is the backside of a factory, and make sure to buy light fixtures before you rent here because they will not provide them for a "competitive rate" of only 3500$ a month (varying on the whim of management) Seek other options Hot tub is also disgusting read more

It's really unfortunate that since my review & COVID there have been so many staff changes which resulted in sub par service. It's really almost unbelievable considering they proclaim to be a "luxury apartment." We had a severe water leak form the floors above us that put machines all over our apartment / lots of strangers in and out during covid and they only wanted to compensate one night for a hotel-- it was really unsafe and uncomfortable, especially with a small child and dog. When it was all said and done they never returned to fix the damage/ repaint, etc. Within that month there was a wait main that busted which left us without water for several days (multiple times). It was eventually fix and then it was broken again-- resulting in more days without water. It still was not resolved almost a month later. Thank god we decided to leave and purchase our first home. At the time our lease was 30 days From expiring I emailed and called several times to let them know we wouldn't be extending our lease. I never heard back from them. I never got any documents / walk through, etc. despite my several attempts to get into contact with them. Fast forward two months post move and now I supposedly own them $100 and will not be getting any of my deposit or pet deposit back. This management company is a joke. They don't respond and they do not communicate or resolve any questions or concerns. I lived here for over two years and for the first year I had a great relationship with the staff. It's really unfortunate that it's gone down hill. I would have continued to refer my friends/ family here. read more

We have had a good experience with this complex. We have been here more than a year and plan to stay much longer. I am just concerned about the teenagers that live with parents here that disregard the security of other residents by breaking the security doors to the building. The complex has been great about fixing the doors. We have now experienced a bike theft. The bike was in the garage and was locked to the bike rack.. Gates closed an only accessable via fab or the inside of the building. (Which is only accessible via fab). My partner did not use the bike much, but it was a very expensive bike. read more

Hello all: My partner and I have been living at this property for almost three years. Our move-in process was very professional, easy, and quick. I absolutely love that this property accepts pets. (Visit their website for more details on that.) Jags was a phenomenal leasing manager and he got us settled in quick. Carol was such a sweetheart and always came through for us when we had questions or concerns. As it turns out, those two are no longer with this property. **SAD FACE** I'm unable to say anything about the new management as I've barely interacted with them. (Perhaps due to the pandemic.) Lastly, the maintenance manager, Rodrigo, is by far one of the BEST. He's responsive, handy, and professional. He has dealt with all my crazy nonsense for a while now. Sink clogs, light bulbs, and after someone drilled through our wall on accident. Rodrigo and his crew are amazing. I don't know what this property would do without you guys. Thank you! I was applying to a unit with a cosigner who provided all the necessary information but they kept rejecting the documents presented for the dumbest reasons. It was borderline discriminatory so I had to contact legal counseling. They never followed up on our application status even to tell us it was not accepted. No word from them. Also Anita is clueless about property management. Rachel had to speak for her since she is "one month new". While talking to Anita she just had a blank confused stare and said nothing. This office is a headache. The apartments are nice but as we spoke to other residents they warned us about increased rent prices shortly after move in. Hi everyone! I've been at latitude for over a year now and I will be signing a new lease to another unit here. My experience has been even better than I expected. The staff is absolutely amazing. Rachael in the leasing office has made it such a breeze to transition/ apply to a new unit and I'm so thankful that even during covid she quickly replies to emails. (yes I send a lot LOL) She genuinely cares about her residents and it shows! Rodrigo and his staff in maintenance are also super patient and literally show up to your unit to fix whatever issues you're having within the hour. I feel so safe here with my kids and I'm thankful to be close to work! Lived here for four years and have had nothing but positive experiences. The maintenance team (aka Rodrigos team) really do a great job keeping the property looking nice and taking care of the tenants. The building is newer and clean. I never had any issues with loud neighbors etc. Great place to live. Of course nothing is perfect so some of the downsides of loving here are, the elevators are super slow. Parking is limited after they stopped allowing parking at the Scottish rite center next door. And every know and then somebody has a kitchen accident that causes the entire building to evacuate. But that can happen in any appartment. Overall really good experience with latitude 37. Would recommend. read more

Latitude 37 is a very satisfying place to live, it's quiet, safe, clean, comfortable, pet and kids friendly, as well as beautiful. The staff is super professional and efficient. Amber has helped me on so many things, from booking the gym to understanding the culture. She is very friendly, knowledgeable, and delightful! Often times it's not where you live but rather how well where you live is maintained. Rodrigo who heads up Maintenance here at Latitude 37 is an exemplary person who leads by example and ensures maintenance orders / requests are readily attended to. Recently he personally came and handled a series of maintenance requests we had been putting off submitting simply due to life getting busy. I remember going through the portal and putting them in and it felt like maybe 10 minutes later (if that) that I was in the elevator going to check my mail and I ran into Rodrigro who was already on his way up to address all the issues I listed; it was like 6 or 7 across a 2-3 different areas in our unit. He had everything fixed including a difficult to align set of closet doors done in less than hour. I just wanted to take a moment to call out specifically to the maintenance team here. Jorge is one of the recent additions and he too has been stellar at handling issues that have cropped up here and there. Kudos and well done team. I really appreciate being able to use things and knowing that they work because you continue to do great work to ensure their reliability - this holds true for our unit and the complex as a whole. We lived here for three years. This place used to be amazing with the old management team (we miss you Jags and Carol). But since they hired Amber and Rachel, it's been a complete disaster. We were so happy that our lease was finally up so we could get out. Please please please - if you are considering living here, DON'T DO IT. You will never be able to get ahold of the management team. They are so rude and demeaning. They don't respond to emails, and it's rare that they will answer the phone. On the "bright" side, you'll rarely even need their help. I've only ever really needed to talk to them on two occasions: when renewing and discontinuing our lease. But both experiences were still terrible. Here are some of the negative experiences we've had: -I once emailed Rachel with a question about my lease. She never responded. Then she saw me in the parking garage and ducked behind her car to avoid me. -Rachel once put a notice on our door, saying that we hadn't been paying our full rent amount and that we had 14 days to pay up or get evicted. My husband and I were completely shocked, because we knew we had always paid our full rent on time. I emailed and called the office multiple times over the course of the next 10 days to try and get an explanation. I didn't get a response until day 11, 3 days before our so-called eviction. Rachel emailed me to tell me that she had other tenants to attend to, and that's why she was too busy to respond to me in a timely manner. I sent her a screenshot of our lease as proof that we had, in fact, been paying our full rent amount every month. I never got a response back but they never kicked us out. So I'm assuming she realized that she was wrong. -Amber once towed our car, despite the fact that she knew it was ours. AND despite the fact that we had told her where we were parking it. She never called us to give us a warning. She never called us to ask if we could move it, even though it was in an empty spot that no one was using. It wasn't until my husband talked to her that they started sending out tow alerts via text message. -Amber is overtly rude to the tenants. It got so bad that I (as well as other tenants) reached out to the corporate office. We emailed and we called, but we never got a response. -The water pipes in this place are terrible. There have been several times when the main line has broken, and the entire complex has had no running water. We've had to go over to friends' houses a few times just to be able to use a toilet or take a shower. -I was once in the dog park, when two men approached the dog park gate and started staring at me. After about 5 minutes, it because clear that they were waiting for me to leave the dog park, which would require walking past them. I called my husband and as soon as he came out, the two men walked away. I was so shaken up by this. My husband went to the office to alert Amber of the two men on site. She simply told him to just send her an email. I immediately sent her an email of the event and the men's descriptions. I never got a response. THE BEST PART OF THIS COMPLEX IS RODRIGO and his maintenance team. They are amazing. If you need something fixed, they will be at your place within 24 hours. Have had a couple issues with certain things in my apartment upon moving in, all it took was one call to the maintenance and it was literally fixed within that hour. Clean hallways, clean outdoor areas... quiet and somewhat secluded property. Latitude 37 is close to Highway 87, Target, Costco, Starbucks, and there's a Chevron down the street. More importantly, to me at least, the overall feeling and treatment from the management and workers around the property makes me feel like they want me to be here rather than they need me for the money... which has been the case for me in the past. Even through this COVID-19 pandemic and all the issue and stress its brought, the leasing and maintenance team still act like humans. This looks like an up and coming apartment community with prices that are a steal right now. The community has all the essentials that you'd find at every other apartment.. but the management is truly the best experience I've had so far. We had to push out our move in date by a week and the assistant manager, Carol, made it happen - no questions asked. We had some trouble on our move in day with our car getting towed and the manager, Rafael, was really understanding and helped us get our towing charges waived. All maintenance requests have also been quickly resolved since our move in a few weeks ago. Overall, a great pick! read more

I'm so glad that we have finally moved out of this place. Rachael and Amber was no help with anything at all. We sent our 30 day notice well in advance and had been continuously trying to get a hold of them prior to moving out. Apparently they didn't receive our 30 day notice and DID NOT CONTACT US UNTIL 2 WEEKS BEFORE WE WERE SUPPOSED TO MOVE OUT!!! I had receipts and emails with timestamps of when we had sent it out and they still charged us an extra 2 weeks of rent even though we had already moved out because the email we used apparently doesn't work even though Rachael used it to send out Lease Renewal agreements... Like huhhh??? Their response to us saying we had been trying to reach them was "our office is always staffed and we always respond to our calls in a timely manner" Yeah ok... The pool is the size of my bathtub. Parking is scarce. If you have more than one car you will never get a second assigned spot so you have to park all the way down the street where there's homeless people hanging out all the time so have fun having your car broken into. They will text you all day about towing your car if it's been parked in a spot for 24 hrs but they never do. The only good thing about this place are the maintenance guys. Everyone else sucks especially those two bimbo's at the leasing office who has no communication skills and has short term memory loss.... In conclusion, save yourself the headache and rent somewhere else because trust me when I say, there are better places with much better amenities for the price you're paying. read more

Proximity to 87 N, S and Almaden Expressway 4. The maintenance team is timely and professional (Rodrigo's team) 5. 3-4 streets away there's a nice residential area to take walks The bad things: 1. The crowd isn't the best. Loud music blares at all times (outside) and the garage always smells of weed. Canoas Garden Avenue is sketchy with some sketchy people makings rounds 2. The hallways don't have ventilation and end up smelling like trash, esp the ones close to the trash room. 3. When we first moved in, the management team at the leasing office was amazing (Carol). But, in the last 3-4 months the leasing office has been VERY unresponsive by email. 4. The garage gates are smaller than other apartment complex I've lived in. read more

The biggest PRO of living here is basically how the maintenance crew and the maintenance manager RODRIGO handles repairs and even how professional he is. He is very fast in his response to anything you need fixed in your apartment. He once fixed a broken washer and dryer unit within 30 mins just enough time for me to wash my work clothes for the day. Very very reliable. CONS would be the PARKING. Very small parking space, with a 24 parking rule. LEASING OFFICE recommends parking in the residential area which is often full and such a hassle to get to with all the turns. Secondary parking requires you to park right outside the entrance of latitude which is only allowed at certain times, so you're risking your car getting towed at night parking outside or during the day after you receive a parking ticket from parking in the apartment complex. I mean you can always pay monthly for parking and be able to go on a vacation without the fear of losing your vehicle when you come back. Lol pretty much a lose lose situation. Sometimes you get stragglers from the other apartment complex next to the jack-in-the-box walking through or riding their bike through latitude. So there's that..especially at night when walking back parking outside the apartment. Let me paint a picture, From my experience of living here there is often if not always a medic truck right outside of the other apartment. Now I'm not an expert but I am certain of a "project" when I see one. In conclusion, my stay here was quite a pleasant experience. But it seems to be getting worse? I personally believe so because of two giant apartment complex and literally 20 free parking spaces. Parking for me is a must and if the leasing team does not find a solution and Im not talking about that 24 hour rule where you instill fear to your residents of getting towed anyways. People will definitely find somewhere else to live like my self. Or more break-ins will happen more often to people's cars. So if parking is your main reason to live at anyplace, be prepared to pay for extra here.
