My insurance company conducted an "aerial inspection" and identified areas of concern, including ponding or pooling on the roof. As a result, insurance decided to not renew my policy. To get reinstated, I either had to promptly provide a licensed roofer's inspection (and detailed report), or if there was actual damage, get the roof replaced or repaired. I was referred to Landmark Construction / Steve from my insurance broker. Steve and his crew are the best! My husband and I were in contract to buy a duplex and the loan company wanted repairs done to the property before they would give us the money. We also were on a tight deadline to close escrow in 30 days and we weren't notified of the requirement to make repairs until 3 weeks in. My loan broker refered me to Steve because he would do the work at a reasonable price and quickly. He quoted me $1500 less for the work than another contractor. He was able to come out to the home to inspect it the day after we called him, and he began work with a permit soon after. His crew worked on the siding and dry rot on the side of the home. He was able to match the paint color exactly and took me around to show me everything they worked on once they completed the work. There was a lot that they worked on and he even took the time to explain the problems of each area. He even gave me tips on how to upkeep my roof so I wouldn't need repairs earlier than needed. He was a lifesaver because we were able to close escrow only 1 week later after his work completed (took him less than 3 days to complete). The seller gave us an extension because of the work being done. The original contract stated the seller could cancel the contract or charge us $150 a day for every day past 30 days the escrow took. He provided the necessary paperwork to prove repairs were done quickly so we didn't have any further delays in escrow. We plan to have Steve do similar repairs on our other home. Once you find a good contractor, you want to stick with them. Steve and his crew work fast and quietly. They do exceptional work. I can't even tell repairs were done to the home. He is very detailed oriented, and instead of just replacing the wood that dry rotted, he took measures to prevent future damage. He put cement down so the wood would not be touching soil or the ground. Something that is definitely a detail many contractors would take shortcuts on. Steve's and his crew did such a great job, even my new neighbors are thinking of having him work on their property. When she heard I only spend a bit over $9k on the repairs, she was surprised and excited. She was able to see first hand the work being done on my property and how it looks now. We had a leaking roof over the house, and our detached garage had issues with a sagging roof line, and shingles that seen better days. Upon meeting with Steven on the first day, he was very professional, and was able to answer all of my questions via; email, text messages, and phone whether day or night, weekdays and weekends. His crew removed all of the old shingles on the garage, corrected the sagging roof line and installed gutters with downspouts- pretty intense as they rocked an 11 hour work day on the first day! The house roof wasn't as bad as it just needed some proper sealing, but I'm really glad there wasn't any BS for some sort of up sell that we didn't need, or some scare tactic for a repair that wasn't necessary. Steven's prices were really reasonable and the work was completed within the quoted time frame. I called a few, some didn't respond and some didn't take me seriously as a customer until I found Landmark. When I met Steve and he was very confident and knew what he was talking about. It pains me to write this because Steve and Kong are already busy enough as it is. However, I do owe it to these guys for remodeling both my bathrooms and installing all my recessed lighting in the living room (which made a huge difference in our dark house). They never asked me to write a Yelp review, but I certainly want to give credit where credit is due. Steve and his team are now our go-to guys for just about everything in our house. PROJECT: I had two bathrooms with dry rot underneath both bathrooms (remodeled all the way down to the studs) TIMING: The project was delayed (primarily because the stuff I ordered online came like 1-3 months after I ordered everything...thanks Restoration Hardware for sending me 4 notices that my lighting ordered mid-March finally arrived first week of June!) Throughout delay after delay these guys were extremely patient even though they were busy with a bunch of other jobs. They manage to work with us in our schedules and were always making great recommendations. It took about 2.5 months from demo to final inspection but I think it was certainly worth the wait. I felt like some contractors do the job to get paid, these guys do the job because they wanted to build a relationship with you and be the first person you call on the next job. I'm not sure if these guys know it, but they're on our speed dial :) PRICING: We are both extremely picky and very value conscious (if I don't think I'm getting what I paid for, I have no issues making them do it over again). Steve and his guys weren't the cheapest (you don't want the cheapest unless you want crooked tile and shitty craftsmanship) but they certainly weren't the most expensive. I would say their prices were very competitive and I called 12 contractors ranging from San Jose, East Bay, and San Francisco so I felt like I sufficiently did my homework to make sure I wasn't getting ripped off. CRAFTSMANSHIP: What we especially liked was the fact that Steve and his guys were very honest and had great work ethic. They showed up everyday, laid stuff down on the floors to make sure that our floors didn't get scratched, and cleaned up after they left. The work was meticulous and very cleanly done. COMMUNICATION: When a contractor makes it a point to pick up your phone call whenever you call (or give you a call back no more than 30 minutes after you leave a message) I'm not sure I could say anything negative about his communication. We never had any issues getting a hold of him by email, phone, or text. OVERALL: No contractor I've ever worked with will do everything right all the time. But what differentiates good from great is their willingness to do a job until you're perfectly happy with it. I rarely give referrals to my friends, but since finishing their job, I've probably referred these guys no less than 10x to everyone I know remodeling their homes. They're confident and competent guys who will not let you down. read more

Absolute awesomeness! My roof was leaking and I called up 3-4 contractors. Cost for a whole new roof was around $10k+. Heart attack, right? Well, got introduced to Steven and he checked it out. Steve and his crew did a great job replacing my old roof which kept on losing tiles in windy days. With all roofing companies busy as the rainy season approaches, getting half the roofers to respond was already a challenge. I know Steve was just as busy as all of them, yet he still found time during evenings and weekends to respond to my inquiries. Plus Steve kept to his word to start the re-roofing on the date committed, which added to my confidence the project would be completed before the rainy season started. What ultimately convinced me to go with Landmark Construction was my experience with Enrique, Steve's foreman. When he arrived to estimate the roof replacement, Enrique immediately struck me as someone honest and trustworthy, which has proven right during the project. Plus when I was traveling, Enrique spent time at the end of each day connecting with my wife in case she had any questions, which put her at ease that all was going according to plan. And as to the work itself, the price was right, the roof looks great and the premises were thoroughly cleaned which was an important factor for me as well. Landmark Construction helped us with some electrical rewiring so the light switches were in a better and convenient spot (as our place was old and the light switches went to nothing), added recess lighting to make the place brighter, and they did a great job in patching up the walls afterward as well. Steve and his crew were top-notch in the recent complete replacement of our roof. We live in a 4 unit older San Francisco condo built in 1920, so the project was not a simple undertaking. From taking care of dry rot, removing old vents and installing new ones, Steve kept me updated the whole way through. In fact, there are some period details on our roof, like terracotta tiles, that Steve went out of his way to find the best replicas to match the original. From start to finish he was cordial, educational, easy to communicate with, and very professional. The finished product is excellent and surpassed all our expectations. Steve and his crew just helped me remodeled my bathroom. I am very satisfied with the work. Before I started looking for contractors, I was worried about "unexpected cost" known only after work is half done and everything is in a mess, as some of my friends warned me. This never happened with Steve. After inspection and listening to our plan, he told us that he needed to run some numbers back to his office, and he called us back with a quote in the same day. It turned out that he foresaw most of the potential problems and workload, and his estimate was very accurate, both on cost and time. In the end, he returned all unused materials and gave us invoices and receipts so that I knew where every penny went. Steve was also very helpful by itemizing all the things that we need to pick out. Without his list, I would totally get lost among the aisles in Homedepot and Lowe's. I changed my mind on a couple of items (metal trim vs. bullnose, extra grip bar, etc.). Steve never complained about the extra trips he ran to buy and return the unused. All of his crew that I've met are nice experienced workmen, skillful, respectful and tending to details. They showed up in time, worked quietly, and cleaned up everything after a day's work. They also respected our privacy during the project. In fact, for more than a week I was able to work remotely at home with minimal interruption from the ongoing remodeling work. Steve helped us out again! We needed to relocate the 220 volt dryer outlet in the garage. We weren't confident just any handyman could complete the job so I contacted Steve, who is a full-fledged contractor. His schedule is always very busy but he told me if I could wait about a month things might slow down a bit to allow him time to fit in our job.
