    I used to use landmark exclusively for the past 10+ years for all my clients home warranty contracts... Until recently on a personal contract/issue. Landmark has yet to resolve a AC issue during the hottest summer on record, for more than 31 days. I have spent over 6 hours on the phone with their customer service, promised a resolution expert will call me back, After 14 calls there has been no update or resolution offered. It is unfortunate to see my referrals end over something that could have been resolved so easily. I am being forced to take my 50+ contracts per year to another home warranty company. Do yourself a favor and research the customer service, the 800 number has no way to connect you with a resolution department, manager, or anyone who can give you an update on the status of your claim... thus making a resolution nearly impossible. This has been one of the most frustrating experiences I have gone through with any claim department. Attached is the response I received 23 days after filing a claim.

    BUYER BEWARE!! They don't actually fix things anymore. I have been trying to get them to fix my air conditioner since June. I've suffered over two months in the AZ heat. They charge a service fee for the company to come out, and if the problem is not fixed, there's no refund. When it was in the high 80's in my house after weeks of calling, they wouldn't even pay the full price of a small one room portable a/c. When the second A/C company told Landmark that the coil and related parts needed to be replaced, they refused to pay for the majority of the repair even none of the needed parts were on their 'excluded parts' list. WARNING - even though they say they cover the A/C, there are parts in the unit you have to repair yourself. Despite the fact that I have the most expensive coverage they have for air conditioners, they are demanding that I pay for over half of the repair, nearly $5,000.00 out of my pocket! Two sweaty months later, I realized that either going with another company or not getting a warranty would have saved me immeasurable time and aggravation.

    I am very unsatisfied with Landmark's customer service. I have been without AC for a couple of weeks. They did send out an AC guy quickly, and he sent landmark his recommendations of what to fix. We waited a few days for their authorization department to get back to us on what they are going to cover. More than 7 days later and still have not heard from the authorization department. I have called them every single day. Usually on hold for about an hour before someone picks up. All they continue to tell us is the claim is still in the authorization department and they are waiting to hear from them to let us know the next steps. This is definitely past the 24-48 hour time frame we were told we would hear back from them. We live in Texas and it's summer time. It's 90-100 degree weather now and it's been 90 degrees in the house for a couple weeks now!! I do not recommend this warranty company. I'm currently on hold waiting to talk to someone from the authorization department. Over two hours and counting waiting. Picture for proof attached.

    Two hours to answer the phone........................ The. Don't fix anything. Will try to find some better company, 600 dlls to trash plus the monthly payment
