Hello Managing Company, We arrived promptly at your property Landing at Angle Lake for our 9am appointment. The individual sitting at the desk in front of the door did not look at us nor greet us when we walked in. There was a lady towards the back that greeted us and asked if we had an appointment. My partner confirmed scheduling an appointment, and she proceeded to notify us that there are no apartments available. I then asked if they had a staged apartment we could look at, and before I could finish the lady at the front desk rudely stated,"no availability means we have nothing to show." My partner and I immediately walked out. We've have visited several apartment complexes that did not have immediate availability that were able to show us a model, apartments that were in the process of being cleaned out, or at least tour the amenities. We are in the market for a new apartment come May. We're just exploring all of our options early. We took the day off from work to view our possible future home. We did not appreciate the rude welcoming, nor do we feel it was a good impression on the representation of your company. The individuals in this office are the face of the company and the lack of customer service, professionalism, and ultimate unfriendliness makes us reluctant to ever come back to this property or any affiliated to it. They have let us know they're still looking for someone to sign a contract with. We called around to find out how difficult it would be to get pest control out. And the Egde @ The Service Company that we called at 8 PM last night was able to come out THIS MORNING for a wonderful $94/mo for a 12 month plan. YOUR TENANTS SHOULDN'T BE SUFFERING due to NEGLIGENCE. Unfortunately, I have no plan to live in this unit for that long, and unfortunately management doesn't have any real plan as to when they will have someone out to take care of anything on their end. I have to give props to Jordan and Ashley for getting traps to help alleviate this issue for us, as we all know someone has a boss and they take the brunt of the lack of diligence CLEARLY from theirs.And helping us when they could during our lease at this complex. They don't have the easiest job in the world but management definitely matters and this place needs a new person to be in charge. On the plus side this place isn't all bad, definitely has some unfortunate circumstances, but the units are nice, bedrooms are huge, and the view of the water and location you cant beat, especially if you take public transit! That being said since moving in we've been involved in several situations that are unacceptable: not giving proper notice to enter the unit, a missing W/D for THREE months before we threatened to make it a legal battle. We FINALLY got it the next day after weeks of saying "it'll be in by the end of the week". And now this roach situation. Its deplorable and upsetting. Update by me 4/18/19: They finally had someone come and treat our unit, but once again like our washer and dryer situation we had to get the the law involved. In this case the director of the tenants union. So as you can see they won't do anything unless they are threatened. My experience in that apartment was really awful. I wanted them to fix my windows and some things in my bathroom that was broken however the manager never bring any staff to fix my apartment damaged spots. Someone also scratched my car on their parking lot and they didn't do anything about it. Also when I called the manager office after my move out the manager spoke with me in rude way and showed attitude couple of times and hanged up phone on me also on my girlfriend when we tried to speak with them. So this place has had high turnover in the last 6yrs, the reason being is that the actual management company is TERRIBLE! They do not help their staff, the staff cannot answer your questions because everything has to go upwards for approval. You will move in and you will have LOTS of property concerns, like safety, mold, and pest issues. DO NOT MOVE HERE! DO NOT RENT HERE! You will not be safe and the people in office cannot help you because they can't even help themselves. Even though most washer and dryers will accept your money, they won't do much more than that, so there's only one working. And I guess what's most frustrating, is that there is a washer and dryer in my apartment. Not a very good one, maybe the worse I've used, but to be fair, there is one in my unit. My husband and I are looking for our next place that we can call home. I came upon this apartments online, and immediately told my husband I loved them. The pictures posted by the owner were stunning (pics on their website) I set up my appointment to come see the apartments... But then I came to Yelp and saw the reviews. And though MY GOODNESS how BAD the reviews are... But maybe it's not bad now... went to see the place and TRUST the reviews this place was nasty looking outside, mold outside units and dirty, the specific unit we were shown was "(ready to move in) dirty, blinds were broken, was were dirty, pool was GREEN, and worst of all, the balcony was shaking at my husband's movement and he weights 180lbs. The poor receptionist looked SOOOOO stressed out the min we walked in she was very nice though, she was 100% honest about the place. Which we sooo very much appreciate. All there's still cockroaches in some units....... SOOOO TRUST THE REVIEWS AND DONT WASTE YOUR TIME WITH THIS PLACE.... we didn't get to meet management but judging by the sadly look of this place, I 100% believe MANAGEMENT IS THE PROBLEM AND THEY NEED TO BE OUT OF THERE... Don't be fooled. Too expensive, you pay $40 a month for garbage and they don't bother to take care of it. I seen the garbage truck pull up and literally reversed because he saw what a mess it was and left it. Garbage hasn't been picked up in a month. I walked around to see if other buildings garbage where the same and they are A MESS. Poor management,ment with horrible attitudes, not helpful at all. Also by law every apartment needs at least 1 cable box and our whole building did not even come with cable boxes to install cable or wifi. We called the office and basically told us we could do it our selfs which we ended up doing. Apartment are SUPER TINY no storage. The kitchen may look nice but super cheap wood/material and build wrong. Maintenance takes at least a month to fix one small problem. Garbage EVERYWHERE flooding creating a HORRIBLE SMELL. We pay $1,700 a month including all fees (includes dog rent). You can also hear everything your neighbor is doing and hear the loud steps. Hopefully I helped someone make a better decision today. Seatac is a bad area with a lot of crime anyway. I regret everyday moving. In conclusion, don't move in, I cannot wait to move out! You can get so much better for the same price. read more

Cute little apartment to live in but not worth the price when you can get a bigger space elsewhere. Management is EXTREMELY rude ands unprofessional especially Tiffany who was later promoted....still don't understand how. ( I could literally write a 5 page letter mla formate about all our encounters and how vile and rude she is unprovoked) There's only about 2-3 maintenance employees in the complex which is shared between other properties so good luck on getting things fixed at a decent rate. I contacted the office and maintenance to fix my toilet in February and when I moved out June it still wasn't fixed. Paid for garbage every month but yet it looks horrible like its not being picked up regularly and let's not forget about the bug issue that everyone seems to be having. read more

By far this is the worst place you can live, the office staff is unprofessional and incompetent. They change their employees every month or so, I felt with 8 different office staffs the time I was there. When I moved in the unit was never turned around the previous residents belongings was in the unit also the day we did the walk through the carpet was soaken wet smelled like dog, to the point the water went through my shoes. The stove, fridge and dishwasher was never cleaned slong with the rest of apartmentI had to clean everything. After 6 months of living there they continue to procrastinate on fixing everything in the apartment the only person that was even slightly helpful was Ashley who was limited on what she can do. After 6 months of fighting to terminate my lease, I finally was able to break my lease without any fees because they realized how much they screwed up then had the nerve to charge me for a whole bunch of stuff that was never even done at the time of my move in. I was informed they would only take $200 out of my security deposit for cleaning and carpet fees now 6 months later I haven't received anything. I have signed documents at the time of my move out and pictures that shows they owe me a little over a $1000 also that the unit was in perfect condition. Please don't waste your time with this place. HORRIBLE buildings in great need of repair. Management runs you in circles with repairs, to the point where you just have to move because black mold and water is taking over your unit. Watch out for Ms. Tiffany Hallworth, she is super fake and will turn her back on good renters when problems arise. We pay our rent 10 days in advance EVERY month and get told to move out when OUR APARTMENT HAS BLACK MOLD, WALLS WET TO THE TOUCH & A HOLE, YES A HOLE in the wall because they "aren't going to fix it anytime soon". I've lived at this location for 6 months before buying a house. Fortunately the unit I moved into was well maintained and comfortable, however it was infested with roaches and mold just like their other tenants unit. Parking wasn't an issue as they have a visitors parking space in the back. The head manager is somewhat educated and experienced. However, they have a front desk girl who just greets tenants, her name is Jordan, If by any mistake you ask Jordy a question besides scheduling maintenance, she has no clue.... and gives you this weird stare like you don't know what you're talking about. You're better off waiting for the manager to come out of her office or calling headquarters. I lived here for about 7 months. The apartment itself was nice, and I loved living with a lake view. There were a lot of other issues that made living here less then pleasant though. There were quiet hours yet the neighbors next to me came and went at all hours, often announcing their presence by banging continuously on the door and screaming to be let in. This went on the entire time I lived there. They were also soon joined by neighbors upstairs who would get into screaming matches on the landing with each other. And all of them would just throw their trash all over the landing and leave it there for days. I also quickly discovered there was no cell reception for my carrier in the apartment. At all. I couldn't even get bars on the balcony or the landing. As I didn't have a land line I would have to go out into the parking lot to make or receive any phone calls at all, which got old very quickly. The smoke alarm was situated in such a way that it went off every time I took a shower. It was hardwired into the wall so I couldn't move it either. I paid for covered parking on about the third day of living here because I realized if you didn't it was pretty much impossible to get a parking spot anywhere on the property. Even then sometimes I'd come back to find other people parked in my spot or people with their cars parked in the roadway so you couldn't get in or out of your own parking spot. I had an incident with another resident where I accidentally dinged his car with my door. Management let me know he wasn't happy about it and was contacting his insurance company. I apologized and was super careful around his car from that point on. I never heard from his insurance company or him or management on the matter again so figured everything was resolved and alright. But more on that in a minute... And while I was here I got BEDBUGS! I am a very clean person so I have no idea where they came from but I started waking up COVERED in bites all over my face and chest and neck. Further looking found them to be infested in the bedroom carpet and my bedroom furniture. The front office didn't believe me when I told them as "they've never had bedbugs here before!" until I showed them the bite marks and a ziploc baggie full of them. My apartment was fumigated and the exterminator came back and sprayed several more times and it still didn't get rid of them. I ended up having to throw away most of my bedroom furniture when I moved out because it was full of them. Not to mention that especially towards the end of my time here the cops were in here every few days. There was also a break-in in the apartment below me a few weeks before I left. I was coming back from a weekend out of town and was greeted by security who wanted to know if I lived there. I told him no, I lived above. He told me the people below had reported a break-in but he couldn't see anything. He wandered around a bit, shown his flashlight into a few corners, then left. So. After all this I decide it's time to get the hell out of here. I give my 30 days notice like my lease requires, do everything I'm supposed to do and start looking for new apartments. I find one I like, put in my application, get denied. It turns out this place had me down on a year-long lease instead of the 7 months I'd originally agreed to. I went to the office and asked about it and got "yeah, we just checked the wrong box. Sorry." but by this point the apartment I wanted was already rented. So I found another one. This time I got turned down because apparently there were six....SIX dings against me for damage/destruction of another residents vehicle. Remember that thing I mentioned before? Yeah, instead of just the once I was told about, apparently this went on my record SIX times without me being informed of it. The bedbugs were also held against me on my record. I was finally able to get into a place and out of this one and I couldn't have been more glad. Bottom line and sum-up for those who found this to be TL;DR...the view of the lake is so not worth all of the various craziness that comes with living here! read more

Don't move here. On move-in day, my toilet was being repaired, the kitchen was a mess, and mold in the bathroom. Total disaster. Staff said people would come clean it, but the cleaners never came so the staff ladies did it themselves. Thin walls so you here your neighbors upstairs. Lots of airplane noise. Heard another story from a new neighbor that after he moved in, a random lady came in and said she was still renting that apartment. So somehow their rent overlapped a few days. Apparently they took this case to court and it's currently being played out. The only reason I can think of why The Landing is worth it is if you don't care about decent appliances, noise, and poor staff communication. While the construction was going on their people damaged our electricity wires and the power was gone for 5 days their staff never answered. When I went to their office they said we will do something about it but no response. When I gave them the notice that I am leaving these apartments before a month ago they didn't say anything but when I went back after someday to tell them that I will gave you the key on this day. The lady said we need everything in writing this is not noticed and told me to pay the rent for next month. I was like what the fuck.............. and she told me that they need the rent for next month. I called the police and office told me that there are a lot of phone complaints against them but there is nothing that they can do, the officer said this is their daily drama. DO NOT LIVE HERE! I leased through this place, and the property manager named Maria is incrediblY rude and abusive in the way she speaks to tenants. She doesn't care about any of our problems or issues, and her way of reflecting concern is "me too, we all have problems". Why does she even work there? I renewed my lease which they hounded me to sign, but when I needed my overflowing and non-flushing toilet fixed, they took a month and half to finally send someone to correct the mistake of the previous guy they sent. Not to mention that they never once sent anyone to fix my doors, and I had a request open for 6 months. I would have renewed, because the Danielle woman is very kind and listens, and addresses concerns immediately. But I refused to ever be forced to communicate with that mean woman Maria, so I moved to a place in Seattle closer to work instead. Unfortunately, the Maria woman is in charge and she has a very negative/abusive way of speaking to people that is seriously alarming. I have a very busy worklife, and this leasing office is out of my way to get to, often because I'm not at home. I tried rescheduling an appointment with Maria, and she very angrily for no reason, said, "LOOK, I can move it up 15 mins, but that's it, we all have jobs to do". "LOOK?" What kind of manager speaks to a tenant that way?! Ex-tentant in my case, because I lived there for 3 years without issue until they hired that abusive woman Maria. I do not recommend living here because it takes them MONTHS to address service requests, even if your bathroom is a pool of water, and they NEVER answer the phone. Maria's response: we're very busy". It's also a huge hassle to even pay your rent, because they make you pay online and charge a whole lot to do so, or mail in your check and they take 2 weeks to update and showed you paid. Interesting how they can slam a 3-day notice for non-payment on your door as a result of their faulty payment system, but take 3 months to send out a worker to fix anything wrong. Apparently they do not send anyone out to unclog a drain- you have to buy draino and fix it yourself, praying that you don't mess it up or they will charge you for that too! I pay a pretty penny to stay there $1550/month, and I will not be shelling out my hard earned money to put up with Maria's verbal abuse. Half of them disappeared or didn't get fixed till we were a month away from end of lease. They had no privacy for the windows so people could look into the one and only bathroom. I've enjoyed this place ever since moving in. My Husband and I LOVE living by a lake, pretty soon we intend to buy a canoe or something to enjoy the lake for more than just the view. I couldn't find any reviews when we first moved in so I was a little nervous but I'm happy to say I have no complaints. The staff was very helpful with a little trouble we had with our dishwasher, totally my fault by the way, too embarrassing to go into details. The fact that it's right off International blvd might be a bit scary to some but can honestly say I haven't had any bad experiences with the location. They refuse to fix lighting in the parking lot. Their response to crime is "Well that is what you are going to get when you live in a place like this and no matter what we do we can't stop it". Their corporate office is just as bad. One of the assistant managers hated it so much she quit by leaving a post it note on her desk. If you are looking for a place that is almost cheap and you are shady then this is just right for you. I lived here from early April 2012-2013. I am really late with this review but I'll keep it short and simple. I lived on the ground floor in a roomy, renovated two bedroom apartment. Pros: Roomy, cheap (comparatively); management seemed nice-I dealt with Jenny (who quit) and Tammy; in-unit washer and dryer! Cons: Parking can be scarce. Sometimes I would have to park pretty far from my apartment, which was scary at night. Soundproofing is non-existent. This is not surprising as this place was built in the 70s and renovated in the 90s, I think. Newer structures are better with the soundproofing. For the location (near the airport) and the price, this place isn't too bad. I moved because I wanted to be near the action in Seattle. I dealt with the noise I could hear from my neighbors above me, but other than that, no real issues. My move-out was painless and I received my deposit as expected (this boosted the rating from 3 to 4 stars). Hope I've been helpful! read more

It was dirty, had no hot water for almost a month no heat for 2 weeks, the dishwasher has been broken for almost 4 weeks too. Things like mold in the slider channels. kitchen cabinet doors falling off. Hand prints all over. The temperature was at least 95 degrees in the apt. " maybe the thermostat isn't working." Late I'm told that is a way some land lords try to kill bed bugs. So I'm asked to trust that the repairs will make, and at first I was going to do that. That was until I found out that the card processing service they required my wife to use to make a $200.00 non-refundable deposit charged her $75.00 to process the card. At that point, to me, The landing at Angle Land lost all credibility. I refused the apt and stayed in a hotel until we could find another place. Now for the best part. Last week I get a call from a collection agency. They have the never to clam I owe them 8600.00 for an apartment that wasn't anywhere near ready to move into. The management of this place is very awful , no response to queries like say leaking toilets . run away from this place. The new management said the pool would be be open by the end of July. of course they lied just like fixing the numerous items that needed to be fixed read more

If you're looking for a place to live don't waste your time. If you are moving from your place because it's bad this is much worse.[The Landing at Angle Lake Apts]You'll be waiting for your lease to end in order to get out of this mess. For one thing Parking is a nightmare, there's probably more units then parking space. There's a lot of vandalism going on. The laundry rooms have no locks and the homeless use them to do their drugs. My friends' vehicle and his brothers vehicle were vandalized and broken into. His window was broken and he was waiting to get paid to fix it, but because of the broken window the girl at the office had it towed from a parking space that he was paying $40 a month. I took my friend to 1Stop Towing and he had to pay $387 to get the vehicle back; money he was saving for his rent. A lot of vehicles have been towed. This people in management don't care that the rent is $1680 for a 2 bedroom apt.; people work very hard to make ends meet. It is a fact that most Americans are living $400 from being broke. One of those people is my friend I had to lend him $30 cause he only had $360 in cash that was being saved for his rent. I bought him dinner (I'm not kidding he was so broke). July 31st my apt. flooded from the water pipes busting in apt. above me. No one knew for hours. My apt. and just about everything in it was destroyed. Thankfully I had renters insurance and that part is good. But I am displaced and living in a hotel now. I have applied for another apt. and guess what? The manager refuses to give up my rental history-lived there almost 5 year or the depoist. I would think long and hard before moving there. What happens when YOU move out-either by choice or because of bad maintaince that caused to flood for more than 6 hours before being shut off. no maintaince living there. I have to take legal action now. The manger told me today he didnt care about my living situation. How sad. You will need veriable rental history to move there. Think about it. read more

Moved in few weeks ago, staff is quite helpful, esp Maria, in resolving all issues/questions and the apartment is close to light rail and beautiful lake and surroundings. So far, so good! read more

From the start I should have known it was going to be a bad experience. Two days before we moved in they called and said we couldn't because they failed to schedule the painting of the apartment on the right day. They day they said we could move in we were told of a leak in the apartment, which was in the process of being fixed. Once moved in, a bump to the shower wall caused a large hole to appear. We had to shower in another until for a week while they fixed that. And the washer and dryer that we were told would be in the apartment was not, we had to use the laundry room on site, where many clothing disappeared and people would open the dryer while you clothing was drying and you'd have to pay more to get your cloths dry. We paid for a covered parking spot which people would park in it and when you managed to get into the office (hours where 9-5 and they would often not answer the phone or return your call), we were told that they only seemed to say for a few minutes. There were a few drug dealers in the building, which meant cars where in and out of the parking lot at all hours and people would honk their horns. The security was a joke. The only thing they could do about the parking was take pictures and leave notes on cars. We reported many issues with the apartment in writing with our rent checks (due to office hours and not answering the phone or replying to messages) which we were never contacted about. It took over a year to get the oven replaced, it was very old and the temperature would jump all over and the over, so any food cooked in it would come out over or undercooked. The part that held the broiling unit in place had broken and was hang on by only one side. While we were gone someone had tried to open the sliding glass door and broke the latch (good thing we had a bar in the door) we had asked that it be fixed but because we did not call the police they dragged their feet on in and nothing ever happened. We had started getting sick all of the time and when cleaning we found a wall covered in mold. The lease says you have to deal with it and we tried but nothing we tried would work. In the time that we lived there they had 5-6 different office managers, they went from good to bad. The good ones left due to being overworked and underpaid (we now live near one of the good office staffers). They also had many maintenance people working throughout the years that we lived there most spoke very little English if not any. We also at one point had a couple live above us that did drugs, they were up for days and you could hear the bed squeaking at all hours. You could also hear both neighbors TV though the walls. Living on the ground floor you can hear the doors slamming on the top. The neighbors did not seem to care and would leave bags of garbage on the porches, in turn there was rats in the bushes around the apartments. Top floor tenets would drop food/trash off the balcony leaving it for others to clean up which did not happen. With little help from the management we felt we had no other choice but to move and now they are saying we where bad tenets. I really wish I had taken the time to take pictures of the apartment before we moved out, so we could show what we were dealing with. read more

Manny (maintenance man) does a great job! Anytime I need help he arrives ASAP and solves my problems within a snap of a finger.
