    We booked our trip through hotwire, last minute for a funeral. We took the quickest flight we could to get here and driving from Sacramento didn't get us to the hotel until 1am. I called the night before and talked with the owner about the very late check in time and she said it was no problem just ring the bell. We were then pleasantly surprise with a newly remodeled room, very comfortable bed, clean and well taken care of Inn and grounds. The owners were very nice and willing to accommodate any request. I would recommend this Inn to anyone coming to the area with a family as well, as there is a park right across the street. The air conditioner was brand new and very very cold as well for those of you that need it. Thank you Lake View Inn you helped make our trip better.

    Awesome place to relax! The beds are comfortable. No coffee in the rooms but a donut shop is next door. Reasonable rates and friendly staff.

Our cottage was incredibly cozy, and our days were filled with simple joys: harvesting vegetables from the garden, feeding the bunnies, collecting eggs from the chicken coop, helping shepherd the goats, and playing with the cats. There's also a beautiful beach less than a 5-minute drive away, making it the perfect balance of farm and coast. At Mar Vista, fresh eggs are delivered to your cottage every day. On our last day, we noticed every single egg in our egg basket was blue! We realized Cab or Deanna had probably hand-picked the blue eggs for us after learning that our toddler was in a phase where she loved everything blue. It was such a thoughtful gesture that meant so much to us. And who knew eggs came in so many beautiful colors? That was one of many incredible things we learned/experienced at Mar Vista. Our toddler has been asking to go back every single day since we left, and honestly, so have we. We can't wait to return.

Unfortunately, the advertised "air conditioning" consisted of poorly functioning wall units and our group of four were forced to leave the property in the middle of the night when the power went out (apparently a common occurrence) and the temperature in our room climbed from 90 degrees (with AC and fans on!) to +100. We were originally a party of six and the two that made it through the night reported that the power and water were out through the entire stay. We expected an apology (and maybe a refund) from the Innkeeper, but instead received a torrent of personal attacks, defensive denials, and failure to take responsibility. I'll let the email exchange speak for itself in the screenshots to demonstrate how poorly she handled the situation. (And to save her the time of refuting this review as she did all the others with false claims that there was no record of the guest or they don't have a cobweb, cat, or cleanliness problem, because oh yes, they sure do!) Extreme heat and questionable cleanliness may be tolerable for some guests at this price point, but the Innkeeper's reaction is reason alone to avoid Rumsey House at all costs. With the windows open, a cool breeze at night makes it relaxing to fall asleep to. In the morning you wake up to nature's beauty of humming birds, birds, chickens, ducks, and more which sweetens my life as I am reminded of my summers reading books such as A Girl of the Limberlost or Anne of Avonlea. Our room is cozy with an attached comfort room (restroom). A window seat with a great view overlooking mountains and the lush property. Our host has always been accommodating and wonderful. Breakfast is another special treat! Last occasion there was coffee cake and fresh picked eggs. Today we enjoyed a delicious salad made of local tomatoes, avocado, cilantro, & home harvested pine nuts, fresh picked eggs and cheese, and a peach clafouti. We've been to many bed and breakfasts and the Rumsey House has always been one that we make most of our greatest lasting memories with.

The…read moreproperty is charming at first glance--beautiful garden setting, cottage-style rooms on a tree-lined street, and very friendly, warm service. The grounds are well kept and the inn is clean, with clear potential to be a truly special place. However, at nearly $700 per night on a weekend, the experience fell well short of expectations. The property feels underinvested. The furnishings are dated and worn rather than intentionally antique, and the bathroom is significantly outdated. Towels were also visibly old and frayed. The biggest issue was the bed. It was extremely uncomfortable--more like old, degraded foam than a supportive mattress--and made sleep difficult, with noticeable motion transfer even with a partner. We pulled back the bedding and found an old foam topper over a worn, stained mattress. Using a photo of the manufacturer's label, we determined the mattress was manufactured in September 1996 and likely purchased at Square Deal Mattress Factory in Chico, CA. If accurate, that would make the mattress over 30 years old, which is far beyond any reasonable replacement cycle for a hospitality property at this price point. Breakfast was also disappointing--limited, mostly store-bought items such as stale croissants, basic English muffins, and very weak coffee with minimal quality or attention to detail. In summary, Cottage Grove Inn has a beautiful setting, clean rooms, and excellent staff, but the lack of investment in core comfort elements--especially beds, bathrooms, and furnishings--makes the value difficult to justify. I would not return at the current price level without significant updates.

Update: The owner of Avalon, Hilary, has contacted me a couple of days ago, expressing sincere concern about our disappointing stay at her B&B back in April 2007. It is a good sign that she is taking reviews and opinions about her business serious, as every competent business owner should. I attribute the somewhat mediocre experience to her absence and I am sure that our experience would have been different if the family would not have been out of town during our visit. I have to echo the two other posters in regards to the rooms and surroundings of the Avalon Bed & Breakfast. The room we stayed in was in impeccable condition, the picturesque surroundings and tranquility we got to enjoy on the patio were perfect, except for the above mentioned problems. That's the sole reason I can't give it 5 stars. However, Hilary has since offered us a free night at her establishment, which is a nice way of trying to remedy our experience. It shows she truly does care about her guests and patrons and we might take her up on her offer.

After a little bit of poking around, it seemed Lakeport would be perfect (thanks to Christine G's review); neither of us had really been here before, and the Forbestown Inn was reasonably priced for a B&B on a holiday weekend ($120, about half what some of the Napa B&B's were charging!). We called up the Inn from the Bay Area and Pat let us know there was a room available; she asked of our arrival time so she could make sure the room was made up and cool by the time we were to arrive. When we showed up to this adorable site (after a nearly four hour drive) she greeted us and gave us some pointer on dinner, the WiFi password, and keys. We stayed in the Anna room. The house and rooms were classically appointed in the VIctorian style that seems to pervade most B&Bs, with frill and antique, though not overdone. The bed was a queen-size (which felt a touch on the small size) but the rooms were reasonably large and the bathrooms were pretty spacious (though down two steps, interestingly enough!). The overall setup was just gorgeous with a backyard to lounge in and very easy access to all of Lakeport's main attractions (we watched the "boat races" at the Speedway, NOTE: NOT ON WATER - see http://www.youtube.com/watch?v=ivLX2Hu9iqU). Breakfast was an omelette (in truth, more like a frittata) with portabello mushrooms and red peppers, with a good strong coffee. My girl and I were trying to cut down on carbs, so we asked for no bread, but the other couple at the breakfast table raved about the French toast. After the other couple left, we actually had the whole run of the place to ourselves and lounged by the pool. We didn't use the fireplace but there are recliner chairs in front of it that were very inviting if you want a relaxing night in. It is easy to reach Diane and Damien via text. The day before we placed our breakfast order and it was delivered to our door in the morning. The ginger scone was my favorite but the biscuits were also huge and fluffy. Loved the matcha latte. The flowers and plants on the property were gorgeous. If you walk to the top of the property, there is a gazebo and sitting area. Perfect for a place to read. You can see the ocean and hear the Sea Lions. One night we signed up for an hour long session in the hot tub. It was very private, clean, and super relaxing. If you go after dark, the stars are incredible. The pathways were well lit for your walk back. Before visiting, I was a little unsure of what the electric vehicle charging would look like. There are two sections of parking, depending on which room you are staying in. They are well marked based on which room you stay in and don't require a long walk. I recommend to have directions saved and to look up ideas on where you want to go before you leave. There will be little to no signal once you leave the property. Had a fantastic dinner at Izakaya Gama (be sure to make reservations ahead of time) and went to The Record afterwards for a drink. There was a live band and so much positive energy. Damien and Diane were so friendly and welcoming. We can't wait to go back, try a different room, do a wine tasting with Diane and explore more of this gorgeous area. Traveling with a 2-year old that likes to pick up stuff off the ground and other kids ranging from 6-8 year olds is not what I would imagine we'd find in this hotel. Cleaning needs to be done thoroughly as this is just disgusting and gross, no better than the average dirty Motel 6. It's unfortunate that we'd found this upon check-out, or else I'd ask for a different room or deep cleaning service. If the floor is not clean, I don't want to know what else is not clean. Not sure if we'd be returning again.
