We were full time tenants for over a year. Then around march 20 we were told they are going to evening and weekend campers only. We were told by I think she's the manager that we were safe while this eclipse was going on prior. Well What a coincidence they gave us until 11am on 4-6 to vacate the park. We had the "manager" watching us starting about 930 am. They already rented our spot out. The park is ok not exactly what they advertise to people. Please give this place a chance. It is new and they are working on it. Yes it has a long bumpy road the first time you go down it, but after that it doesn't seem so long. There is a private gate to get in. They text/email you with directions to get in and rules. We arrived on a Sunday afternoon and drove to our spot and text them ASAP. There was some dried up dog poo around our site- they immediately came and cleaned it up immediately. It's been quiet and there has been no music after dark or dogs barking or anything to make us uncomfortable. They are very nice here. Bathrooms had to be portable and built off site and are here now. The lake is amazing and the marina is quiet. They even were willing to be flexible. We ended up having to leave earlier than we booked our site, and they compt'd us the nights we couldn't stay so we can come back anytime this year. Their rates are reasonable. All trailers we saw were in great condition and while there are several who appear to be long term there wasn't any trash or clutter. There are full hook up as well as electric only sites we could see. Our site was big enough to put out our rugs and eventually our chairs and grill. (Not in the picture cause it was windy last night). We liked it here. Very close to Waco and love the lake view. Easy access to the highway also. We love it here and will be back. Cable TV (we got 3 digital channels via air: ABC, weather, and something in Spanish) 3. WiFi 4. Bathhouse 5. Dog park 6. Level parking pads (currently fairly level gravel) 7. We just left and we did not love our experience. They were not accommodating and they were not great with communication. They had just opened due to a flood the day we rolled in. We were the only ones there. They never told us the site had been flooded. The water and sewer spots were all under gravel and had to be dug out. The bathrooms were unavailable and didn't work, the laundry didn't work and was unavailable and the on site restaurant was shut down. With a family of 6 moving for the military, bathrooms and laundry are key. We were planning on staying three nights. But with no bathrooms or availability to do laundry we had to leave early. We requested a refund for the third night due to lack of service but we were denied. I understand the refund policy and if all the amenities were up and running then I would be fine. But they weren't. It saddens me that this RV park isn't customer service oriented. I would not recommend staying here. I will not go back. And I will make sure to tell all of our military friends not to go here on their cross country travels. read more

Stayed here when my boyfriend purchased his RV. It was hard to get a hold of anyone but the lake spot that was issued was nice for our first experience. Tried going back but they weren't the nicest for our second visit. read more

At best I will give this a one star. Potential it could be a beauty if: where are the camp hosts? Where is the camp clean up? Where is the wifi? Where is the cable? Where is the code to get in and out of the gates? Oh wait, the gates never close...and...the bathhouse never opens At best it's a good overnight get some sleep and keep on rolling type of place, but don't expect to know what site you are on, because it is poorly marked, don't expect to be level, bring plenty of ant spray, don't open your slides too wide and watch the roads, get ready to go off roading! On the positive, the lake is beautiful and it is in a great location. With a little bit of love, it could be amazing. read more

I only gave it a one because you have to pick something. The owner was a complete jerk. One, he tried to give our spot away while we were at the grocery store. Then told us he'd kick us out because we weren't in a RV but in fact we were in a class B rv and tried to make a reason just to try to make the people he gave our spot to happy and screw us over. He went from trying to be alright to saying he'll be petty and he was. I never met any person as awful when traveling. Most places are awesome. His place I would never recommend on any level. read more

Reservations aren't any good here. If they want to cancel you they will for someone else. I spent time looking at all the available and picked the one I wanted. Days later I get multiple calls trying to move me but I refused to accommodate them as I want what I booked. Management didn't care and canceled me. read more

Stayed for 2 nights. Not hard to find, they must've installed signage since the last few reviews. Not sure if it's just COVID 19 but they seem to do business just by text and email - I visited the check in office twice and it was closed and unattended both times - so you need to know your site in advance (we just drove in and parked up). The texts were pretty clear though. The park itself is in a good location but could be so much better taken care of. The sites are a little untidy, grass and weeds growing onto the gravel. The hookup was complicated by the sewer screw in connection being obstructed but it worked ok. Other reviews complained of noise but we found it quiet and full of families. One guy even asked if his very quiet music was too loud! Overall the stay was ok but as others have said this park has much more potential that you see today. read more

We ended up at this campground by mistake. The road to the campground was long and terrible! The campground itself has many full timers and some run down RV's. Someone had a flag out with a VERY offensive and inappropriate flag out. I would have hated to explain that to my children. Sites are not paved but gravel. No workers on site. I would NOT recommend this campground. Trust me you want Airport Park Lake Waco. read more

This is by far the worst RV Park in the western United States! False advertising to say the least! Got there to find the only spot they had left was under low hanging branches stuffed on a hillside overlooking a disgusting dirty marina with a bunch of rotting house boats! Site dirty unkept! The road coming in is a bumpy pot hold filled road where two motor homes would be unable to get by! I would recommend anyone coming here think twice! Plus it's over priced for a stay at this dump! Go to the dump it's at least free! Bought a house in Waco wanted a nice place to stay until my house closes! Staff unfriendly and RUDE! Their are other places to stay in Waco! Try the I-35 RV Park clean friendly people with some pride in their Park! Great place to stay!! Stay away from Waco marina! read more

Very disappointing campground. It is clear that the management and camp hosts do not know how to run this property. It is not clean, not mowed and not necessarily safe. It is a real shame as the location is beautiful. With good management, this could be a real gem. I would not return to this park. read more

As pointed out by previous posters, there is nothing to advise you where to go to "check-in" to your RV spot. We ended up calling and were told that we needed to keep driving and our spot number. The "rules" are not enforced so there really aren't any rules. I'm writing this 3 hours after "quiet time" was supposed to have started because I mistakenly parked in the middle of a rock concert. We have been here for almost 2 months and every weekend is the same. No enforcement of quiet hours so no sleep. We had to leave our RV for a family issue and had called management regarding a billing issue. They advised that they had hired camp hosts and the police would be routinely patrolling the area. 2am and no camp hosts and no police. If you make the bad decision to come here make sure to drive in the middle of the road so that you don't break an axle on the enormous pot holes. We will definitely not be back and would not recommend this location read more

I stayed here in the small rv campground right by the marina last night for the first time.My friends and I were the ONLY people camping here. The cops were called for a noise complaint, when they arrived they said our music was at an acceptable volume and left. The next morning we woke up to the police again because apparently the owner of the property told them to come kick us out! Not only kick us out but give everyone a ticket stating we are NEVER allowed on the property again??? Wth? Because of music? Music that the cops said was fine. While we were the ONLY ones camping! What? The property manager was so tremendously rude - it was laughable. He blatantly lied over and over. Just flat out made stuff up. Talking to other locals we were told that he is always a miserable man and our impression of him was shared by many. So 6 different RV's and 12 people had to load up and find a better place to camp. So needless to say... if you are trying to go camping and have some fun with your friends THIS IS NOT THE PLACE. P read more
