We had a trip planned for a group of eight RVs traveling across the country. Due to a sudden and serious medical emergency involving a member of our group, we were forced to cancel the entire trip. We contacted the resort immediately--providing three full weeks' notice--to explain the situation. Despite the significant notice, which gives them ample time to re-book the site, management refused to refund our $85 deposit. To make matters worse, because this was a group trip, we are dealing with multiple cancellations across our party, totaling nearly $700 in lost deposits. We have been navigating cancellations with other stops on our cross-country route, and most venues have been reasonable. While we would have completely understood a standard administrative or cancellation fee of $15 or $20, keeping a full one-night deposit of $85 is predatory. It is incredibly disappointing that a business would choose to enforce such a harsh policy during a personal crisis, especially when they will undoubtedly be able to rent our site out to another party for the same dates. This experience has left a very sour taste. If you are planning a group trip, be aware that Magnolia RV Resort prioritizes keeping your money over showing basic empathy, even when given ample time to fill the vacancy. Look elsewhere if you want to work with a business that values its customers. UPDATE: Since sharing our experience, management responded by attaching a copy of an email they claim outlines their "non-refundable" policy. I have attached the actual email we received for comparison--it looks nothing like the document they provided. It feels like they are using misleading documentation as a shield to justify keeping our money. Furthermore, after reading other reviews, I've seen similar complaints where guests lost as much as $210 or $235. It is clear that this is a systematic practice of charging exorbitant fees. Do not expect transparency here. I am just saying that if you're traveling to Waco, think about your choices.

When we arrived, they denied our reservation which turned out to be a blessing since the park was horrendous! The pool was drained (website needs to be updated), grounds were unkept, saw many signs for "beware of dog". We have littles ones and I don't want to worry about a dog getting loose. Overall, I'm glad we didn't stay at this one. Do beware of the website, looks way better than it is.
