This is by far one of the best deals I have ever gotten on an RV park! We were driving through Waco and had to find a spot to stay that night. We looked at their website and site 1 was open. (In my opinion, it is one of the best sites) We looked at the price and it was $26! looked at the pictures and the spot looked awesome! I thought something had to be wrong because it is so cheap. When we got there the spot was AMAZING! We had lake views with at least 50 ft from our neighbors! All the grass was green and there were a couple of trees as well. There was a metal picnic table with a fire ring and a BBQ. Will DEFINITELY be coming back! HIGHLY RECOMMEND! :)

We really enjoyed this campground. It was not too busy and felt safe for our 5 kiddos. We stayed here while we explored Waco. You cannot enter from 10pm-6am, so if you'll be out late that may be an issue. We had great Verizon service the whole time. We spent 3 nights in site 24 and 4 nights in site 18. 24 had a gorgeous lake view. 18 was nice and grassy with more room to play. The showers could use a sweep or to be sprayed with a hose. There were a lot of bugs and an old Qtip in the one I used. The dumpsters were also overflowing, although that was more the trash truck's fault. The dumpster was full with bags around it and we watched the truck empty the dumpster and drive off leaving all the bags on the ground. Once staff put them in the dumpster it was immediately almost full again. They added signs to use another dumpster, but they should have had the trash truck come back so it doesn't keep happening. All that said, we would definitely stay in this sweet little spot again!

Back again for our summer trip! Water was a lot higher, fishing from the banks was great. Boat traffic is busy & more of a party crowd Fri-Sunday, but during the week the park is pretty quiet. Love that it is so close to everything (10-15min) Wish they had trails, but the park down the road from them does.

We stayed in our RV and took grandkids. They had a ball. So many fun kids activities. They have a cute little restaurant with good food and a darling general store. The only overpriced thing is bagged ice!!! They have everything you need to play tennis, pickleball, putt putt, woofle ball, soccer. Take your own pool towels. They have cabanas to rent which are great for shade but a little high dollar. I had a few issues with some cleanliness but when I voiced my thoughts they got right on it. Super fun craft activities for kids. Emily and Abigail awesome in that area. Aliyah was our bright sunshine gal at the pool. If you live close to Waco it is a super economical awesome vacay place because no flight costs! We went Monday through Friday and it was so quiet and nice.

The property features a playground, several dining options, a general store, live music, a swimming pool with a swim-up bar, mini golf, fishing, a water park for kids, and more. Most of the amenities are well-maintained, clean, and provide plenty of entertainment for families. The on-site restaurant was actually better than expected. It's nothing fancy, but the food is tasty. Some menu items are a bit pricey, while others are reasonably priced. They offer a variety of accommodations, including cabins, tent sites, and RV hookup spots, which gives visitors plenty of options depending on their style of camping. The location is another plus. It's right on the river and just outside of Waco, making it feel like a getaway while still being close enough to town if you want to grab something or explore the city. They also offer golf cart rentals, which can be very helpful if your cabin or RV site is located farther away from the main amenities. **The Bad** One of the biggest drawbacks is that most amenities don't open until around 10-11 a.m. If you have kids who wake up early, you're left waiting several hours before there's much to do. I can understand limited hours during the week, but on weekends--and especially throughout the summer--the water park and other family attractions should open earlier. There's no reason the water park couldn't open at 9 a.m. The park markets itself as a kid-focused destination, but in reality it feels more like an RV resort with some great family amenities added in. The cabins are another area where expectations should be managed. The descriptions on the website make them sound much larger than they actually are. We stayed in a cabin advertised to sleep 10 people, and with only four people it already felt somewhat cramped. If you're traveling with a larger group, I'd strongly recommend booking multiple cabins next to each other instead of relying on one large cabin. The cabins could also use a more thorough cleaning. I completely understand that being near the river means bugs and outdoor debris are unavoidable. However, our floors were noticeably dirty, and the walls had shoe marks, scuffs, and other stains throughout the cabin. It felt like only the most frequently used areas received attention during cleaning, rather than the entire cabin. Another surprise was that the beds weren't made upon arrival. Instead, guests are given packaged sheets and expected to make the beds themselves. At the price point they're charging, I think that should already be taken care of before guests arrive. Lastly, the overall value feels a bit off. The experience is enjoyable, but it comes across as overpriced for what you actually receive. **Overall** We had a fun weekend and genuinely enjoyed our stay. However, after reflecting on the experience, it felt like the property falls a little short in several areas. The amenities--especially the water park and on-site dining--do a lot of the heavy lifting when it comes to the overall experience. Without those, my rating would be significantly lower.

We were told by I think she's the manager that we were safe while this eclipse was going on prior. Well What a coincidence they gave us until 11am on 4-6 to vacate the park. We had the "manager" watching us starting about 930 am. They already rented our spot out. The park is ok not exactly what they advertise to people. Just beware they aren't the people they advertise.

Please give this place a chance. It is new and they are working on it. Yes it has a long bumpy road…read morethe first time you go down it, but after that it doesn't seem so long. There is a private gate to get in. They text/email you with directions to get in and rules. We arrived on a Sunday afternoon and drove to our spot and text them ASAP. There was some dried up dog poo around our site- they immediately came and cleaned it up immediately. It's been quiet and there has been no music after dark or dogs barking or anything to make us uncomfortable. They are very nice here. Bathrooms had to be portable and built off site and are here now. The lake is amazing and the marina is quiet. They even were willing to be flexible. We ended up having to leave earlier than we booked our site, and they compt'd us the nights we couldn't stay so we can come back anytime this year. Their rates are reasonable. All trailers we saw were in great condition and while there are several who appear to be long term there wasn't any trash or clutter. There are full hook up as well as electric only sites we could see. Our site was big enough to put out our rugs and eventually our chairs and grill. (Not in the picture cause it was windy last night). We liked it here. Very close to Waco and love the lake view. Easy access to the highway also. We love it here and will be back. Lovely evening watching the sun go down.
